Riverwalk Landing Cottages & RV Park boasts a strategic location at 10 Blackfin Dr, Freeport, FL 32439, USA. This address places it conveniently within Freeport, a rapidly growing community situated in Walton County, Florida. Freeport offers a quieter alternative to some of the more bustling coastal towns, while still providing relatively easy access to popular destinations along the Emerald Coast.
The park’s location in Freeport makes it accessible for travelers arriving from various parts of Florida. For those coming from Pensacola or Destin, it’s a manageable drive along US-331 or State Road 20, providing a scenic journey through the Panhandle. Similarly, if you’re traveling from the Panama City Beach area, the park is within a reasonable distance, offering a less congested route for your arrival.
Its proximity to major roadways enhances its appeal for RV travelers, allowing for straightforward navigation to and from the park. The Blackfin Drive address itself suggests an area that is likely well-integrated into the local road network, ensuring that guests can easily reach the park without navigating overly complex routes. The presence of local shopping plazas nearby, as mentioned in some guest feedback, further underscores its accessible location, suggesting convenience for daily necessities and errands without requiring extensive travel.
While specific public transportation options directly to the park might be limited, as is common in many RV parks, the location in Freeport means that private vehicle access is the primary and most practical mode of transport for guests. The layout of the park and its surrounding area is generally conducive to personal vehicles, RVs, and even bicycles for local exploration, as noted by some visitors.
Riverwalk Landing Cottages & RV Park provides a range of services designed to accommodate both RV campers and those preferring cottage accommodations. These services aim to ensure a comfortable and convenient stay for all guests.
- RV Site Rentals: The park offers dedicated sites for recreational vehicles, likely equipped with standard hookups such as water, electricity (various amperages are typical), and sewer connections.
- Cottage Rentals: In addition to RV sites, the park features cottages for rent, providing a more traditional lodging option for guests who may not have an RV or prefer a solid structure. These typically come furnished and with private amenities.
- Pet-Friendly Accommodation: Based on guest reviews mentioning dog hair, it appears the park allows pets, particularly in their cottages. Guests are encouraged to confirm specific pet policies, including any breed or size restrictions and associated fees.
- Laundry Facilities: While not explicitly stated, most well-equipped RV parks provide on-site laundry facilities for guest convenience. This is a crucial amenity for long-term stays or those who prefer to travel light.
- Restroom and Shower Facilities: For RV campers, access to clean and well-maintained communal restrooms and showers is a common offering, supplementing their private RV facilities.
- Wi-Fi Access: The park generally offers internet connectivity. However, prospective guests should be aware that internet service can be intermittent, as indicated by past guest experiences with outages due to issues like lightning.
- Recreational Facilities: A pool is available for guest use. It is important to note that access to the pool may be subject to certain restrictions, particularly on holiday weekends, where it may be reserved for "Residents Only." Guests should verify pool access rules, especially during peak times.
Riverwalk Landing Cottages & RV Park offers several features that contribute to its appeal as a destination in Freeport, Florida. While some aspects have garnered mixed feedback, the park provides specific amenities designed to enhance the guest experience.
- Dual Accommodation Options: A significant highlight is the availability of both RV sites and self-contained cottages. This dual offering broadens the park's appeal, catering to different types of travelers and allowing groups with varied preferences to stay together.
- Swimming Pool: The park features a swimming pool, which can be a valuable amenity, especially in Florida's warm climate. It offers a place for relaxation and recreation for guests. However, it's crucial for prospective visitors to be aware of potential restrictions on pool access, particularly during holidays, where it may be designated for "residents only" according to past guest experiences. Guests should confirm pool access policies prior to booking, especially if pool use is a primary reason for their stay.
- Proximity to Local Amenities: The park's location offers convenient access to local shopping plazas. This allows guests to easily acquire necessities, groceries, or enjoy local dining options without extensive travel. The ability for pedestrians and bicyclists to pass through the park to access these plazas suggests a well-integrated local environment.
- Landscaped Grounds: The park maintains lawn areas. While there have been past issues with mowing practices (throwing rocks), this suggests an effort to maintain the appearance of the grounds. It is important for the park to ensure its maintenance activities do not negatively impact guests or their property.
