Poland Country Village Introduce
For many Mainers, the pursuit of an independent lifestyle combined with the realities of housing costs often leads to exploring various residential options. Mobile home parks, also known as manufactured home communities, offer a distinct pathway to achieving homeownership or stable long-term residency that can be more accessible than traditional housing. These communities typically feature individual manufactured homes placed on leased lots, creating a unique neighborhood environment. In the scenic town of Poland, Maine, you'll find Poland Country Village, a mobile home park that serves as a residential choice for those embracing this lifestyle. This article aims to provide a factual and informative overview of Poland Country Village for local Mainers, helping them understand what this community offers as a potential place to call home.
Mobile home living can be a practical solution for individuals and families looking to manage their housing expenses effectively. The model often entails lower upfront costs for the home itself and, in many cases, more predictable monthly expenses compared to the fluctuating costs associated with owning a traditional site-built house. Poland Country Village, as a part of Maine's mobile home landscape, contributes to providing options for independent living within a community context, offering a blend of rural tranquility and access to the unique attractions of the Poland area.
Poland Country Village is located at 36 Hardscrabble Rd, Poland, ME 04274, USA. This address places the park within the rural town of Poland, situated in Androscoggin County, Maine. The region is well-known for its natural beauty, including numerous lakes, ponds, and wooded areas, characteristic of Maine's Lakes and Mountains region. Hardscrabble Road itself suggests a quiet, country setting, contributing to the peaceful atmosphere of the community.
Poland, while a rural community, offers several local amenities and points of interest. It is famously home to the iconic Poland Spring water source and the historic Poland Spring Resort, which provides recreational opportunities including golf, and various activities. The town also features local shops and services to meet daily needs. For more extensive shopping, dining, healthcare facilities, and employment opportunities, larger towns like Lewiston and Auburn are within a reasonable driving distance. The accessibility to these larger hubs ensures that residents of Poland Country Village can enjoy the quiet charm of country living without feeling isolated from broader urban conveniences. Access to major roads allows for relatively easy travel throughout the region, connecting residents to the wider attractions of Southern and Central Maine.
As a mobile home park, Poland Country Village primarily offers sites for manufactured homes. While specific, detailed lists of amenities and services might not be extensively publicized, the fundamental provisions typically include:
- Mobile Home Lot Rentals: The core service is the leasing of individual plots of land where residents can place their manufactured homes. These lots generally include essential connections for utilities.
- Utility Hookups: Residents can expect access to necessary utility connections, typically including electrical hookups. However, a significant concern raised in reviews points to issues with water supply, stating "You never know if you are going to have water or not, and if you have a filter, don't be surprised when it turns dark purple." This indicates potential challenges with water quality and consistency, which would be a critical point for inquiry.
- Community Infrastructure: The park is generally responsible for maintaining common areas and internal roads. Reviews mention issues like "the porch stairs go out from under me" and a "dip in the floor" not being fixed, as well as a "front stoop fell off to reveal rotten boards underneath," suggesting potential concerns regarding property maintenance and responsiveness to repair requests.
- Management and Rules Enforcement: A management presence is typical for overseeing park operations, resident concerns, and enforcing community rules. However, reviews indicate severe issues with management, including claims of "zero respect from management or maintenance," "violating park rules" concerning a hearing dog despite provided paperwork (raising ADA compliance questions), and repeated alleged attempts to "defraud his tenants" by falsely claiming missed rent payments. These are critical red flags for potential residents regarding management integrity and responsiveness.
Given the significant concerns raised in the reviews regarding basic services like water consistency and maintenance, along with very serious allegations about management practices, prospective residents must conduct thorough due diligence and seek direct clarification on all aspects of park operations and tenant rights. Maine law provides specific protections for mobile home park tenants, including rules about evictions and fees, which residents should familiarize themselves with.
When considering Poland Country Village, potential residents should be aware of various features, weighing both the general characteristics of mobile home living and the specific feedback received:
- Affordable Housing Potential: Mobile home living is generally considered a more affordable housing solution compared to traditional homes in Maine, which can be an attractive option for those on a budget.
