Popp's Mobile Home Park is conveniently located at 8555 Perry Hwy, Erie, PA 16509, USA. This address places it within a well-established area of Erie, offering excellent accessibility to various parts of the city and surrounding regions. For residents, this means a straightforward commute to work, schools, shopping centers, and recreational facilities. Perry Highway itself is a significant thoroughfare in Erie, providing direct routes to major arteries, making travel easy whether you're heading downtown, to the Presque Isle State Park for some outdoor recreation, or simply running daily errands. Its position ensures that while the park itself offers a quiet retreat, residents are never too far from the essential services and vibrant life that Erie has to offer. Public transportation options, if not directly at the park's entrance, are likely within a short distance, further enhancing connectivity. The location strikes an ideal balance: it’s far enough from the city's busiest sections to provide a peaceful residential environment, yet close enough for practical daily living and enjoying all the amenities of Erie County. This prime location contributes significantly to the desirability of Popp's Mobile Home Park for prospective residents.
While the full spectrum of services offered at Popp's Mobile Home Park is best confirmed directly, the consistent positive feedback from residents strongly indicates a commitment to providing a well-managed and comfortable living environment. Based on general practices in well-regarded mobile home parks and the specific reviews, here are the services you can typically expect:
- Lot Rentals: Popp's provides spaces for manufactured homes, meaning residents own their homes but lease the land they sit on.
- Professional On-Site Management: Residents consistently praise the "park manager" for being "on his toes" and doing "whatever he can to make the community safe for everyone." This active management is crucial for maintaining the park's high standards of cleanliness, quietness, and safety.
- Community Enforcement of Rules: While not explicitly listed as a "service," the manager's "tight rein on the park" suggests a clear set of rules and their consistent enforcement. This includes regulations against loud music, unsupervised barking dogs, and screaming children, which directly contributes to the park's quiet atmosphere.
- Utility Connections: Mobile home parks typically provide connections to essential utilities such as water, sewer, and electricity to each lot. While recent reports indicate a transition to a ratio utility billing system (RUBS) for water, this is a standard practice and residents are kept informed.
- Road Maintenance: Keeping the internal roads clean and well-maintained is a common service provided by park management, ensuring easy and safe access within the community.
- Safety and Security Measures: The emphasis on making the community "safe for everyone" suggests that the management takes proactive steps, such as enforcing speed limits within the park to protect children.
- Waste Management: Proper waste disposal services are generally provided, contributing to the park's overall cleanliness.
Popp's Mobile Home Park distinguishes itself with several key features and highlights that directly contribute to its highly-praised living environment:
- Exceptional Quietness: This is a recurrent theme in resident reviews. The park actively maintains a peaceful atmosphere, free from the disturbances often found in other communities, such as loud music or excessive noise from pets.
- Immaculate Cleanliness: Reviewers frequently describe the park as "clean." This attention to detail in maintaining the common areas and overall appearance significantly enhances the living experience for residents.
- Strong Sense of Community: Despite being a collection of individual homes, residents report that "the neighbors are all friends and help each other," creating a genuine "little community." This friendly and supportive environment is a major draw.
- Proactive and Engaged Management: The "park manager" receives consistent accolades for being highly attentive, maintaining "a tight rein on the park," and ensuring it remains "clean, respectful, quiet and safe for all residents." This hands-on approach is a significant asset.
- Child-Friendly Environment (with safety in mind): While the park is quiet, it is also home to "many kids." The strict enforcement of speed limits within the park highlights a commitment to child safety, which parents greatly appreciate.
- Respectful Atmosphere: The park fosters an environment where residents are respectful of each other's peace and space, leading to a harmonious co-existence.
- Safety First: The management's efforts ensure the community is "safe for everyone," a crucial factor for families and individuals alike. This extends to general park rules and maintenance.
Regarding "Promotions or Special Offers," it is important to note that mobile home parks, particularly established and well-regarded ones like Popp's Mobile Home Park, do not typically run the same kind of rotating promotional discounts as, for instance, retail businesses or apartment complexes. Their primary "offer" is the consistent provision of a high-quality, well-managed, and desirable living environment. Instead of temporary discounts, potential residents should inquire about the standard monthly lot rental fees and any associated costs. Due to the high demand for spaces in well-maintained parks, availability itself can be a significant factor. If you are looking to purchase a mobile home and place it in the park, or if there are pre-existing homes for sale within the park, the "offer" is often the opportunity to secure a spot in a sought-after community. Any specific move-in incentives or long-term lease benefits, if available, would be communicated directly by the park management. Therefore, the best course of action for Pennsylvanians interested in Popp's Mobile Home Park is to contact them directly to inquire about current lot availability, rental terms, and any specific opportunities that may be present, rather than expecting broad, publicly advertised promotions. The value here lies in the long-term benefits of living in a well-run, peaceful community.

The best mobile home park...it is clean and quiet. My aunt loves in Poops, you don't hear music coming from home, no barking digs tied outside or screaming kids running around outside like you do in other parks. The neighbors are all friends and help each other. It's is a little community. The park manager is on his toes and keeps a tight rein on the park, which keeps it clean, respectful, quiet and safe for all residents.

Jul 13, 2023 · Lily WokulichI drove in here with my teenage daughter to look at a property with a for sale sign in front of it. A man came flying toward me in a golf cart, yelling so hard that his face was covered in saliva. He was screaming at me to get off “his private property” while at the same time blocking my car with his golf cart preventing me from leaving. I drove around him and toward the exit. He flew after me as fast as he could in his golf cart and blocked me from leaving again, all while screaming at me to get out. We were terrified. I have a dashcam in my car and the entire incident was captured on video. Seriously considering going to the police with it but I don’t want to have to encounter him again. Whoever this guy is, he is clearly unstable. I am sorry to whoever is trying to sell their home because it’s never going to happen. Don’t go here and for the love of all that is holy, don’t live here. This toxic, aggressive behavior can not be supported.
