Quail Run Mobile Home Community Introduce
For many Illinois residents, particularly those in the Edwardsville area, mobile home communities offer a unique and often more accessible housing option. Quail Run Mobile Home Community, located in Edwardsville, Illinois, is one such place. This article aims to provide a comprehensive and factual overview for prospective residents, detailing its location, typical services, and, crucially, a balanced perspective on its living environment based on recent customer feedback. Understanding both the positive aspects and the significant concerns raised by current and past residents is vital for anyone considering this community for their home in Illinois.
The decision to live in a mobile home park involves evaluating various factors, including the quality of infrastructure, responsiveness of management, and the overall community atmosphere. While a recent review suggests some improvement under "Lisa," a manager, other detailed accounts paint a picture of ongoing challenges. This article will help you navigate what to expect, allowing you to make an informed decision from a local perspective, particularly concerning maintenance, noise levels, and management practices, which are highly protected by Illinois' Mobile Home Landlord and Tenant Rights Act.
Quail Run Mobile Home Community is situated at 5100 Kay Dr, Edwardsville, IL 62025, USA. Edwardsville is a well-regarded city in Madison County, Illinois, known for its community-oriented atmosphere, quality schools, and proximity to Southern Illinois University Edwardsville (SIUE). The park's location on Kay Drive places it within the Edwardsville area, offering residents a suburban setting with access to various city amenities.
The community's position provides relatively good accessibility to essential services and local attractions. Grocery stores, diverse dining options, retail establishments, and other conveniences typical of Edwardsville are generally within a short driving distance. Edwardsville itself offers a range of recreational opportunities, including numerous parks, trails, and cultural attractions, contributing to a desirable quality of life for its residents. Its proximity to major roads in the Edwardsville area facilitates commuting to employment centers and neighboring communities in the greater Metro East region and even into St. Louis, Missouri. While the park aims to offer a residential escape, its connection to the vibrant Edwardsville community ensures that residents are not isolated from necessary urban conveniences or recreational pursuits.
Like most mobile home communities, Quail Run Mobile Home Community is expected to provide a range of services that are typically covered by lot rent, designed to maintain the common areas and facilitate a comfortable living environment for residents. Based on the nature of mobile home parks in Illinois and some inferred information from reviews, these services would generally include:
- Lot Leasing: Providing individual plots for residents to place their mobile homes.
- Community Maintenance: This typically covers the upkeep of shared spaces, including park roads, landscaping in common areas, and potentially drainage systems. However, resident feedback explicitly mentions "major drainage issues" and "potholes all over that don't get filled," indicating significant shortcomings in this area.
- Snow Removal: According to resident statements, the lease specifies that the "park is responsible for clearing roads after it snows." However, reviews critically state that management "haven't plowed the roads or salted them at all during the last few winters," leading to hazardous conditions. This is a direct contradiction between the lease terms and the park's actions, and it is important to note that Illinois law (765 ILCS 745/11) generally requires park owners to maintain all roads within the mobile home park in good condition, which would typically include reasonable snow removal.
- Utility Infrastructure: Providing the necessary hook-ups for essential utilities such as water, electricity, and sewer to each mobile home lot. Residents are generally responsible for their individual utility consumption.
- On-site Management: There is a management presence, with "Lisa" being mentioned as a point of contact. However, previous reviews note that management "don't usually bother to return phone calls," which points to potential issues with responsiveness.
- Waste Management: Services for garbage collection are typically provided, though not explicitly mentioned in the reviews.
Based on the provided customer reviews, the highlights of Quail Run Mobile Home Community are largely overshadowed by significant and recurring issues, although one recent comment offers a glimmer of hope.
- Potential for Improvement with New Management (Lisa): One very recent review states, "Since Lisa has taken over things have improved drastically. I appreciate everything she has done." This indicates a positive shift in management and a commitment to addressing past problems, offering a hopeful outlook for future residents.
However, it is crucial to present the detailed criticisms from other residents, as these represent the current or very recent lived experience for many:
- Severe Maintenance Neglect:
- Drainage Issues: The park suffers from "major drainage issues with standing water around the clogged drains along the road for days after it rains or snows," leading to "swarms of mosquitoes for much of the year."
- Road Conditions: "Potholes all over that don't get filled" and damaging "speed bumps" are significant concerns, indicating poor road maintenance that can affect vehicle suspension.
- Lack of Winter Weather Response: Despite lease obligations, management "haven't plowed the roads or salted them at all during the last few winters." This creates "very difficult" and "hazardous" conditions for residents and poses a severe risk for "Emergency services" access, which is a critical safety concern.
- Excessive Noise Levels: The community has become "ridiculously loud." Residents report "people blast music until 2am or later" and "People ride dirt bikes and four wheelers around the park all hours," disrupting the peace and quiet of a residential area. This level of noise has even impacted a resident's ability to "do my work-from-home job."
