Quail Ridge Mobile Homes

All the homes are in need of gutting, from the roof to the insulation in the floor. I’ve lived out there long enough to see 3 owners. Only person made sure the parks were kept up was Ms. Kathy. Now there’s no maintenance, it takes 2 weeks to a month to get repairs, that’s if the owners in ((Utah)) feel like it should be repaired.“”When the now owners came in last year, immediately the rent went up. No walk through was done to checkout the upkeep just increased rent for inflation.”” Vineyard Management also own Country Manor and control the use of the tenants water. If you live there you won’t receive a bill from the water company. You will get a bill which was divided by number of occupied dwellings. So if you’re out of town for a month you still get a bill for $70-$100. Obviously all the things that are against the law is going on….Please do not waste your time or money. They(Vineyard Management) owns 3 trailer parks which all are on the verge of being ran in the ground. Google the name and you’ll see all the BAD reviews. If you want lies by all means apply. It’s residents with holes in the floor. Work orders are placed just not completed. I pray everyone in all parks get blessed beyond measure. - Michelle Prewitt

Conclusion: Why Quail Ridge Mobile Homes May (or May Not) Be Suitable for Locals

For Alabamians considering mobile home living in the Northport area, Quail Ridge Mobile Homes presents a complex picture that requires careful evaluation. On one hand, mobile home parks often offer a more affordable entry point into housing compared to traditional homes, which can be a significant draw for locals managing budgets. The park has also hosted long-term residents, indicating a historical capacity to be a long-term home for some.

However, recent public reviews highlight substantial concerns that locals should be fully aware of before committing. Issues such as homes being in disrepair ("holes in the floor," "in need of gutting"), slow or uncompleted maintenance requests, and perceived increases in rent without corresponding improvements are significant red flags. The reported billing method for water, where costs are divided among occupied dwellings regardless of individual usage, could lead to unexpected expenses. Furthermore, concerns about rising crime rates and a lack of on-site security or patrols are serious considerations for personal safety and family well-being.

The feedback suggests a disconnect between current ownership (Vineyard Management, reportedly based in Utah) and the immediate needs of residents, leading to a decline in park upkeep. While the phone numbers are provided, the reviews indicate difficulty in contacting management. Therefore, for locals, a thorough personal investigation is paramount. This would involve visiting the park in person, speaking with existing residents if possible, and directly questioning management about all maintenance policies, water billing, security measures, and future plans for property improvements. For those prioritizing a well-maintained, responsive, and secure living environment, Quail Ridge Mobile Homes may present challenges that outweigh its potential affordability, and exploring alternative options in the Northport-Tuscaloosa area might be advisable.
