Mobile home parks, including Rolling Ridge, typically provide a core set of services and amenities through the monthly lot rent. While specific details can vary by park and may evolve over time, common offerings are designed to support residents' needs and maintain the community environment.
- Lot Rental: The fundamental service, where residents lease the land their manufactured home occupies. This covers the right to place a home on a designated lot within the park.
- Community Maintenance: Generally includes the upkeep of common areas, internal roads, and shared spaces within the park. This might encompass snow removal on park roads (though not necessarily individual driveways) and landscaping of community areas.
- Essential Utility Access: Lots typically include hookups for water, sewer, and electric services, and residents are usually responsible for setting up accounts with utility providers and paying for their consumption. Some parks may include certain utilities (like water/sewer/trash) in the lot rent.
- On-Site Management: Many mobile home parks have management present on-site or readily accessible to address resident concerns, oversee property operations, and enforce community rules.
- Trash/Recycling Services: Often, designated areas or pick-up services are provided for residents' waste disposal.
- Pet Policies: While not explicitly detailed, most mobile home parks have specific rules regarding pets, including breed restrictions, leash laws, and waste disposal requirements.
- Community Rules and Regulations: A set of guidelines designed to ensure a harmonious living environment for all residents, covering aspects like property appearance, noise levels, and tenant conduct.
It is always advisable for prospective residents to inquire directly about the specific inclusions of lot rent and any other available services to fully understand the financial and practical aspects of living in the community.
Rolling Ridge Mobile Home Park, like many communities of its kind, offers several inherent features for those considering manufactured home living in New York. These aspects are common to the mobile home park model, providing distinct advantages for certain lifestyles.

- Community Living Environment: Mobile home parks are structured as communities, which can foster a sense of neighborhood and connection among residents.
- Reduced Property Maintenance for Residents: While residents maintain their individual homes and lots, the responsibility for common area maintenance, such as internal roads and shared green spaces, typically falls to park management. This can reduce some of the upkeep burdens associated with traditional homeownership.
- Strategic Location in Broadalbin: The park’s location in Broadalbin offers a balance of a quieter setting away from major urban centers while still providing access to nearby towns for essential services, shopping, and dining. It also offers proximity to natural attractions like the Great Sacandaga Lake.

- New Home Purchase Packages: If the park is actively selling new manufactured homes, they might offer bundled deals that include certain upgrades or a temporary reduction in lot rent with a home purchase.
- Referral Bonuses: Some communities offer incentives to current residents who refer new tenants, or to new tenants who are referred.

Rolling Ridge Reviews
Poor First home buyers experience BEWARE. Closed on the house August 28, 2024. First off house was damage in transportation and no one and I mean not a single soul that knew about it thought it was a good idea to tell the home buyer. The damage was hidden under the house by the skirting, this also defected one of the master bedroom heat run boots & flex duct + the ends of 3 bays (insulation) all this damage was present the 4 months the house was at the community and no one fixed it prior to sale (house arrived in May 2024). Not only that but multiple and I mean multiple defects, ranging from the master bedroom shower leaking and destroying the under belly side of my brand new home insulation and all ( clearly failed pressure test at the factory and was continued on anyways) they found the goose neck cross threaded into the fitting in the wall (this was fixed after weeks of waiting on scheduling & “materials”). Merge line in the house is messed up at almost every point on the dry wall being cracked or showing damage of pulling, missing small trim pieces all over the house. My washer drain was never checked again after the house was set and was disconnected so my first drain on my brand new washer leaked from inside the wall (also fixed by Hoffman service member at some point) but was completely avoidable if the house was correctly checked when house was set. Siding on the front of the house is crooked and walks upwards not lining up horizontally. They also marked up pretty bad my white porch railings & columns with black scratches. The driveway was improperly placed and now be moved again due to paving time soon so still no real answer or work starting? Which I can forsee that I will not have a driveway by the paving time this October due to their circus performance. No grass seed put down when house was sold (still no grass as of 10/15) and missing front lamp post. Also had a no call no show for fixing things around the house on 10/11. They seem to be more keen on continuing to install new houses and not take care of the customers they have already caused issues for. Very very poor performance & customer service for a brand new manufactured home buy and install. I am in my young 20’s and this has ruined home buying experiences for me.
Oct 15, 2024 · Andrew CrettyChanged from 50 plus park to any age. We didn't buy into that. Raised lot rents to cover paving driveways of new tenants and those of us already there, pay for it but don't get ours paved. Money hungry owners who, above raising rents to the max every year, add on school and property taxes. Yet don't follow their own rules. Feces are to be white vynl. Yet, there are cheap metal fences turning the park into trailer trash. The new homes are being squeezed in tighter the tight. These owners are money hungry. Don't buy in, many re looking to leave, but can't sell because they have to approve the buyer. They never do because they want to sell their own and won't make the profit from a home sold by an owner who is not them. RUN
Feb 09, 2025 · MaryRose RostockiI was there only once and it's a nice quiet lower income place to live that is clean and well kept up I believe it is run by the Hoffman's. They have a few old cars there as decorative pieces
