Royal View RV Park Resort Introduce
Nestled high on the front range of the cool Rocky Mountains, just a stone's throw from one of Colorado’s most iconic landmarks, **Royal View RV Park Resort** in Cañon City offers a unique and highly-rated destination for travelers. This is not a typical family campground; it is specifically designed as an **Adult-Only park**, catering primarily to **mature RVer’s and retirees (Age 45+ or 55+ depending on the source)** seeking peace, tranquility, and top-tier amenities. Set on 50 expansive acres, the park is celebrated for providing some of the best views and most spacious camping in the Royal Gorge region.
The resort proudly holds a prestigious **Good Sam 10/10/10 rating** for the completeness of its facilities, cleanliness, and overall visual appeal, placing it among the highest-rated RV parks in Colorado. The physical environment is highly appealing, featuring level, spacious gravel sites, including large pull-through options that easily accommodate full-size Class A motorhomes and Fifth Wheelers. The design, with numerous tree-lined sites, offers a secluded and quiet atmosphere, away from the constant noise of the main highway, as praised by long-term guests who describe it as "a great place to stay for a week, a month or even the summer!!"
However, the community feedback presents a critical dichotomy that prospective guests must acknowledge. While the physical facilities, views, and overall quiet environment receive high marks, multiple reviews, including a detailed account provided by a seasoned RVer, cite significant issues with staff interaction. The commentary points to instances of perceived rudeness, defensiveness, and a "nuisance" attitude when simple service questions, such as about the advertised Wi-Fi, were raised. One reviewer colorfully summarized the negative staff experience as "Ego, immaturity, and volatility - 5 stars." It is essential for those considering a stay to weigh the high-quality, adult-focused amenities and stunning location against documented concerns regarding customer service and welcome protocols, which appear to be an ongoing issue as noted by the reference to other similar reviews.
The park is nestled into the mountainous terrain, which is key to its breathtaking views of the surrounding valley and the majestic Royal Gorge Bridge. While the secluded nature contributes to its quiet appeal, accessibility within the park has been noted as a potential challenge, with one customer commenting on a maze-like entrance design and an excessive number of speed bumps in the driveway. The immediate area is a hub for Colorado's outdoor adventure tourism. Guests benefit from being minutes away from:
- **The Royal Gorge Bridge & Park:** One of the world's highest suspension bridges.
- **The Arkansas River:** Famous for world-class whitewater rafting and fly fishing.
- **Scenic Drives:** Including Skyline Drive and routes through the mountains.
- **Historical Sites:** Cañon City's historic downtown and the Royal Gorge Route Railroad.
- **Full RV Hookups:** All RV sites include **RV electric hookup (30 and 50 amp service), RV sewer hookup, and RV water hookup**.
- **Connectivity:** **Free Wi-Fi** is available throughout the campground, although its functionality is subject to the local terrain and tree cover, which has led to resident complaints.
- **Onsite Services:** The park features a Gift Shop for souvenirs and essentials, and clean, modern, updated Restrooms with hot showers.
- **Pet Amenities:** **Dogs are allowed**, and the park includes **Two Off-Leash Dog Parks** for exercise.
- **Laundry Facilities:** Convenient on-site washers and dryers are available for guests.
- **Alternate Accommodations:** The resort also offers unique lodging options such as Glamping Tents and cozy Camper Cabins.
- **Adult-Only Focus:** The park's policy of catering to RVer's aged **45 and over** ensures a quiet, peaceful, and mature environment, appealing specifically to retirees.
- **Resort-Quality Recreation:** Extensive on-site activities are offered, including a **Swimming Pool & Hot Tub**, Pickleball courts, Shuffleboard, Horseshoes, Frisbee Golf, and Mini Golf.
- **Exceptional Views:** The property’s elevated position provides **unrivaled vistas** of the Royal Gorge area and the surrounding Rocky Mountains, often described as spectacular, particularly at sunset.
