The Ravines Mobile Home Park is conveniently located at 2088 E Empire Ave, Benton Harbor, MI 49022, USA. This address places it squarely within Berrien County, a well-known area in Southwest Michigan. Benton Harbor is a city undergoing revitalization, offering residents a mix of urban amenities, industrial presence, and proximity to the stunning natural beauty of Lake Michigan.
In terms of accessibility, The Ravines benefits from its position on E Empire Ave, which is a significant thoroughfare in Benton Harbor. This provides residents with relatively easy access to major roads, including nearby I-94, a key interstate connecting Michigan to other states and larger metropolitan areas like Kalamazoo and Chicago. This connectivity is beneficial for commuting to work, accessing regional services, or embarking on leisure travel.
For daily needs, the park's location offers proximity to various local amenities. There are likely grocery stores, retail outlets, and dining options within a short driving distance. Residents may find convenience in accessing various services along the commercial corridors of Benton Harbor. The mention of a "5 min walk" to a trail connecting to Shell suggests a level of pedestrian accessibility to certain points of interest or amenities, which can be a plus for those who prefer to walk.
Benton Harbor itself offers a range of local attractions and resources. Residents can explore local parks, community centers, and historical sites. The city is part of the Twin Cities area, alongside St. Joseph, providing access to a broader array of cultural events, restaurants, and entertainment options. The beautiful beaches of Lake Michigan are a significant draw, offering recreational opportunities and scenic views just a short drive away. Additionally, healthcare facilities and educational institutions, including Lake Michigan College, are accessible from this location, catering to the diverse needs of the community. This blend of local convenience and regional accessibility characterizes the location of The Ravines Mobile Home Park.
Based on available public information, particularly resident feedback, the services offered at The Ravines Mobile Home Park present a mixed picture. While some essential services are implied, certain aspects have drawn concerns from residents.
- Maintenance Presence: Residents note that maintenance staff are "friendly." This suggests that there are maintenance personnel available to address issues within the park, potentially handling common area upkeep and some infrastructure concerns. However, the scope and effectiveness of this maintenance, particularly regarding shared amenities, have been questioned.
- Billing and Financial Management: The park manages billing for utilities, specifically water. Residents are strongly advised to "keep all your paperwork and don't make any mistakes" regarding payments, as falling behind can lead to significantly increased bills and involvement from "second party billing agencies." There is an implicit service of providing utility connections and managing charges, but the billing practices have been a source of significant concern for some residents.
- Application and Background Checks (Reported Concerns): The park implicitly offers services related to application processing and background checks for new residents. However, concerns have been raised by residents regarding the enforcement of lease limitations, particularly concerning animal breeds and the presence of registered sex offenders, suggesting that background checks or enforcement of community rules may not always be rigorously applied.
It is important for prospective residents to inquire directly about all services, their scope, and the specific policies in place, particularly concerning billing, rule enforcement, and community safety measures.
The features and highlights of The Ravines Mobile Home Park, as conveyed through public feedback, indicate a mix of existing amenities and areas of concern.
- Proximity to Shell Trail: A notable highlight is a trail in the back of the park that connects directly to Shell, accessible via a "5 min walk." This offers convenient pedestrian access to a local point of interest or facility.
- Individual Home Quality: One resident noted that their "trailer itself is super nice," suggesting that the manufactured homes within the park can be of good quality and appealing in their design and interior.
- Maintenance Staff Friendliness: The maintenance team is described as "friendly," which can contribute positively to interactions when issues arise.
However, it is important to acknowledge areas that residents have highlighted as concerns, which impact the overall experience and perception of the park's features:
- Pool Condition: The pool is reportedly "shut down," indicating that a recreational amenity may not be available for resident use.
- Playground Condition: The playground is described as "unkept," suggesting that the children's play area may not be maintained to a desirable standard, potentially impacting families with children.
- Speeding Vehicles: A significant concern is the prevalence of speeding vehicles within the park, with residents noting that "everyone flies speeding" and that the speed limit of 15 mph is largely disregarded, posing a safety risk, especially for children.
- Noise Levels: Residents have reported issues with "stereos blaring through the neighborhood all hours of the day and night" and inconsiderate neighbors regarding noise, impacting the ability to get a "straight night of sleep."
- Enforcement of Lease Limitations: There are concerns that "lease limitations are also not upheld," specifically regarding animal breeds and the presence of sex offenders, which suggests a lack of consistent enforcement of park rules and background checks.
- Perceived Lack of Support: Some residents feel that management "don't give a crap about helping anyone out either," expressing a sentiment of being unassisted when facing issues.
These points collectively inform the current state of features and highlights at The Ravines Mobile Home Park from a resident's perspective.

