Rancho Granada Mobile Home Park Introduce
With approximately 116 units, the community features a variety of mobile and manufactured homes, offering floor plans typically ranging from two to three bedrooms. The homes themselves vary in age, with the community’s development dating back to the 1960s, though many homes have been well-preserved or updated. The park's success is often attributed to its scrupulously maintained
grounds and the active involvement of its residents and management.
A major financial advantage for residents in this California community is the park's inclusion under the City of Carpinteria’s Mobilehome Parks Rent Stabilization Disclosure. This local ordinance provides rent control, ensuring that the monthly space rent—the fee paid for leasing the land upon which the home sits—is subject to local regulatory limits. This measure provides a degree of long-term stability and predictability to one of the major costs of mobile home ownership, a highly valuable benefit in the expensive coastal California housing market. The relatively low initial space rent figures, often cited in documentation, are a direct result of this stabilization.
The unique combination of a senior, owner-occupied environment with rent control makes Rancho Granada a particularly compelling slice of Heaven
for those seeking an affordable and engaging retirement lifestyle in a prime Southern California location.