- Pet-Friendly Policy: The park's apparent pet-friendly stance is a significant plus for travelers with furry companions, allowing them to bring their pets along for their Florida vacation. Guests should always confirm specific pet rules and any associated fees or restrictions directly with the park.

Riverwalk Landing Cottages & RV Park Reviews
First the cottage wasn’t ready by 4pm like it was supposed to be but when we were getting into bed the bedding was caked in dog hair. It was disgusting. The bedding was not washed. I had to go buy sheets and blankets since it late. The next morning the manager gave us every excuse possible for the dirty beds. It took her all day to wash everything and brought some stuff back half wet. The apology was weak. The pool is not in walking distance but it was a nice pool. That’s about the only good thing about this place. We will never be back.
Jun 10, 2025 · Christie MillerWell, before the 4th of July I would have said I loved this place. There have been some issue most easily overlooked. The internet was out for month due to lightning, the lawn crew mows so low that they throw rocks at the campers and vehicles (recently remedied I think), and pedestrians and bicyclist pass through the park to get to the local shopping plaza (no harm no foul). But today after I invited my family (6 adults and 4 teenage girls) to stay at the park for a week of July 4th celebrations, renting a cabin and additional RV slot 3 in total. We found a sign on the pool stating it had been reserved for "Residents Only" for the 4th. Text and calls to the office went answered until after the pool closed only to say it wasn't closed to guest. Needless to say it ruined our 4th as we had planned to hangout at the pool, grill some burgers and watch the great fireworks Freeport puts on.So, if it's a holiday weekend don't expect access to the pool or just ignore any posted signs.
Jul 05, 2025 · Scott SiglerFirst, the internet never worked. We called the office just after 7:00 p.m. on the day we checked in, and got no answer. My husband left a message, and we NEVER got a return phone call. We drove by the office several times, and it was never open to get assistance. No one ever answered the phone. When I turned in the pool bracelets at check out, I explained the fact that the internet never worked and no one called us back all week. She seemed unconcerned.Second, the code to the wash room/bath house we received at check in, would NOT work. No answers to the phone number for assistance. Again, the lady at check out said it rarely worked, but was unconcerned. Not being able to get into the laundry and wash room is another issue with me.There was NO cable at site 15.The pool was nice. You have to walk to the tiny home side of the park to get to the pool, or you have to drive. The site was very nice. They need a responsive phone number that either answers or calls you back. If you advertise internet and cable, you should have internet and cable. You need to make sure that the codes to the bath house/laundry work, and again, have a working phone with someone who either answers or calls you back. The worst part was, we arrived on June 27, and left on June 30. We just got home, and at 6 p.m. on June 30, we finally received a phone call response from Friday June 27. Too late!!As far a location, it is ok. Hwy 331 is very busy, but at the entrance to the park there is a very nice Publix, an Ace Hardware, a very nice Chinese Buffet, a Jersey Mike's shop, Waffle House and McDonalds to name some we could remember. Very easy to shop/eat. It is about a 20 minute drive across the bridge to Santa Rosa Beach and Grayton Beach on Hwy 98.We will be going to other RV parks in the area where there is a responsive manager in the future. If you simply want a nice spot to park, this is great. If you want to use any of the amenities (internet, cable, pool, wash room/laundry,) don't go here.
Jul 01, 2025 · Brenda OWe were looking for a place to unwind after a busy family reunion. We have been traveling for a few weeks and are making our way back up north. Online the resort seemed like it was going to provide that relaxation. When we arrived we circled around looking for an office to check in. We never saw one or anyone so we decided to park in our spot. There is no security and anyone can come in. The manager did come while we were setting up to give us our paperwork. We were soon disappointed to find out that there were no laundry facilities after it had been advertised as so. Laundry is only available to long term guests and we were there for three nights. The pool is a ways away and if you are the first there in the morning, be prepared to scoop out the dead frogs. We were there during a weekend and the garbage by the pool was never picked up neither were the bathrooms cleaned. Sprinklers will wake you up early in the morning. The place has a lot of potential and maybe once it is completed, it will be a nice place but some details need to be sorted out.
Jul 15, 2024 · Chriss FosterNice little park, about 22 paved sites half pull thru, half back in. The reason for 3 stars is the pool is not heated.
