The community emphasizes its location as a key benefit, providing easy access to freeways and proximity to major shopping, dining, and entertainment hotspots in the Mesa area. It strives to be a place where residents can enjoy life in downtown Mesa, whether for short-term stays in an RV or longer-term residency in a mobile home.
As a combined mobile home and RV park, Primrose Estates serves a diverse population, from "snowbirds" seeking a warm winter escape to travel nurses needing temporary housing, and permanent residents looking for an affordable and community-focused living situation. The blend of mobile home and RV sites creates a unique atmosphere within the park, appealing to different lifestyles while sharing common community features. It's a place that encapsulates a particular segment of Arizona living, offering a distinct alternative to traditional apartments or single-family homes.
Primrose Estates RV Park is advantageously situated at 2551 E McKellips Rd, Mesa, AZ 85213, USA. This prime location places the park firmly within Mesa, one of Arizona's largest and most rapidly expanding cities, and a significant component of the greater Phoenix metropolitan area. Mesa is well-regarded for its welcoming environment, diverse cultural landscape, abundant recreational activities, and a robust economic outlook.
The park's positioning on East McKellips Road ensures excellent accessibility to a wide array of essential services and popular destinations. Residents will find themselves within convenient reach of numerous grocery stores for their daily needs, various shopping centers ranging from large retail establishments to specialized boutiques, and a diverse selection of dining options that reflect Mesa's vibrant culinary scene. For those who appreciate the outdoors, Mesa provides an abundance of parks, golf courses, and accessible trails leading to the scenic Superstition Mountains, offering ample opportunities for hiking and exploration.
Moreover, Primrose Estates' location offers seamless connectivity to major transportation networks. McKellips Road serves as a key thoroughfare, and its close proximity to Loop 202 (Red Mountain Freeway) and US-60 (Superstition Freeway) facilitates effortless travel throughout Mesa, to neighboring cities such as Scottsdale, Tempe, and Phoenix, and across the broader Arizona region. This central and highly accessible location is a considerable advantage for residents, offering both immediate convenience and extensive regional reach, which is often a crucial factor for choosing a home in the Valley of the Sun.
Primrose Estates RV Park is structured to accommodate both mobile home residents and RV park guests, offering a foundational set of services to support a comfortable and efficient living experience. Based on common offerings for such combined parks, and information from publicly available sources, the following services are typically provided:
- Mobile Home Lot Rentals: The park provides dedicated spaces for manufactured homes, complete with the necessary utility hookups (water, sewer, and electricity).
- Full-Hookup RV Spaces: RV sites are equipped with full hookups, typically including 30-amp and 50-amp electrical service, water, and sewer connections, catering to various RV sizes up to 40 feet.
- Laundry Facilities: The park features on-site laundry facilities for both mobile home and RV residents. However, it's important to note that customer reviews indicate potential issues with functionality, with one review mentioning only one washer and dryer in the entire park that often doesn't work properly and takes coins.
- Community Maintenance: Management generally handles the upkeep of common areas within the park, including internal roads and shared spaces.
- Waste Management: Trash collection services are typically facilitated for residents.
- On-site Management/Assistance: While the level of direct interaction may vary, there is typically a management presence to address resident concerns and administrative needs. However, customer reviews point to poor communication and infrequent in-person sightings of management.
Primrose Estates RV Park, as a combined mobile home and RV community, offers several features designed to appeal to its target residents. Based on public descriptions and customer feedback, here are some key aspects:
- Central Mesa Location: The park's primary highlight is its strategic location in central Mesa, providing easy access to major freeways (like the Red Mountain Freeway) and proximity to extensive shopping, dining, and entertainment options. This makes it convenient for daily errands and recreational activities.
- Pet-Friendly: Primrose Estates is described as a pet-friendly community, which is a significant advantage for residents with furry companions.
- All-Age Community: Unlike some 55+ communities, Primrose Estates welcomes residents of all ages, potentially fostering a diverse demographic.
- Access to Canal Walking Path: One review noted being placed in a section next to a canal, which offered a nice walking path for dogs, suggesting a pleasant outdoor amenity for some residents.
However, it is crucial to address the significant concerns raised by customer reviews, which provide a more nuanced picture of the park's features and operational quality:
- Management and Communication Issues: Multiple reviews highlight poor communication from management, a lack of in-person presence, and unprofessional behavior (e.g., leaving a mailbox key taped to the door and asking for a review). This suggests a potential challenge in addressing resident needs effectively.
- Laundry Facility Problems: A consistent complaint revolves around the park's laundry facilities, specifically mentioning only one washer and dryer for the entire park, which frequently malfunctions and retains coins. This is a considerable inconvenience for residents relying on on-site laundry.
- Crowded Conditions: One review noted being "definitely packed in next to each other," indicating that sites might be close, which could impact privacy and space.
- Odor Issues: A significant negative point raised was the frequent smell of sewage outside, believed to be from a mobile home leak, which seriously impacts the living environment.
- Feral Cat Population: The presence of an "entire pack of feral cats" leading to frequent cat fights was another notable detractor, suggesting a lack of animal control within the park.
- Value for Price: One travel nurse concluded that "for the price point it is not worth staying here," suggesting that despite the location, the overall experience due to the aforementioned issues does not justify the cost.

