Quarter Oak Communities Introduce
Introduction / Overview
Quarter Oak Communities, situated in Ludowici, Georgia, offers an option for individuals and families seeking mobile home living in the region. Mobile home parks, also known as manufactured home communities, are a significant part of the housing landscape in Georgia, providing alternative housing solutions that can sometimes be more affordable than traditional stick-built homes. These communities typically offer designated lots for manufactured homes, with varying levels of amenities and services.
The decision to choose a mobile home park involves considering various factors, including location, cost, the condition of the homes (if rented from the park), and the responsiveness of management. Quarter Oak Communities, like many properties, has garnered a range of feedback from current and former residents, which can offer valuable insights into the living experience it provides. Understanding these diverse perspectives is crucial for anyone in Georgia looking for a mobile home community that aligns with their needs and expectations.
This article aims to provide a balanced and factual overview of Quarter Oak Communities based on publicly available information and resident reviews. It's important for prospective residents to weigh all aspects to make an informed decision about whether this community in Ludowici is the right fit for their housing needs.
Location and Accessibility
Quarter Oak Communities is located at 8582 Rye Patch Road NE Lot #31, Ludowici, GA 31316, USA. Ludowici is a small city in Long County, Georgia, and is perhaps most notable for its close proximity to Fort Stewart, a major U.S. Army installation. This location can be particularly convenient for military personnel and their families, as well as contractors working at the base, potentially offering a reduced commute.
Rye Patch Road NE is situated in a more rural part of Ludowici, which can contribute to a quieter living environment, as suggested by one positive review stating, "Not loud. No drama." While specific details about immediate walking access to amenities are not prominent, the general area of Ludowici offers access to local stores and services. Larger commercial centers, extensive dining options, and medical facilities would typically be found in nearby Hinesville or Jesup, both of which are accessible via major roads.
The property appears to be within 5-6 miles of Fort Stewart, according to information for other Quarter Oak Communities listings in Hinesville (which is also close to Fort Stewart). This suggests that the location offers a balance of peaceful living while remaining conveniently connected to a significant military base and the resources it provides. However, prospective residents should consider their transportation needs as immediate public transit options are often limited in more rural Georgia settings.
Services Offered
Quarter Oak Communities aims to provide mobile home living, and based on the provided customer reviews and typical mobile home park operations in Georgia, certain services are offered. However, it is essential to note that there are contrasting experiences regarding the quality and delivery of these services.
- Lot Leasing/Home Rentals: Quarter Oak Communities offers "lot lease only" options where residents bring their own mobile homes, and in some cases, they also have "newly remolded" mobile homes available for rent.
- Payment System: They utilize an "app" for rent and payment, though one review describes it as an "awful experience," citing issues with transaction fees being applied even when attempting to use a bank account to avoid them.
- Maintenance Services: The park provides maintenance, but there are highly conflicting reports. One positive review states, "Maintenance is very quick and efficient. They stay on top of requests and communication. Overall a great place to live!" Conversely, a very negative review highlights severe issues: "Kitchen sink has been leaking since January and best the maintenance man did was put a piece of wood to hold up pipes. My unit has a serious roach infestation though they spray monthly problem has gotten worse." This suggests a significant disparity in maintenance responsiveness or quality depending on the specific unit or issue.
- Pest Control: Based on a negative review, they do "spray monthly" for pests, specifically roaches, but effectiveness is called into question, with the problem reportedly "gotten worse."
- Unit Preparation (for park-owned rentals): If renting a mobile home directly from the park, unit preparation is a service. One reviewer noted, "When we first moved in refrigerator had to be deep cleaned." This indicates potential issues with the condition of park-owned rentals upon move-in.
- Communication: The negative review severely criticizes the leasing office for communication, stating, "They NEVER answer the phone! I have been trying to reach out to them regarding rent and payment through app..." This contrasts sharply with the positive review that praises management for staying "on top of requests and communication."
The discrepancy in reviews suggests that while services are formally offered, their execution and consistency may vary greatly, leading to vastly different resident experiences.
Features / Highlights
Quarter Oak Communities in Ludowici, GA, presents a complex picture when it comes to its features and highlights, with strikingly different experiences reported by residents. It's crucial to consider both the positives and the significant concerns:
- Quiet Community Atmosphere: A definite highlight for some residents is the "Not loud. No drama" environment. This indicates that the community can offer a peaceful and harmonious living experience, free from excessive noise or interpersonal conflicts, which is a highly desirable trait for many mobile home park residents.
- Responsive Maintenance (for some): One review specifically praises maintenance as "very quick and efficient," highlighting that for some, requests are handled promptly and communication is effective. This suggests that good maintenance support is possible within the community.
