This is supposed to be a SENIOR MHP. I beg to differ. I moved in January of 2021 at $679 for the lot including trash pickup. No amenities. Increases yearly. As of April of 2025, my lot rent will be $929... an increase of $250 a month more over a four year period. Owned by yet another California investment company, PCPDecaying infrastructure and in park management isn't that great in many respects. New move ins are over $1000 a month, if not more. Four years ago it was $680. For a much better maintained senior community, I'd suggest Ridgeline at River Run in Englewood,. Just south of Route 285 (Hampden) Many amenities including a remodeled large clubhouse and in ground pool. All new resurfaced roadways and also owned by a Calif investment company. They care and invest in their properties along with lot rentals just above Ridgewood's and includes water in rental fee. They're rebuilding their park to be the Premier Senior MHP in the Denver metro area and doing a great job at it. I wish I could afford to move and buy a new place there. Problem with senior MHP's is that incomes are low so trying to make a move is next to impossible. It's terrible to see a MHP decline so fast. It was great untill in park management changed and previous manager retired.

The park is clean with a clubhouse open to all, (private parties too). If you can find a coach for sale here, give it some thought. Shopping, dining, theaters, it's all here.

I was told they would fix the concrete since it is cracked and people can fall since the outside is the property owners responsibility they came and measured and I thought it was going to be done and it still is not complete a year and a half later also was told they were going to repair the fence they said the guy would be out on Friday well that was almost a year ago I guess they didn't tell me which Friday right? Also was promised 4 parking spots... Then when the snow came they told me I only have three spots to park 4 vehicles because they had to put the snow in that other spot which is ridiculous they can put the snow there but I can't park my vehicle there it doesn't make sense... And the man plowing the snow puts it all on my side and his side is totally clear which I have a picture of... Then the man that plows the snow stands in his window with his underwear on not one time but five times and the managers can't do anything about this I find unprofessional... That same man comes off his porch drunk and smelling of alcohol and confronts my boyfriend about something trying to push my boyfriend into doing something so that we could get in trouble and this man represents the park that's a dirty shame... I've been living on my own over 30 years and this is the Worst place I've ever lived... I do not recommend this place At All whether temporary or permanently to live!!!
