For a prospective resident in the Oregon area, choosing Royal Estates is about more than just finding a mobile home; it's about investing in a community-centric lifestyle specifically tailored for the 55+ demographic. The decision is worthwhile for several key reasons that align with the desires of many seniors:
Firstly, the **affordable nature** of manufactured home living is arguably the most significant draw. It allows fixed-income seniors to stretch their dollars further while still living in the desirable Salem, Oregon metropolitan area. This financial peace of mind is invaluable in retirement.
Secondly, the **strong, managed community environment** is a crucial factor. With on-site management, a centralized clubhouse, and organized social activities, residents are not just neighbors; they are part of an active social network. This counters the isolation that can sometimes affect seniors and provides a lively and engaging daily life. The recent, positive feedback on management’s commitment to restoring community amenities like the pond suggests a responsive and caring approach to resident satisfaction.
Thirdly, the **inclusive and accessible nature** of the park is a distinct advantage. Identifying as LGBTQ+ owned and veteran-owned, and providing numerous wheelchair-accessible features, the park signals a commitment to diversity and accommodating residents with various needs. This creates a welcoming atmosphere for all who fit the age-qualified criteria.
In short, Royal Estates offers a balanced package: **affordability, accessibility, an active social life, and a convenient location** near the services and attractions of Salem, Oregon. It provides a structured, supportive, and well-maintained environment where residents can enjoy their golden years with security and connection. While prospective residents should always review lot lease agreements carefully—a common practice in mobile home park ownership—the value proposition of the community itself remains a strong incentive for those looking to settle in the Willamette Valley.

★ 5★ 4★ 3★ 2★ 1This park was beautiful when my in-laws moved in 5 years ago. Not so much anymore!!! Management has decided to let the pond water be filled by the rain so during the summer it is ugly, unsafe for people & the the waterfowl. They knew when they bought it the waterfowl lived here too and now it seems as if they don't want them to be around so they don't fill the pond with the well water or have the fountain on!!! There are 4 geese who have angel wings so they can't fly, they live here all year. It's cruel & inhumane to not fill the pond, especially since its a well and they DON'T have a water bill. They can afford to maintain the pump and infrastructure. The pond is an attraction that has brought many tenants in and now they are not happy about the pond not being filled. There are mosquitos & it's dangerous for the waterfowl and any animals who still live there. I have seen 2 ducks stuck in the mud one saved itself & the other needed assistance. Royal Estates is false advertising with the pictures on their website... the pond doesn't look beautiful anymore! It's a mud pit now and it's ugly!Rates keep going up and they don't stick to their contracts. My in-laws were told when they moved it their rent wouldn't go up for 2 years, however; it went up the 2nd year. They don't listen to what tenants want either. The clubhouse used to be open for tenants to use and now they charge $50 dollars to rent it. Many people living at this 55 and over park are on fixed incomes and can't afford to pay to rent it.Tenants who care about the waterfowl have put a pool and a sprinkler our so they have water, especially on 95 degree days!Do better Royal Estates!!!
August 13 · Tammi DeuelI have lived at royal Estates for three years. I was very unhappy with the way things were going, but we now have a manager who cares Tiffany is wonderful. She is restored our lovely pond and fountain, and when you walk or drive in, it’s a sight to behold it’s the prettiest thing about this park, Tiffany is very professional but also very available but most of all she listens she is one of those people that goes to hundred percent beyond. We love her here she is approachable which is a good quality especially in a setting with elderly people.
September 04 · Gitta LeBlancI live here and have for almost 2 years... And to read the description and look at the pictures that they are showing, people just breaks my heart.... It's nothing like their showing or saying it's sad... Had to rescue a duck in the muck that used to be the pond. Poor thing was dying in the heat, there is actually a carcass of another animal that got stuck in the mud, the mosquitoes because of the pond are just horrendous. We can't even utilize our outdoor areas because of mosquitoes and animal feces. The water pressure and quality is a joke. We have a temporary manager who seems to care more about us in the few weeks that she has been here than previous management has ever. Our want needs and concerns go to deaf ears and management seems to have a blatant disregard for health and safety..... I hope things improve. To the lawns are all dead. The plants are dying. It's sad
August 12 · Victoria KellyThis Park is nothing like it's advertised to be. Please see it's advertisement online. Then read the following:Community Amenities:"Pond with Fountain" The Pond is nearly empty and holds only green pond scum and has done so for nearly 2 years. No fountain at all. Tenants have voiced concern for mosquito borne illness coming from the muck, but it appears to fall on deaf ears as the Owners don't respond to their concerns. This is very concerning for the health of Senior Citizens.Clubhouse - newly be monitored via CCTV and Residents are uncomfortable using the clubhouse due to the fear of retribution if anything bad is said. They have been threatened with being arrested for trespassing if they didn't vacate the clubhouse in the middle of their tenant meeting.Billiards - recently put back in clubhouse after a long period of being absent.RV Storage Yes, and residents are required to keep their area clear of grass but the rest of the space, which belongs to the Park, is not kept grass free as there is no maintenance person employed by the parkCar Wash Station55+ CommunityPet Friendly - Depends on if they approve of the pet.