Based on resident feedback, it is important to note that some individuals have reported difficulties or dissatisfaction with communication and the handling of certain issues by the office. Concerns have been raised about billing practices, responsiveness to community issues like speeding and noise, and the enforcement of park rules. While a "friendly" maintenance staff is mentioned, the general experience with the office "very much" or "management group that runs this place" appears to be a significant point of contention for some residents.
When contacting The Ravines, it is highly advisable to:
- Be prepared with specific questions about all aspects of park living, including utility billing, community rules, safety measures, and amenity availability (e.g., the pool, playground).
- Keep detailed records of all communications, including dates, times, names of individuals spoken to, and summaries of conversations.
- Retain all paperwork related to your residency, especially billing statements and lease agreements, as advised by previous residents.
Due to the reported issues, a proactive and diligent approach to communication and documentation is recommended for anyone considering The Ravines Mobile Home Park.
When considering if The Ravines Mobile Home Park is suitable for locals in Michigan, it's essential to weigh the various aspects based on available information, particularly resident feedback. The suitability depends heavily on individual priorities and tolerance for certain community conditions.
On one hand, The Ravines offers the fundamental appeal of manufactured home living as a potentially affordable housing option in Benton Harbor. For those on a tight budget or seeking an alternative to the traditional housing market, the financial accessibility of manufactured homes can be a significant draw. The location on E Empire Ave provides convenient access to Benton Harbor's amenities and broader Southwest Michigan, including major roadways for commuting and proximity to essential services and recreational opportunities like Lake Michigan. The mention of a nearby trail connecting to Shell also indicates some immediate accessibility to local points of interest. Furthermore, the presence of a friendly maintenance staff suggests that some level of on-site support for physical issues might be available, which can be a positive aspect of community living. If the individual homes themselves are indeed "super nice" as one review mentioned, then the interior living space could be a comfortable and appealing feature for residents.
However, based on resident reviews, several factors suggest that The Ravines might not be suitable for all Michigan locals, especially those prioritizing a quiet, strictly enforced, and family-friendly environment. Significant concerns have been raised regarding safety due to speeding vehicles within the park, which is a major issue for families with children. The reported unkept playground further detracts from its appeal for families. Issues with noise pollution, particularly "stereos blaring," suggest a lack of quiet enjoyment for residents and indicate a potential challenge with rule enforcement. The very serious concerns about lease limitations not being upheld, including issues with certain animal breeds and background checks (specifically regarding registered sex offenders), could be a critical deterrent for many, raising questions about overall community safety and management oversight. The advice to "keep all your paperwork and don't make any mistakes" regarding billing, coupled with warnings about "second party billing agencies" and increased water bills, points to a potentially challenging financial management experience for residents. The general sentiment that management "don't give a crap about helping anyone out" further indicates a perceived lack of support and responsiveness for resident concerns beyond basic maintenance.
In conclusion, while The Ravines Mobile Home Park may offer a potentially affordable housing option in a convenient Benton Harbor location, prospective Michigan locals must exercise extreme caution and conduct thorough due diligence. It appears to be more suitable for individuals or families who are highly independent, prepared to navigate potential challenges with community rules and billing, and who may not prioritize strict enforcement of noise or safety regulations within the park. For those seeking a quiet, family-oriented environment with strong and proactive community management and robust safety measures, the existing public feedback suggests that exploring other options in the region, perhaps in nearby Coloma as one review explicitly suggested, might be a more suitable choice.

The maintenance is friendly, idk about the office very much but I do know, Don't get behind, you may find your water bill to suddenly become 300 bucks and a second party billing agency becomes involved. Keep all your paper work and don't make any mistakes, the pool is shut down, everyone flies speeding so it's not good for kids, they don't give a crap about helping anyone out either. Dog was stolen here. Playground is unkept, there is a trail in the back that connects right to shell though. 5 min walk. Unfortunately this is the way my family feels and it's the truth. "It's only business" right?. Don't take any paper work that isn't legitimate in court either. Check and stay on top of everything. The state of MI will not pay second or 3rd party billing agencies either. Good luck.
Oct 16, 2024 · Joshua Aaron JenkinsHave not gotten one night of sleep straight here without stereos blaring through the neighborhood all hours of the day and night. Neighbors just totally inconsiderate of their surrounding neighbors. Along with children. People FLY through this park. Speed limit is 15, might as well throw 50mph on it.Not sure if it’s the office up front or the Vineyards management group that runs this place, but lease limitations are also not upheld in this park. Plenty of breeds of animals that do not belong, sex offenders in this park, so clearly background checks are not checked properly. (Good for some!). The trailer itself is super nice which really sucks because I want to love it. This place, this place is just not it.Would not recommend, even if in a crunch or need a “cheap place” to stay. Don’t. Keep driving. A little further to Coloma and maybe try a park there.

Dec 04, 2024 · TAlways very clean nice place to visit we have family and friends that live there. There are a couple strange people that live there but you get that everywhere. Just wish their pool was open in the summer to at least certain families if they had like a sign in sheet and someone to inforce that it would be awesome along with having the adults watch thier kids while they play or are at the pool. When I visited 2 years ago there were kids everywhere and not one parent some as young as 4 it looked like so I'd just say I wish there were more people to watch thier children or at least made sure they weren't being rude to others.
Dec 08, 2020 · shelly cobeI recently became acquainted with some residents who live there. Every time that I visit it's very quiet, most of the properties are very well kept, and the residents who live there seem to be very friendly. If I were in need of a home I wouldn't hesitate to move there.
