Ponderosa mobile home park Introduce
For many Colorado residents, the dream of affordable housing that doesn't sacrifice scenic beauty leads directly to communities nestled in the foothills and mountains. Ponderosa Mobile Home Park in Cañon City, CO, offers a classic example of this lifestyle, providing an accessible and well-located option for manufactured home and RV living in the beautiful Arkansas River valley. Located near the stunning Royal Gorge Region, the community promises a serene backdrop, with one consistent highlight being its great view of the surrounding landscapes.
Mobile home parks in areas like Cañon City serve a critical role by offering a path to housing stability that is significantly more affordable than purchasing a traditional site-built home. Ponderosa is known to offer both spaces for manufactured homes (often called 'Ponderosa Lane MHC') and vacant lots for RV/campers, complete with essential utility hook-ups. This dual offering caters to a wide array of residents, from long-term homeowners to temporary visitors or those seeking affordable rental options.

Introduction / Overview
The Ponderosa Mobile Home Park, situated on Ponderosa Lane, operates as a core mobile home park providing residential land leases. Public records indicate that some listings for homes at the 800 Ponderosa Ln address mention that it is a small mobile home community on five acres with a focus on providing utility-ready lots. The community's size suggests a more intimate, perhaps quieter, living environment than larger parks, which can be appealing to those seeking a break from the hustle of the Front Range.
A significant highlight of the community is its scenic location, with homes at the end of Ponderosa Lane boasting a beautiful view of the mountains and offering large lots with backyards. This private outdoor space and natural setting are highly desirable features in the Colorado housing market. Furthermore, some listings for rental units within the community indicate they are Pet Friendly, allowing both cats and dogs, a key consideration for many Colorado families.
However, prospective residents must approach this community with an awareness of the operational challenges noted in public reviews. Customer feedback highlights serious concerns regarding property management, maintenance, and resident treatment. Specific issues mentioned include:
- Unfixed Water Pipes and Utility Issues: A former resident reported going without water for several days in the winter due to unfixed, burst water pipes.
- Maintenance and Hygiene: Another report described issues with a property manager's trash and junk in their yard, and extreme accumulation of dog waste in a neighbor's yard ("like 20 piles of dog poop").
- Management Disputes: A severe incident involved a family of five being refused electric service for five months and then being issued a nonrenewal notice immediately after seeking legal help to gain service, followed by an accelerated eviction date.
These reviews suggest a history of significant management and maintenance concerns that potential residents must thoroughly investigate to understand the current operational status and management quality before committing to a lease or purchase.

What is Worth Choosing Ponderosa
Ponderosa Mobile Home Park, like many mobile home communities in rural Colorado, offers a valuable combination of lower-cost housing and superior natural surroundings. The fundamental reason to choose this park is its highly sought-after location in Cañon City, providing residents with great mountain views and easy access to the region's famous outdoor recreation. The availability of RV lots with full utility hook-ups and the general Pet Friendly designation are strong positive features that cater well to the Colorado lifestyle.
However, it is absolutely essential that any potential renter or home buyer be aware of the serious, repeated concerns raised in public reviews regarding management practices and property maintenance. The accounts of utility failures (burst pipes), hygiene issues (dog waste), and management disputes (nonrenewal notice) are critical factors. An informed decision requires a proactive approach: prospective residents should attempt to speak with current residents, visit the property extensively, and get all policies and assurances, particularly for utility maintenance and pet guidelines, documented in writing before signing any agreement. If the current management has resolved past issues, Ponderosa offers a beautiful and affordable place to live; if not, residents may face significant challenges despite the wonderful views.

Ponderosa mobile home park Reviews
I live there two and a half years ago and they must have removed my review somehow. I was in an RV and then the property manager moved in next door I couldn't even open up my windows Play handsome man's trash in their yard and junk. And in the winter time never fixed the water pipes so I went several days with no water. And then they burst again and we're spraying water. I insulated my pipes in my part. And the neighbors bacteria for their dogs with cows are like 20 piles of dog poop!!!! It's a shame because it does have a great view.
September 27 · Lynn GeiserMy family of 5 was in a tight place and the manager ms. Hug, refused to turn electric on for the entire 5 months. When we found legal help to gain service we received a nonrenewal notice giving us till 3/1/18. The next bill we got told us to be out by feb first. If at all possible, avoid any place managed by Joice Hug or owned by duac nyguen. Your family will thank you.
January 26 · Joseph PattenGreat place if you are into substandard living conditions the manager has been embezzling for years by not paying any maintenance person's salaries ... Code enforcement needs to do a inspection on every system electric gas and water and sewage honestly that place should be condemned
February 18 · Kirk AndersonIt's too bad u can only give one star otherwise I'd give the park a negative rating the manager there is a slumlord who will put everything off and never get anything fixed avoid this and Wells mobile home park it's awful