It is strongly recommended to contact the park directly via phone to obtain the most accurate and up-to-date information regarding vacancies, rental terms, and any specific community rules or amenities. Primrose Estates RV Park, located in Mesa, Arizona, offers a unique blend of mobile home and RV living that could be considered suitable for certain local residents in the East Valley, primarily due to its strategic location. For those seeking an affordable entry point into the Mesa housing market or temporary housing solutions, the park's presence in a bustling and amenity-rich city is a significant draw.
The primary advantage of Primrose Estates is its central location in Mesa. This provides residents with excellent accessibility to a wide array of urban conveniences. Mesa is a thriving city with a strong job market, diverse shopping districts, a vibrant dining scene, and numerous recreational opportunities, including parks, golf courses, and cultural attractions. The park's proximity to major freeways like the Red Mountain Freeway also makes commuting across the Phoenix metropolitan area relatively easy, which is a considerable benefit for individuals working or studying in neighboring cities like Phoenix or Tempe.
For RV enthusiasts, especially those seeking longer-term stays or "snowbirds" looking for a warm winter retreat, the availability of full-hookup RV spaces in an established community within Mesa offers a practical base. The all-age community aspect can also be appealing to families who prefer a diverse demographic over age-restricted environments.
However, it is imperative for prospective residents to consider the insights from current and past residents. The consistent feedback regarding poor communication from management, issues with the on-site laundry facilities, potential overcrowding, and environmental concerns such as sewage odors and feral cats, points to significant challenges in the park's operation and maintenance. While the location is highly desirable, these operational drawbacks could significantly impact the daily living experience. The sentiment that the "price point is not worth staying here" suggests that the perceived value may not align with the reality of the facilities and management.
Therefore, while Primrose Estates RV Park's location in Mesa makes it an appealing option for accessibility and proximity to urban amenities, potential local users in Arizona should conduct thorough due diligence. This includes visiting the park, speaking with current residents if possible, and obtaining clear, direct information from management about the current state of amenities and how resident concerns are addressed. For those prioritizing a prime location above all else and who are prepared to navigate potential operational shortcomings, Primrose Estates might fit their needs. However, for those seeking a highly maintained facility with strong management and a flawless living environment, a more in-depth investigation is certainly warranted.

Primrose Estates RV Park Reviews
3 stars. I'm trying to be really nice.Since here never seen a manager in person or anyone else of that matter. Poor communication. Customer service stated that a manager would call me prior to coming. Manager just shows up and tape my mailbox key to the door with a card and had some nerve asking me to write a review. 3 now but looks like it may go down from here. Opps! I have to take it down to 2 stars. Only 1 washer and dryer in the whole park taking my coins plus doesnt work properly most of the time.
Feb 25, 2025 · Marke YosefI stayed here as a travel nurse for 3 months. Due to age and it being high season for snow birds this was the only RV park that we could find that was available. We ended up being placed in the heritage circle mobile home park part. You are definitely packed in next to each other. Neighbors were quiet for the most part, being on the canal was a plus for us because it was a nice walking path with our dog. The negatives: there was no working washer/dryer the entire time we were there, it often smelled like sewage outside (I believe from a leak in one of the mobile homes), and there was an entire pack of feral cats so frequently you would hear cat fights. For the price point it is not worth staying here, next time I would stay farther out of town.
Sep 03, 2024 · Bethany BartlettLet's face it, it's a trailer park. However, with that in mind, it's in a nice area of Mesa. I grew up in Mesa and we would always refer to this area as the beginning of the "rich neighborhoods". The park itself is in good condition. The management has always been responsive and friendly. Compared to housing and apartment prices these days it's very affordable. I've never had to worry about crime. One of the canals runs up the backside of the park with a decent walking/jogging path. Overall, it's a nice place to live.

Mar 01, 2025 · Brant WillettsRun away. Run as far away as possible and run as fast as you possibly can. This place is something special...... and NOT in a good way.Do you like having raw sewage backed up into your RV? This is the place for you!!Maybe you're not into having it IN your RV, but prefer it to SURROUND your RV instead.... this is STILL the place for you!! Spot 63 specifically.Do you enjoy human feces overflowing from the "closed off spots" and nobody doing anything about it? They just move you to a different spot away from the sewage soaked ground and raise your rent instead..... This is DEFINITELY the place for you!Do you like finding used syringes every time you step outside? Or the junkies sleeping in the laundry room? This is the place for you!!Don't put up cameras, someone WILL steal them. Don't leave anything outside, it WILL disappear. You get the point. If you value your belongings, personal well-being, money and overall quality of life, PLEASE find somewhere else to call home. There's a reason they're kicking residents out..... managements lack of maintenance and refusal to update their infrastructure has finally caught up to them and they're being forced (by the City of Mesa) to fix their issues.UPDATE: I initially turned down relocation to an "unaffected area" because in order for me to relocate, your company required me to switch all utilities into my name, pay $150 "admin fee", pay $150 "utilities deposit", sign a long term lease AND you raised my monthly rent $150 despite the lot being smaller than the one I moved from... all that to move my RV 200 feet across the street and park it next to the condemned trailer full of squatters. Yeah, you REALLY did me a solid. Clowns.
