Rolling Hills | A Medallion Community Introduce
For many Utah residents looking for a vibrant community and a more affordable path to homeownership in the highly desirable Northern Wasatch Front area, Rolling Hills | A Medallion Community in Layton offers a compelling residential option. Situated in a prime location that balances convenience with the natural beauty Utah is famous for, Rolling Hills operates as a dedicated mobile home park, providing permanent lot spaces for resident-owned manufactured homes, as well as offering a mobile home dealer service and spaces for RV rentals. This community is designed to be a stable, all-ages neighborhood where families and individuals can enjoy the benefits of community amenities and a central location near major employers and outdoor recreation.
The park is characterized by its well-maintained appearance, often noted in customer reviews for being "kept nice" and promoting a safe atmosphere. It is managed by Medallion Communities, which focuses on providing a pleasant, organized environment for its residents. Living here places you in the heart of Davis County, an area known for excellent schools and a strong economy, making the community a strategic choice for those working at nearby Hill Air Force Base or commuting to Ogden or Salt Lake City. The homes here represent a significant opportunity for homeownership at a price point that is often much more accessible than traditional stick-built housing in the surrounding Layton market.
However, potential residents should carefully weigh the financial aspects. As with many mobile home parks, the purchase of the home is separate from the cost of the land, which is paid for via a monthly space rent. Recent resident feedback highlights that this space rent has seen multiple increases, which, when combined with a house payment, can create a significant financial commitment. This is a critical factor to assess, as high lot rent can offset the affordability benefit of manufactured home ownership compared to alternatives like townhouses, especially for young couples or those on tighter budgets. Management does, however, appear to be responsive to community needs, as evidenced by timely fixes to amenities like the sports court following resident input.

Rolling Hills is an excellent choice for Utah residents seeking a community that successfully combines affordability, family-friendly amenities, and a stellar Northern Utah location. For a young family or a single professional looking to establish a root in Layton, the park provides manufactured homeownership, which is often a more viable economic option than purchasing a traditional single-family house. The robust list of amenities—including a pool, playground, and sports court—delivers a resort-like quality of life that is difficult to find in comparable housing environments. The consistent emphasis on maintaining a "nice" and safe environment, coupled with management's clear demonstration of responsiveness, assures residents that their living standards are a priority.
The value proposition here is simple: residents get the convenience of a location near major economic centers and the I-15 corridor, the beauty of the Wasatch Front, and a suite of recreational facilities, all within an organized community structure. While the pressure of rising space rent is a recognized consideration, the benefit of owning your own home in this highly sought-after area, surrounded by a professionally managed community with high visual standards, remains a strong draw for many Utahns. It is an established, feature-rich community that provides a true sense of belonging.

★ 5★ 4★ 3★ 2★ 1I have mixed emotions….. I’ve been living here for about 3 years now. The park is kept nice and I’ve never felt unsafe here. There is a pool and little play ground for children. But water gets turned off in the most inconvenient times and space rent has been raised on us 3 times now and it’s getting difficult trying to make payments on top of the $1100 house payment we have (which is separate) they also have very high standards on yard/house appearance which takes money that we don’t really have due to a huge portion of it going towards the very expensive space rent each month. It’s a great place to be if you’re retired, have lots of money and want a small/cute place to live. But as a young couple or people wanting to start a family, it would be better/cheaper to just get a townhouse.
August 05 · Makenna HallUpdate of my last review. The office called me to let me know the sports court is fixed and open . I’m very impressed on the response I received. It was in a very timely manner. They were genuinely concerned with my wants and needs. They had shown that they want this to be a beautiful community.
June 02 · Deena PutzierThe Easter Egg hunt was great. Very well organized. All the kids had lots of fun. There were drinks and cookies. Everyone was very friendly. Rachel and her Crew did a wonderful job. Thanks so much.
