Porterville Mobile Village Introduce
Located in the heart of California's expansive Central Valley, Porterville Mobile Village serves as a dual-purpose community, offering both long-term mobile home residency and short-term or monthly sites for RV campers. Situated in Porterville, Tulare County, this community is an established and affordable option for those seeking housing stability or a convenient base camp for exploring the nearby foothills of the Sierra Nevada Mountains, including destinations like Sequoia National Forest and Lake Success.
The park is recognized as an all-ages community with approximately 60 units, built in 1958, blending a mix of manufactured homes (singlewides and doublewides) and permanent RV sites. This structure is intended to foster a diverse and inclusive environment. The property is managed by a larger housing company, and while it has faced challenges in the past regarding infrastructure and maintenance—as evidenced by former resident feedback mentioning issues like utility hookups and cleanliness—there is strong anecdotal evidence of recent and ongoing revitalization efforts driven by dedicated on-site management. Residents frequently praise the current manager for working tirelessly to improve the park's street appeal and safety, showing a commitment to turning the community into a cleaner, safer place for all.
For potential residents and RV travelers in California, Porterville Mobile Village offers a functional, albeit basic, solution to affordable living and convenient travel. Its commitment to providing a welcoming environment is also underscored by its pet policy, which recognizes that many residents travel with their dogs allowed, integrating pets as part of the family. The core benefit here is the low market rent, high occupancy, and the essential amenities available on-site, providing a necessary and practical service in a high-demand housing market.

★ 5★ 4★ 3★ 2★ 1I would give less if it was possible. This place is a dump. And everyone that lives there is fine with that. I arrived to no electricity and when I say No, I mean NO METER. I had talked with the manager for a month before arriving...I was told I had to call for hook up....but, after speaking with the electric company; no paperwork was filed after repairs for a previous fire. It would take 2-5 business days for a meter to be placed...in 100 degree weather! My neighbor had a sewage leak that faced my entryway so, the entire time, I had to smell raw sewage....I couldn’t even go outside and sit for relief from the heat!Loud music at all hours, junk and garbage everywhere......It was obvious that no one cared about the park at all.Don’t be fooled by the online pics, the fancy web site and big company to go with it. This place is the worst!!!!!
July 27 · Christine Migler-AlsipIn truth Ive lived alot of places but I've never felt more comfortable and welcomed then here . That of course comes only because of the manager Tracy. She works overtime and does above and beyond for the park. A few years ago this place was absolutely disgusting. I've seen her organize yard sales and take time from her personal hours to paint and clean yards. Even helping people who are not physically able to clean up their spot. In the whole time I've lived here I've seen her do any and everything physically possible to make sure the residents are doing their job and making the park a cleaner safer environment for everyone here. The only reason I personally believe that the park has been going up in street appeal is because of Tracy and I'm not sure that if she wasnt here if the same could be said for anyone stepping into her position.
January 24 · Mykah RidenourWe were only supposed to be here for 6 months max. Been here 4 years. Every year it gets better. Tracy Jordan the manager is a good person. She goes above and beyond to help the residents. She has cleared out most of the bad apples from the park and is working even harder to improve the visual appeal as well. We couldn't ask for a better person to help get this park out of the ghetto. If you need a friendly environment with friendly people this is the place to be. We don't plan on leaving for at least another 10 years.
September 06 · Robin MartoranoI've been a resident here for 10+ years and I can say that this park has very well improved under the new management and ownership. It is safe and the residents and manager are great. Keep up the great work Tracy and I'm looking forward to all new great improvements that are to be done to the community.
September 06 · Jose OrtizI needed an inexpensive place when I relocated. I was told this would be a terrible choice. The manager is super friendly and my neighbors have been fabulous. It is quiet and clean. There is a laundry facility that is easy to use. I was planning for short term but currently am very happy staying where I am.
