Central Square is a village in Oswego County, offering residents a mix of suburban and rural living, characterized by its local charm and access to the wider Central New York region.
The park's location on US-11 (also known as Route 11) is a significant advantage for accessibility. US-11 is a major north-south highway that connects various towns and cities throughout New York, providing straightforward routes for commuting, errands, and recreational travel. This direct access simplifies daily life for residents, whether they are heading to work, going shopping, or visiting friends and family.
For daily needs, Roxbury Estates is well-positioned with regard to local amenities. Central Square offers several conveniences, including grocery stores, local shops, restaurants, and essential services. Larger retail centers and more extensive services are readily available in Syracuse, which is a manageable drive away. This ensures that residents have access to both immediate necessities and a broader range of options for shopping, dining, and entertainment.
The area surrounding Central Square also provides access to various recreational opportunities. Oneida Lake, a popular destination for boating, fishing, and other water activities, is just a short drive away, typically within 7-10 minutes. For air travel, Syracuse Hancock International Airport is approximately a 22-minute drive, making it convenient for residents who travel frequently. The overall location offers a balance of quiet community living with practical access to urban and natural attractions in Central New York.
Roxbury Estates Mobile Home Park, as a managed community, typically provides a range of essential services to its residents, which are usually covered by the monthly lot rent. These generally include:
- Lot Rental: The core service is the rental of individual land lots where residents can place their manufactured or mobile homes. This includes access to the park’s infrastructure.
- Utility Hook-ups: Each lot is generally equipped with ready-to-use hook-ups for essential utilities such as water, sewer (public water and sewer are indicated for homes in the park), and electricity. Residents are typically responsible for their individual utility consumption bills.
- Road Maintenance: The park management is responsible for the maintenance of internal roads within the community. This is particularly crucial in New York's climate, which includes snow removal during winter months. However, some past resident feedback has indicated issues with the consistency and effectiveness of snow plowing, leading to difficult road conditions.
- Waste Management: Centralized waste disposal services are usually provided or facilitated by the park, which might involve dumpsters or designated pick-up areas. Resident feedback has mentioned concerns about tenants not being held accountable for trash, which could lead to related issues.
- Common Area Maintenance: Maintenance of any shared common areas within the park, such as green spaces or communal facilities, falls under the responsibility of the park management to ensure a neat and pleasant environment.
- Community Management and Enforcement: The park has a management team responsible for overseeing operations, collecting lot rent, and enforcing community rules and regulations. This structure is intended to maintain order and address resident concerns, though some residents have expressed frustrations regarding the enforcement of rules, particularly concerning trash and pets.
- Pet Policy: Roxbury Estates is generally pet-friendly, allowing cats and dogs (including large dogs). However, restrictions apply, and an additional pet deposit may be required. Residents are typically expected to adhere to policies regarding leashing and waste removal.
- New Homes Available for Rent/Sale: The park offers both mobile homes for rent and homes for sale, providing flexible housing solutions. Many homes within the park feature modern amenities such as updated kitchens, full bathrooms, and laundry hook-ups.
Prospective residents are strongly encouraged to contact Roxbury Estates directly to obtain precise details on what is included in the lot rent, current utility arrangements, and to discuss specific park policies and maintenance schedules.
Roxbury Estates Mobile Home Park offers several features and highlights that are attractive to individuals and families seeking manufactured home living in Central New York:

- Affordable Living Options: Manufactured homes within Roxbury Estates provide a more accessible pathway to homeownership or affordable rental living compared to traditional housing in the region, helping residents escape the high costs of apartment living.
- Strategic Central Square Location: The park’s position on US-11 offers convenient access to local shops, restaurants, and services in Central Square. It also provides easy routes for commuting to Syracuse and exploring other parts of Central New York.

- Modern Home Options: The park features both new and existing homes for rent and sale, many of which come with modern amenities such as updated kitchens with black appliance packages (including dishwashers), comfortable living areas, and in-unit laundry hook-ups. Some homes even include features like gas fireplaces and primary bedroom suites with walk-in closets.
- Central Square School District: Families residing in Roxbury Estates are part of the Central Square School District, which includes local schools such as Paul V. Moore High School.

Some past resident feedback has cited concerns regarding road plowing during winter and issues with trash accountability, which can impact the overall living experience. A personal visit and direct inquiry with management are recommended to assess these aspects.
Mobile home parks typically operate differently from conventional apartment complexes or retail businesses when it comes to "promotions" or "special offers." Instead of frequent, widely advertised discounts, any incentives offered by Roxbury Estates would likely be tied to specific aspects of lot rental or home purchases within the park. Potential offers might include:
- New Home Purchase Incentives: If Roxbury Estates is actively selling new manufactured homes, they might offer incentives to buyers. This could include a period of reduced or waived lot rent, assistance with moving or setup costs, or upgrades to the home itself (e.g., appliance packages).
- Reduced Initial Lot Rent: On rare occasions, for new residents signing a long-term lease for a lot, there might be an introductory period with a slightly lower monthly rent. However, given feedback about annual rent increases, this might be less common.
- Referral Programs: Some mobile home communities implement referral programs where current residents receive a credit or bonus for referring new residents who successfully sign a lease or purchase a home in the park.
- Seasonal or Off-Peak Offers: While less common for long-term rentals, there could be slight variations in pricing or availability during certain times of the year.
Based on resident reviews, a reported trend is that the landlord has increased rent annually. This suggests that the primary financial consideration will be the standard lot rent, and potential residents should factor in possible year-over-year adjustments. For the most accurate and up-to-date information on current lot rental rates, available homes (for rent or sale), and any specific incentives, it is essential to contact Roxbury Estates Mobile Home Park directly using the provided contact information. Roxbury Estates Reviews
Not a very nice place to call home there are so many issues not just with this mobile home park but with many of the parks that the company owns. This past winter was a nightmare with plowing the park’s roads it was so bad that only one car can drive down the road in one direction we couldn’t pass. And there was 8-10 plus inches of hard packed snow on the road until we had a warm weather for a week. And the water drainage is barely nonexistent.
Apr 29, 2025 · JOHN MILLERThey don’t seem to hold any tenants accountable for their trash that they put out behind their houses and then it becomes a breeding ground for mice
Jun 12, 2024 · Dominick BuscoI bought a brand new trailer in 2013 with my boyfriend. we were completely taken advantage of. The trailer was built in the south and should have stayed in the south. The roof needed to be replaced within 2 years of living there. The roof leaked so bad when it rained I had water coming into the house through the light switches. We had multiple issues with mold growing because of all the water damage. Multiple calls and complaints to the park office/manager. Over a year of headaches before we finally were able to contact the trailer manufacturer in Tennessee. He had no knowledge of any issues we were having. (The park "maintanance" man had told us he was in contact with the manufacturer multiple times but never had been). Finally got the roof replaced. The park is sketchy, the roads are terrible. Lots of trailers are very dirty. The park never gets plowed. When it does get plowed, the park manager doesn't understand how to plow. It is just not a good place to live. They lie to you to get you in there and then it's more than hard to get out :( I was 21, this was my first home purchase and it was the biggest mistake. 4 months in to living there and I was begging them to take the trailer back. Nothing but a giant heart break. We were told we could move the trailer to our own property before it was paid off but again, we were lied to. I would never recommended this park to any sain person. This place will make you want to pull your hair out.