- Proximity to Fort Stewart: The community's location is a key highlight, being within a few miles of Fort Stewart. This makes it an incredibly convenient option for military personnel, their families, and support staff, reducing commute times and offering easy access to base facilities.
- Affordable Lot Leases/Rentals: As a mobile home park, it inherently offers a more affordable housing solution compared to traditional homes in the area. Listings show lot leases around $250 a month and some renovated homes for rent, potentially providing budget-friendly options.
- Potential for Renovated Units: The presence of "newly remolded" mobile homes for rent suggests that some units have been updated, which could be an attractive feature for those seeking a modern interior without purchasing a home.
- Significant Maintenance Issues (for others): A major counterpoint is the reported "serious roach infestation" and a persistent "Kitchen sink... leaking since January" with inadequate repairs ("put a piece of wood to hold up pipes"). This indicates a severe lack of proper maintenance for some units.
- Poor Communication & Payment Issues: A critical highlight (or rather, lowlight) is the reported "TERRIBLE" leasing office that "NEVER answer the phone!" and issues with payment processing, where desired payment allocation is overridden and "transaction fee" issues arise.
- Condition of Rentals: The comment "refrigerator had to be deep cleaned" upon move-in, and the overall sentiment of "they don’t put money into there rentals. Do not recommend unless you are ok with putting money into making more livable," points to a concern about the initial and ongoing quality of park-owned rental units.
The stark contrast in resident experiences suggests that while some residents find it to be a "great place to live," others encounter significant challenges with management, maintenance, and the condition of their homes.

Conclusion: Why this place is suitable for locals
Quarter Oak Communities in Ludowici, Georgia, presents a complex picture for locals considering mobile home living. For some residents in the Georgia region, particularly those affiliated with Fort Stewart, its strategic location offers a clear advantage, providing a convenient and potentially more affordable housing option close to the base. The reported "Not loud. No drama" atmosphere suggests a peaceful community that could appeal to those seeking tranquility away from urban bustle. The positive feedback on "quick and efficient" maintenance also highlights a potential for good service for some individuals within the community.
However, it is paramount for any local considering Quarter Oak Communities to be fully aware of the significant and severe concerns raised by other residents. The reported issues with communication, an "awful experience" with the payment app and misallocated funds, persistent and unresolved maintenance problems like a "serious roach infestation" and a "leaking kitchen sink," and the overall sentiment that the management "don’t put money into there rentals" are critical red flags. The advice "Do not recommend unless you are ok with putting money into making more livable" is a serious caution for potential tenants.
While the community might offer a quiet setting and affordability, the stark contrast in resident experiences indicates a potentially inconsistent quality of management and property upkeep. For locals in Georgia, especially those on a tight budget who might be drawn to the lower costs, it is absolutely essential to conduct thorough due diligence. This includes visiting the specific unit of interest, speaking with current residents, meticulously reviewing all lease agreements (especially concerning maintenance responsibilities and fees), and clarifying all payment processes in writing. Only by fully investigating these potential pitfalls can a local make an informed decision and determine if Quarter Oak Communities aligns with their expectations for a suitable and comfortable home.

Quarter Oak Communities Reviews
This leasing office is TERRIBLE. They NEVER answer the phone! I have been trying to reach out to them regarding rent and payment through app (which is awful experience, I put my bank account to make a payment to avoid transaction fee but the office made sure to take the $8 on the back in) However when I make payment towards rent they allow it to go towards other fees and say they cannot change it through system. But y'all can make sure you take out a $8 process fee ? That I didn’t pay for. My unit has a serious roach infestation though they spray monthly problem has gotten worse. Kitchen sink has been leaking since January and best the maintenance man did was put a piece of wood to hold up pipes. When we first moved in refrigerator had to be deep cleaned. It’s like they don’t put money into there rentals. Do not recommend unless you are ok with putting money into making more livable.
Jun 06, 2025 · Aisis NayelizI have lived in the Oakdale community for almost a year. Absolutely love it. Not loud. No drama. Maintenance is very quick and efficient. They stay on top of requests and communication. Overall a great place to live!
Jan 07, 2025 · Mary ConlinI reviewed earlier but didn't add the infestation of roaches, red ants and fleas that they won't do anything about. You can see the fleas jumping on you just walking in the grass. And I got a nasty message from them because they didn't like my first review. It hasn't gotten any better since then and I will NEVER go back there for any reason. They let me pay all kinds of money to move in for our of state, but NEVER mentioned that the place was full of roaches. Pics below are of roach egg casings we found when we moved in and of roach excrement all over... everything.
