3.0
This place since the new administration is changed but tenants are very unhappy I been living here few months there are a lot things that I see that the tenants get treated like crap. We pay for garbage pick up every month but then if we fill our cans they won’t pick up any on top of cans or anything else they will leave garbage on the ground. They have a dumpster on site that they have built a fence around, so the tenants can’t use it. tenants that are renting already are not allowed to buy trailers or buy a new trailer unless it’s one of those newer ones that they want thousands of dollars for and there is only a handful in the park. They are starting quarterly rental inspections that came out of nowhere so that means they get to invade your privacy four times a year that seems pretty excessive and very uncomfortable. You’re allowed to pay your bills online but they charge you a $20 convenience fee just to pay your bills or they make you go somewhere else and pay your bills through them so just because of the convenience they charge you 20 extra dollars and they’ve already upped a lot of rent since being here. We can pay $20 for convenience fee every month, but they can’t plow the streets when there’s snow the streets are snowed in And hard to get In a wheelchair, but they do nothing to help. If you wanna do any updates to your yard like planning flowers or so, you have to get permission first through corporate. I just don’t like how they treat their tenants here. Specially tenants there have been here for years and years and years. You can contact the manager of the part but not much help is done or he does not get back or respond to when his best convenience. if at all, they go around every month and take videos and photos of peoples yards and trailers, but you wanna do rental inspections every quarterly! I’m not trying to throw shade on anything just saying facts - Donald Watson

Services Offered

Roseville Mobile Home Park provides a range of services for its residents, although recent changes under new management have led to varied experiences regarding their implementation and cost.

  • Lot Leasing and Management: Residents lease the land on which their manufactured homes are situated. This includes access to park amenities and management oversight. The park management handles administrative tasks, rule enforcement, and community operations.

  • Garbage Pick-Up: Regular garbage pick-up service is provided, which residents pay for monthly. However, it's noted that management may have strict policies regarding the volume and placement of garbage, with only items inside cans being collected, potentially leaving excess waste on the ground. A communal dumpster is available but reportedly fenced off from tenant use.

  • Online Bill Payment: Residents have the convenience of paying their monthly bills online. However, it's been noted that a significant "convenience fee" (e.g., $20) may be charged for this service, or residents are directed to pay bills through an external service provider.

  • Road Maintenance: The park is making efforts to improve its infrastructure, including the installation of new roads and speed bumps. However, snow removal from streets during winter months has been a point of concern for some residents, with complaints about unplowed or unsalted roads making travel difficult.

  • Managerial Support: The park has a manager, Ken, who has been praised by some residents for his dedication and responsiveness to concerns. However, other residents have noted difficulties in getting timely responses or resolutions from management.

Features / Highlights

Roseville Mobile Home Park is undergoing changes that are introducing new features and highlighting existing aspects of the community.

  • Improved Infrastructure: A significant highlight under the new ownership is the implementation of new roads and speed bumps, aiming to enhance the overall quality and safety of the park's internal roadways.

  • New Street Lights: The installation of new street lights contributes to improved visibility and safety within the park, particularly during evening hours, which is a positive change for residents.

  • Cleaner Appearance: Many residents have noted that the park is looking much cleaner, suggesting efforts by the new management to improve the general aesthetics and upkeep of the common areas.

  • Dedicated Management (Ken): A specific highlight for some residents is the park manager, Ken, who is praised for consistently going "above and beyond" to ensure the park is pleasant and well-maintained. His responsiveness and efforts to address issues promptly have created a positive and welcoming community atmosphere for those who have experienced his direct assistance.

  • Community Rules and Policies: The park has introduced new policies, including quarterly rental inspections, which aim to ensure homes and yards meet community standards. While this has been a point of contention for some regarding privacy, it underscores a focus on maintaining a consistent community appearance.

  • Restrictions on Trailer Purchases/Updates: Residents who are currently renting lots may face new restrictions on purchasing new trailers or upgrading existing ones, unless it's one of the newer, more expensive models offered directly by the park. Additionally, making updates to yards, such as planting flowers, typically requires corporate permission.

  • Photographic Monitoring: The park management reportedly conducts monthly video and photo monitoring of residents' yards and trailers, which is a feature intended to ensure compliance with community rules and standards.

Promotions or Special Offers

Specific, publicly advertised promotions for lot leases at Roseville Mobile Home Park are not consistently detailed in the provided information. However, like many manufactured home communities, there may be internal or fluctuating offers, and prospective residents should always inquire directly. It is also important to note that the new management has implemented several changes that impact the financial and regulatory aspects of living in the park.

  • Lot Rent Adjustments: Residents have noted that lot rent has increased since the new administration took over. While this is not a "promotion," it's a key financial aspect to consider when evaluating affordability. Prospective residents should obtain the most current lot rent rates directly from the park office.

  • New Trailer Purchase Requirements: For existing tenants looking to purchase a new or different manufactured home, there may be specific requirements or limitations. It's suggested that only "newer ones that they want thousands of dollars for" are easily permitted for purchase within the park. This effectively acts as a controlled sales channel for newer units.

  • Online Payment Convenience Fee: While online payment is a modern convenience, a $20 "convenience fee" is reportedly charged for this service. This is an additional cost that residents should factor into their monthly budget if they prefer online transactions.

  • Strict Payment Deadlines: The park enforces a strict payment policy, with a notice sent for late rent (e.g., 7 days late) indicating potential eviction proceedings if not resolved quickly. This is not an offer but a critical policy for all residents to be aware of.

It is crucial for any potential resident to directly contact Roseville Mobile Home Park for the most accurate and up-to-date information on lot rent, any available homes for sale within the park, and a full disclosure of all fees and community policies, including those on pet limits (not specified but common in parks), yard modifications, and late payment repercussions.
