Ross's South Forty RV Park is a highly suitable choice for Texas locals, particularly those seeking a convenient, comfortable, and uniquely Texan RV experience. Its strategic location on US-77 makes it an ideal stop for travelers crossing the state, especially for an overnight stay while en route to popular destinations like Padre Island. The ease of access and "easy in/out from US 77" are significant advantages for RVers who prioritize hassle-free travel.
The park’s well-maintained appearance, described as "really nice and well kept," ensures a pleasant environment for guests. For Texans who value cleanliness and order in their temporary home, Ross's South Forty RV Park delivers. Furthermore, the consistently positive remarks about the staff, with one review specifically highlighting "Mary was very nice and helpful" and another thanking her "for staying up for us" for a late check-in, underscore a commitment to excellent customer service. This personal touch and willingness to accommodate guest needs are highly valued by local travelers, fostering a welcoming atmosphere that encourages repeat visits.
However, it is crucial for prospective guests to be aware of a significant negative customer service incident that has been reported. A detailed review describes a highly negative experience regarding a miscommunication about fresh water filling and dumping services, where a verbal agreement was allegedly made by "the lady owner" for a cash payment in a lockbox, but then contradicted by "the husband owner" upon arrival, resulting in rude dismissal and an accusation of trespassing despite payment. This incident, including the reported blocking of a phone number and lack of refund, suggests a severe breakdown in communication and customer handling in that specific instance.
While this particular experience stands in stark contrast to the numerous positive comments about friendliness and helpfulness, it serves as a critical warning. For local Texans considering Ross's South Forty RV Park, it is strongly advised to obtain all agreements in writing, especially for services outside of standard nightly stays, and to clarify all terms and conditions upfront. Confirming who will be present to facilitate services and ensuring clear, documented communication can help prevent similar misunderstandings.
Despite this isolated but impactful negative feedback, the park's overall reputation for being a "great little place," its convenient location, well-kept appearance, and the generally positive interactions with Mary, continue to make it an attractive option for many. For Texans who prioritize an easy overnight stop, a clean environment, and appreciate the unique charm of a ranch setting with Longhorn cattle, Ross's South Forty RV Park remains a suitable choice, provided guests exercise due diligence in confirming all service agreements beforehand.

Ross's South Forty RV Park Reviews
We needed a spot just for the night driving to Padre Island. Great little place! Mary was very nice and helpful. Late check in was made very easy. Thanks so much for staying up for us!
Jun 23, 2025 · Lenecia LollarI'll start by saying the park looked really nice and well kept, but I've never stayed overnight. The reason for my one star review is as follows: My colleague had called in and asked about fresh water filling and dumping services (we were boondocking on a nearby ranch and needed fresh water on the way in and dumping on the way out). He was told by the lady owner that they could accommodate us and that we just needed to drop off the agreed-upon cash amount at the designated lock box, find an open site and fill our water tanks (same for dumping later that weekend). When I showed up, I deposited the cash in the box and went to fill my water tank. I was immediately approached by, I guess, the husband owner and asked what I thought I was doing. When I explained the situation I was told to "get your ass out of here" because I have no reservation paperwork, hadn't paid for the site and therefore I was trespassing. When I said that there must be a misunderstanding, he insisted that I leave. Pretty rude customer service if you ask me.
Apr 12, 2025 · Patrick TavaresThis place was very nice. Mary was very nice and had all of my questions answered before I could ask them. The prices are great and it is a beautiful and clean park.
Apr 30, 2025 · Curtis BarnesRoss and Mary are very kind and quick to answer. The staff are next level. And you can't beat the price. Gorgeous place !
Jun 09, 2025 · Chelsea WoodardMy lovely wife and I lived in one of their cabins for 11 months while our home was being remodeled. South 40 has beautiful views of Texas landscapes, including the iconic Longhorns! We enjoyed peaceful walks and meeting other campers. Everyone seemed relaxed and agreed that the South 40 is a hidden gem.Our cabin was very well maintained and had all the necessary amenities for a long stay. We will definitely go back soon! All of the above was great, but the best part of our experience was how we were treated. Bobby and Mary Ross are amazing! They treated us just like family!