- Unresponsive Management and Retaliation Concerns:
- Lack of Communication: Management "don't usually bother to return phone calls," which is a major barrier for residents attempting to address issues.
- Fear of Retaliation: A resident expressed fear of "retaliat by raising the rent if you complain or ask them to take care of maintenance tasks that are their responsibility," suggesting a hostile environment for those who voice concerns. This is particularly concerning as Illinois law protects tenants from retaliation for exercising their rights or reporting violations.
- Attempted Bribery for Reviews: There are explicit allegations that management "tried to bribe people into giving five star reviews here by setting up a contest for someone to win a small discount on rent picked from people who submitted proof that they wrote a positive review." This raises serious questions about the authenticity of any highly positive reviews (aside from the one specifically mentioning "Lisa").
- Increased Stress and Declining Quality of Life: Overall, residents describe the living experience as "very stressful," indicating a significant decline in the quality of life within the community over recent years.
The stark contrast between the single recent positive review mentioning "Lisa" and the detailed, widespread negative feedback underscores the critical need for prospective residents to verify the current conditions and the actual impact of this management change. While improvements are hoped for, the depth of the previous problems is substantial.

Evaluating Quail Run Mobile Home Community for local Illinois residents presents a complex picture. Its location in Edwardsville, a desirable city, offers typical advantages in terms of accessibility to local amenities, schools, and the wider Metro East area. Historically, some residents may have found the community acceptable, as noted by an older sentiment of "It was ok 4 or 5 years ago."
However, prospective residents must be acutely aware of the pervasive and severe issues detailed in the majority of recent reviews. The significant and long-standing problems with drainage, unrepaired potholes, and a complete failure to provide snow removal, despite lease obligations, point to a serious neglect of basic park maintenance, which is a responsibility of park owners under Illinois law (765 ILCS 745/11). Furthermore, the reported excessive noise pollution from neighbors, coupled with allegations of unresponsive management, fear of retaliation for complaints, and even attempts to solicit fake positive reviews, create an environment that sounds highly stressful and potentially detrimental to residents' well-being and property value.
While one very recent review offers a ray of hope with the mention of "Lisa" and drastic improvements, this lone positive note struggles to outweigh the extensive historical and current concerns. For Illinoisans considering Quail Run Mobile Home Community, extreme caution and thorough personal investigation are paramount. It is advisable to visit the park multiple times, particularly after heavy rain or snow, attempt to speak with various current residents (without management present), and independently verify the actual state of maintenance and management responsiveness. Understanding one's rights under the Illinois Mobile Home Landlord and Tenant Rights Act is also crucial. Without verifiable and sustained improvement in addressing the widespread issues, particularly maintenance, noise control, and management's professionalism, Quail Run Mobile Home Community, as described by the majority of reviews, may not be a suitable or safe choice for residents in Illinois.

Quail Run Mobile Home Community Reviews
It was ok 4 or 5 years ago, but it has gone downhill over the last couple years. I'll write a new review with more details and photos when I move because they retaliate by raising the rent if you complain or ask them to take care of maintenance tasks that are their responsibility. The park has major drainage issues with standing water around the clogged drains along the road for days after it rains or snows. This causes swarms of mosquitoes for much of the year. There are also potholes all over that don't get filled and speed bumps that both damage suspension systems on cars. They don't do anything for winter weather even though it says the park is responsible for clearing roads after it snows in the lease. They haven't plowed the roads or salted them at all during the last few winters. People who are fortunate enough to have trucks or suvs drive over the snow until it compacts and forms ice, and then people who have cars may or may not be able to go to work. After the last big snowstorm that brought about ten inches of snow, it took weeks for the compacted ice to finally melt completely. People had to walk across the ice to get their mail, and it was quite hazardous. Emergency services would also have a very difficult time accessing the park during winter weather events with the road not being plowed, so that's something for anyone who has a health condition to consider before moving here. It's also gotten ridiculously loud compared to how it was before. Sometimes people blast music until 2am or later. People ride dirt bikes and four wheelers around the park all hours, which should not be the case in a residential area. I frequently get woken up by people revving up engines repeatedly or playing loud music. I was unable to do my work-from-home job because the neighbors are too loud for me to hear clients on the phone or over Zoom, so I had to get a different job.It has become very stressful to live in this neighborhood. There's a lot more that I can't say right now, but management knows about the issues and does almost nothing. They don't usually bother to return phone calls, so it's amusing that they keep replying to these reviews with a phone number. A while back, they tried to bribe people into giving five star reviews here by setting up a contest for someone to win a small discount on rent picked from people who submitted proof that they wrote a positive review, so take any good reviews you see here with a grain of salt.
