Very Low Maintenance in the Grounds, no Code enforcement. The place is deteriorating! Some parts are nice but the Majority looks like a ghetto.
Nov 14, 2023 · CRCOwned a manufactured home there for 13 years. Steadily declined since Clayton Homes sold it. Multiple owners after. Poor treatment of residents. They no longer cut the grass for residents so it always looks unkept. Flooding issue is terrible. They are required by law to arrange for bulk garbage pick up for residents & they do not. Miami Dade refuses to accept the bulk garbage. So residents resort to illegal dumping. And there is no security. There had been a problem with teenagers & thefts. Lot rent is the highest in the area. The rental amount was illegally raised a few years ago with one of the previous owners - higher rate than allowed with very little notice. We had issues with sewer backing up into our house numerous times. Our insurance paid for the extensive repairs. The owners did not reimburse us for the deductible. The 1st time we went w/o working sewer for a week. The 2nd time the owners refused to fix the issue. We had to pay a plumber to snake & clear the sewer lines that was not on our lot. The manager did not comprehend what the problem was or how it was the landlords issue. (tree roots growing into sewer lines on an adjoining property).
