Quail Ridge Manufactured Home Community Introduce
For many Utah residents and families seeking an alternative path to homeownership along the increasingly competitive Wasatch Front, **Quail Ridge Manufactured Home Community** offers a compelling solution. Located in Layton, this community functions as much more than just a mobile home park; it is a full-service residential neighborhood that combines the affordability of manufactured housing with the benefits of a managed community.
In a region where the average home value often exceeds $500,000, manufactured home communities like Quail Ridge play a vital role in providing attainable housing options. These communities offer residents the chance to own their home (or secure a rental) without the prohibitive cost of land ownership, while still enjoying dedicated outdoor space. Quail Ridge is categorized as a **Mobile home park**, a **Mobile home dealer**, and a **Mobile home rental agency**, providing flexibility for potential residents whether they are looking to buy a new or pre-owned home or simply rent a space.
The community prides itself on a culture that is both quiet and family-oriented, as consistently reported by its residents. The management team receives high praise for its dedication, its frequent organization of functions for the children, and its overall responsiveness. This focus on cultivating a supportive atmosphere makes Quail Ridge an attractive place for families looking for stability and community connection in Davis County.
While residents occasionally note common industry concerns, such as the yearly lot rent increases—a topic governed by Utah's Mobile Home Park Residency Act, which mandates at least 60 days written notice for such increases—the overall sentiment is overwhelmingly positive. The high standards for cleanliness and the professionalism of the staff contribute to a strong sense of pride among residents who are "proud to call it home."
Quail Ridge Manufactured Home Community is strategically positioned in a desirable part of Northern Utah, offering excellent access to both natural beauty and urban conveniences. The community is located at:

 - **Sales and Leasing Options:** As a mobile home dealer and rental agency, the community offers comprehensive housing services, including the sale of manufactured homes within the park and, potentially, rental opportunities for those who do not wish to purchase a home outright.
 - **Dispute and Rule Enforcement:** Management is responsible for enforcing community rules, such as those regarding external modifications like fences, to maintain the community's aesthetic and safety standards—though this can occasionally lead to understandable frustration among homeowners.
 - **Payment Convenience:** For ease of financial transactions, the park accepts **Debit cards** for payment of lot rent and fees.

Quail Ridge excels in creating a lifestyle that balances private home ownership with accessible community recreation, making it highly attractive to families along the Wasatch Front.

★ 5★ 4★ 3★ 2★ 1I have lived here for over a year now and I really enjoy my home. The park is always quiet and kept clean. The management is wonderful. I do get a bit discouraged when I own my trailer and can’t put up a fence so my dog can roam freely. When I take a look around EVERYONE else has one. The lot rent increase every year is another issue. I feel these places should be capped off at some point. But all in all it’s a really nice place to live and I have never had any issues.
June 19 · Christine BearI stand corrected from previous reviews I left. The office staff is amazing. Shout out to Kateisha a very hard working property manager who is dedicated to her job and always on point. Always doing functions for the kids. Friendly and easy to deal with. Family oriented and understanding. Maintenance is on point and always moving to the next task. Corbin and t son. They are the best! Good location near the mountains. And offers a decent pool to cool down in the summer and park areas for child recreation. Snow removal is done effectively in the winter which is nice and very helpful. Staff is always there to help in any situation. I appreciate this place and am proud to call it home.
July 25 · James MartinI have lived here over 8 years and love this neighborhood. Corin is awesome! She is so kind, understanding and really helpful. The new manager is sweet as well. Makes sure to read the park rules in the contract that you sign and abide by them and you will be fine. Communication is key and there are many ways to reach them if they are not in the office. There are phone numbers and email addresses in your lease agreement and park rule packet as wells as posted on a sign next to the clubhouse door. I love the fun events they plan at the clubhouse! Would love to see more adult oriented events. Maybe a “Girls Night Out” and a “Couples Night Out” theme. My only complaint is that some residents need to be better parents and tenants. Allowing your kids to go to the pool unsupervised (which is against community policy) where they behave poorly causing a safety risk to themselves and others as well as destroying property resulting in the pool being shut down is quite atrocious. You are an inconvenience to those of us who actually parent our children and abide by the rules. I ask, respectfully, that if you do not take parenting or rules seriously, then please grace a different community with your presence…respectfully.
January 19 · Michelle CarterIf you are in a wheelchair, this is not the place for you. The sidewalks are only 22 inches wide which does not accommodate an electric chair. The way to get on the sidewalks is way too steep for a chair to even get onto the sidewalk. Not to mention that the sidewalk seems to always have cars parked on them so even if you could get the chair up onto the sidewalk you would have to risk life and limb to get off said sidewalk. You can't travel by the side of the road because they have speed bumps that prohibit the chair's ability to get over them. I have requested that they cut the speedbumps by 32" so it can fit my chair and they pretty much laughed it off. While you are able to use a wheelchair to get into the club house. Once you enter the clubhouse you can only go to the office and no further. There are stairs to get to the rest of it and no ramps to go further into the club house. If you wanted to go to the back of the clubhouse you have to go around the building and enter through the back. As someone who has recently become dependent on my chair for mobility, I can't go the mailbox or to the pool without getting into my car and going to get it. I'm working on trying to fix this with management and I will see how that goes.If your are elderly or disabled AVOID THIS PLACE LIKE THE PLAGUE! I say this because management prefers not to have to deal with us.
February 11 · Shi'No TenshiI would not suggest living here to anyone I've lived here 5 years about a month after moving in I started getting notices about everything and anything. And it's still going just about every week we get one for something new to the point I've given up trying to make the management happy. I can't wait till I can leave this place. The lot rent also goes up every year. It's ridiculous I almost don't even want to be home most of the time because of it.
