River Mill RV Park Introduce
For RV enthusiasts and long-term travelers looking for a home base in the scenic Clackamas County area, River Mill RV Park in Estacada, Oregon, offers a newly established option with full-service amenities. Situated near the "Gateway to the Mt. Hood National Forest," this park provides a tranquil setting and a large number of full hookup sites, making it a viable destination for both short-term vacationers and individuals seeking affordable long-term residency in the region.
The park was recently opened to meet the demand for RV accommodations in the Estacada area, providing 98 oversized, full hookup RV spaces. The official goal, as stated by the owners (RV Inn Style Resorts), is to provide a "safe and affordable place to stay for people coming through" to enjoy the region's abundant outdoor attractions. The community is designed to be pet-friendly and includes essential communal facilities like a recreation room and laundry.
However, potential residents and short-term visitors should approach the park with awareness of the current operational realities as reported by long-term customers. While the park is new and the facilities are listed, user reviews highlight significant and repeated issues with management communication, unkempt grounds, and a serious lack of functional amenities, specifically internet/Wi-Fi and reliable maintenance. One reviewer notes that despite paying a premium price for the space, the actual amenities promised—like the playground, which is called "pathetic," and the condition of laundry facilities—fall short of expectations. Prospective users are encouraged to inquire directly about the current status of all services and amenities before committing to a stay, particularly long-term. The park's management issues, including inconsistent billing and delivery/package restrictions, suggest that while the location and sites are physically available, the resident experience is heavily reliant on corporate and on-site operational improvements.

- New and Oversized Sites: The park's relatively new construction ensures that all 98 sites are modern, spacious, and equipped with current full hookups (30/50 Amp).
- Affordable Long-Term Option: The available monthly rate of $750 (plus metered electricity) offers one of the few long-term, full-hookup options in the immediate Estacada area, providing an affordable option for Oregon residents.
- On-Site Convenience: The combination of on-site laundry, showers, and a recreation room offers the convenience of having essential amenities available within the park.
- Accessibility Focus: Designated wheelchair accessible entrances and parking lots make the park user-friendly for all guests.
- Community Focus: The park features a recreation center with a kitchen, intended to promote community gatherings and social activities among residents.

★ 5★ 4★ 3★ 2★ 1I have never paid so much and received so little. Grounds are unkept. No internet, no wireless, no amenities. Corporate office in Washington never calls you back. I am owed a refund on an incorrect billing. Don’t believe I will ever see the money. 50+ years of trailering and I think this park ranks at the bottom. Save your money.
July 04 · Peter FrohnertDue to lack of other RV places in/around Estacada, I have no other choice but to reside here. Management sucks, there is zero communication and they started charging a $25 fee to pay online(without letting us know). They have also changed where we pay through a couple times now, messing up what I owe or not getting my bill to me. (Again with no communication or warning). I had to reach out and let them know I didn't get an electric bill last month. I have lived in other RV places with much more to offer. Here, you pay $875 for a piece of black asphalt, water, sewer and garbage. Electric runs 200-300 a month and no internet is included in the park. I had a space, w/s/g/e/i at KOA for $700 a month. They also had a store, pool and playground. This places offers nothing. The "playground" is pathetic, the washers and dryers are disgusting and they stop all packages from being delivered. (There are some delivering companies that won't deliver to your space). Those packages get sent to the post office and have to be picked up asap or they get returned. The grass and grounds of the park haven't been take care of in months. My kids drew on the ground with chalk and was immediately asked to clean it up, yet when I prompted about taking care of the grass she reported they were "waiting on a bid from corporate". I seen my neighbor weed eating his side! Unacceptable! I have been very blessed to have great neighbors but that is the only perk of being here. Good people reside in this park but it's a money hungry company with the inability to actually manage a park appropriately.
May 05 · Jolyn Kerr1 of 5 washers work. There are post it notes on the machines saying they won't accept quarters but actually they're slap full of quarters and the key to empty them/provide change is MIA.Yet again, we pay way too much to deal with trivial issues management should be able to reverse at a moments notice. This is ridiculous.
May 19 · Mitch SwinneyGrass almost up to my knees, cant use the laundry machines, and they stopped letting us receive mail here, i had to get a po box.
May 05 · Payton SharkeyGreat place. Clean, quiet and comfortable. And the manager is an awesome lady.