- **Spacious Sites:** Sites are level, spacious, gravel, and mostly pull-throughs, with Executive sites offering concrete patios and the best views with fewer neighbors.
- **Outdoor Exploration:** The 50-acre property includes **Walking Trails & Overlooks** for hiking and wildlife viewing right within the campground.
- **Proximity to Adventure:** It is the ideal base for high-octane Colorado activities like whitewater rafting, zip-lining over the Royal Gorge, and exploring historic gold-mining towns like Cripple Creek.

However, the decision must be made with eyes wide open to the customer service reports. While the amenities are excellent, the reported instances of confrontational and defensive staff behavior are a serious factor. A stay here offers the best of Colorado's RV infrastructure and natural beauty, but it may require the guest to be self-sufficient and prepared to manage any interactions with the front-line staff carefully. Ultimately, you are choosing a highly-rated *facility* with stunning views and great amenities, making it ideal for the mature traveler who values tranquility and a resort-style base camp above all else, and who is willing to overlook documented issues with hospitality. It is a unique and beautiful spot in Colorado that offers an escape, but not necessarily a seamless or friendly check-in experience.

★ 5★ 4★ 3★ 2★ 1First, good luck finding the entrance. Some decided to design it like a maze, along with SIX speed bumps in the driveway. And if you're into being treated like a nuisance, you've found your spot. The welcome I got at check-in came with a side of sarcasm and a laundry list of rules. When the Wi-Fi didn’t work, I flagged the guy down. His response? “Just wait a couple minutes,” like the signal needed to warm up, or something? I let it go, because he clearly seemed irritated by the question. But the second time I asked, the tone shifted fast — irritated, defensive, and condescending. I got hit with a rant about how “The wi-fi works, SIR!. trees block Wi-Fi” and the gem: “Do you want sun, shade, or Wi-Fi?”I stayed calm, and said I'd try my starlink first, and sorry for bothering him. To this he finally snapped, raising his voice and offering a full refund — not as a solution, but as a challenge. It felt like he was itching for a fight over a basic question about a service they advertise. Even had the nerve to say I was the one with the attitude. no where else to go, so I swallowed the pride and said sorry, no problems here.I stayed only one night (though I paid for two) and didn't leave my RV, just to avoid further interaction.I’ve stayed at hundreds of campgrounds — this was the FIRST time I'd been treated this way by staff.Looking further through other reviews, I can now see this kind of response isn’t unusual here. Not sure how this place gets a Good Sam endorsement??Ego, immaturity, and volatility - 5 stars
July 08 · Randal SteveWhat a great place to stay for a week, a month or even the summer!!The park is located on the front range of the cool Rocky Mountains of Colorado. Royal View caters to mature adult RVer’s and is ideal for retirees like myself. Large tree lined pull throughs make it easy to set up and establish camp for full size Class A’s or Fifth Wheelers like mine. I love that this park is away from the highway making it feel secluded and really quiet. There is so much to do in or out of the park; walking paths, pickle ball, shuffleboard, swimming, hot tubing in park or fly fishing, rafting, River Walk, Tunnel Drive hiking, Royal Gorge Route railroad, Skyline Drive and even dinosaur foot prints. Thanks Todd, Angela and Sammie I’ll be back soon.
May 31 · Matthew GradoWould not recommend. Office only open til 5p. There are several better in the area. Very rude experience with the man that works there. Woman always had to call the man to find answers to things. You have to pay to take showers. $1 for 8 minutes. Would not take reservation for only one night.Only thing nice was the view. One night on way to Colorado.
July 18 · Patti Martin WilliamsBeautiful views. Great little store up front with really affordable prices for snacks and drinks. Cool place that you can chill out or go for a swim
September 04 · Jeremiah FlynnWe got here in July and will be here over the winter about March. Very clean and close to a lot of places to sight see. Has a built in bike and walking trails. All adult and quiet
