Riverlawn Manufactured Home Community in Riverview, FL, presents a complex picture for locals considering it as a place to live. On one hand, its status as an all-ages community with advertised amenities like a dog park, playground, and fishing dock, combined with its location in a growing area of Hillsborough County, suggests potential for a family-friendly and convenient lifestyle. The ease of access to Tampa, Brandon, and major roadways is undoubtedly a practical benefit for commuters and those wishing to enjoy the wider amenities of the Tampa Bay area. For Floridians seeking an affordable entry into homeownership or long-term rental in a manufactured home setting, the general concept of Riverlawn aligns with a common desire for value.
However, it is crucial for any local considering this community to conduct extensive due diligence and approach with caution due to significant and consistent concerns raised by existing residents. The detailed reviews point to serious issues regarding management practices, including allegations of discriminatory behavior and unfair targeting, which can severely impact a resident's quality of life and sense of security. Reports of inadequate maintenance, such as intermittent water service, sewer backups, unaddressed hurricane damage, and poor lighting, indicate potential living conditions that fall short of desirable standards, regardless of affordability. Furthermore, concerns about rising rent and fees without apparent improvements directly contradict the expectation of fair value.
While the ideal of a well-maintained, friendly, and affordable community is appealing, the expressed experiences of current residents at Riverlawn Manufactured Home Community paint a challenging picture. For Floridians, particularly those who are Black individuals or families, the allegations of racial targeting should be a significant consideration. Riverview itself is a diverse community, with a sizable Black population (22.0% of the total population as of 2023), and experiencing such issues within one's home community can be deeply distressing. Therefore, while Riverlawn Manufactured Home Community may appear to offer an affordable housing option in a desirable location, prospective residents are strongly advised to investigate these reported issues thoroughly, potentially by speaking directly with current residents, reviewing all park rules and lease agreements meticulously, and understanding their tenant rights under Florida Mobile Home Act (Chapter 723, Florida Statutes) before making any commitments. This will help them make an informed decision and determine if the potential benefits outweigh the significant reported challenges.

Riverlawn Manufactured Home Community Reviews
Management is very Disgusting disrespecting tenants as if we’re living rent free as a black man I would never recommend another black person living in this trailer park honestly regret buying this trailerManager Maria Is very racist as well as the neighbors surrounding me and I feel very targeted I ask her to tell the neighbors to remove the fire pit next to my window and ever since And the policy is no personal belong is 5 foot away from neighbors trailerthen she begin going around my lot taking pictures every day trying to find a reason to get me evictedSaid that neighbors complaining about a dog that I don’t have after stating that multiple times I had a coworker here with his dog. He’s no longer here and the dog is no longer here. It’s still an issue. Animal control came out. I let them in the house. They didn’t see any dog, but for some reason, the manager Maria still fine issues because she’s siding with the neighbors and being the only black person in this neighborhood, I feel real offended. She said neighbors complain about live music. It’s not one speaker inside my house. I don’t play music I’m never home. I’m always at work The neighbors across the street play loud music 24/7 base thumping I could barely hear my TV in my house, Whenever I’m home so therefore, I feel targeted.Complaint about me fixing cars in my driveway just because my hood was open close the hood. She still had an issue remove the cars from the lot. She still had an issue. She stated I still have hurricane damage that needs to get repaired. Everyone in a trailer park got hit with two hurricanes in less than two weeks. I can still pour out houses on my street that still have hurricane damages, but the only target at the moment is me.Yesterday on my way to work stop by tell her I’m late for work. She was still pressing the issue talking to me like I’m a little boy. Said if I don’t remove cars trash, I will be find I work seven days a week two weekends out of every month so I told her if it’s not picked up by the date she had posted then just find me just the end conversation so I can go to Work. I told her to find me she got upset start walking around taking pictures. I have cameras on my light so I overheard her talking to the neighbor, the same neighbor I asked her to ask to move carpet for my window. She have not. While at work, my cameras notify me someone was in the backyard. After reviewing my cameras and listening. You can hear the manager saying he wanna be disrespectful. He’s gone. I’m getting rid of him that’s unacceptable. No way a manager should be using emotions to get rid of a Paying tenantjust because I told her find me I’m late for work. I can’t sit here and deal with this.Rent is raised every year. This year, trash is being raised along with rent. Lawn privileges have been taken away. We all are now having to buy individual lawn equipment and nowhere to store it.No real improvements are being made. Half the time we don't have running water. Sewers are always backed up. Drug deals are going on everywhere. Trees are not maintained and are hazards. Poor lighting all through the park, which results in a lot of bad mischief. Scary! Requests for approval to improve my lot go unanswered. Boarded up windows, mold, & weeds up to knees with neighbors. Residents now parking in their yards and grassy areas. If I'm going to be charged this much rent, then we should have amenities, running water all the time, and maintained homes and yards.

Oct 15, 2024 · Jacqueline RemusI've lived her since October 2023. Since the short time I've been her there has been a lot improvements. The grass in the common areas always cut and well maintained. Management changed shortly after I got here which definitely helped. This property is right on the Alafia River with a nice dock to fish from and docks to store your boat.
Mar 07, 2024 · Robert TyreeThe new park manager, Julia is beyond amazing. She is very responsive, good communicator, has done a lot to improve the community and grounds. Her people skills are admirable. It’s a lot better place to live now that she’s here. I hope she never leaves.
Mar 15, 2024 · Sheila BaileyI have lived in this mobile park community going on 2 years the first year was rough with the management, but after Julia took over this place has transitioned into such an amazing place to live peaceful, family oriented, just a great environment overall I highly recommend it here.