- Rural Maine Setting: The park's location in Poland offers a peaceful, rural environment, appealing to those who desire tranquility and access to Maine's natural beauty, including lakes, ponds, and outdoor recreational opportunities.
- Independent Living: Residents typically own their manufactured homes, providing a sense of independence and the ability to personalize their living space, within park rules.
However, it is crucial to address the extensive negative feedback from customer reviews, which highlight significant concerns:
- Maintenance Issues: Reviews consistently mention unaddressed maintenance problems within the park and individual units (e.g., loose porch stairs, dips in floors, rotten stoop boards). This suggests a potential lack of investment in property upkeep.
- Water Quality and Consistency: Concerns about inconsistent water supply and "dark purple" water after filtering are serious health and safety issues that prospective residents must investigate.
- Management Responsiveness and Integrity: Reviews describe "zero respect from management," alleged violations of ADA laws regarding a service animal, and accusations of "willingly and knowingly attempting to defraud his tenants" by falsely claiming missed rent payments. These are grave concerns about the ethical conduct and reliability of the park's management.
- Restrictive Rules: A rule against winterizing windows with plastic, and the requirement for residents to pay for window replacements themselves, suggests potentially burdensome park rules that may impact residents' ability to maintain their homes efficiently.
These serious concerns should be a primary focus for anyone considering Poland Country Village, necessitating extensive personal investigation and verification.

When evaluating Poland Country Village for suitability for locals in Maine, it is imperative to approach the assessment with a comprehensive understanding of both the general advantages of mobile home living and the serious concerns raised by detailed customer reviews. While mobile home parks generally offer an accessible housing alternative, the specific feedback for Poland Country Village presents significant considerations.
From a theoretical perspective of mobile home park living, the location in Poland, Maine, does offer the desirable tranquility of a rural setting, appealing to Mainers who cherish peace and natural beauty. The town's proximity to lakes, ponds, and attractions like the Poland Spring Resort provides opportunities for outdoor recreation and a quieter lifestyle away from urban density. Affordability, typically a hallmark of mobile home parks, can also be a draw for those seeking lower housing costs in Maine, where traditional homeownership can be expensive.
However, the suitability of Poland Country Village for locals is severely impacted by the extensive and grave complaints documented in customer reviews. Issues such as unaddressed maintenance problems (e.g., unstable stairs, rotten stoops, unfixed dips in floors), inconsistent and potentially contaminated water supply, and particularly, allegations of dishonest and disrespectful management, including claims of ADA violations and attempts to defraud tenants on rent payments, are critical factors. These reported experiences directly contradict the fundamental expectations of safe, stable, and respectable housing that any resident, local or otherwise, deserves.
Maine law provides specific protections for mobile home park tenants, addressing issues like evictions, fees, and park rules. Any local considering Poland Country Village would need to be exceptionally diligent in understanding these rights and meticulously documenting all interactions, payments, and communications with park management, as highlighted by the resident who keeps "copies of everything."
In conclusion, while the concept of mobile home living in a rural Maine setting can be appealing for its affordability and lifestyle, the specific circumstances and consistent negative feedback surrounding Poland Country Village regarding maintenance, utility reliability, and, most critically, management integrity, make it a place where extreme caution and thorough investigation are not just recommended, but absolutely essential. For a local Mainer, the potential benefits of the location and affordability must be weighed against these serious reported challenges, which could significantly impact the quality and security of their living experience. It appears that significant improvements in management practices and property maintenance would be necessary for this park to genuinely be considered a suitable and desirable long-term option for residents.

Poland Country Village Reviews
Been here 5 years, had the porch stairs go out from under me after my family reported them being loose, still have the dip in the floor in front of the Master bedroom door he said he'd fix when we moved in (2019). The front stoop fell off to reveal rotten boards underneath. You aren't allowed to winterize your windows using plastic and if you want the windows replaced, you have to pay for all of it yourself. You never know if you are going to have water or not, and if you have a filter, don't be surprised when it turns dark purple.Despite them knowing about my hearing dog when I moved in (gave copy of paperwork and everything) two years later I was required to obtain bite insurance. I begrudgingly paid and didn't complain too much. Now they are claiming that we never told them and says we are violating park rules. In reality they are the ones violating ADA.We paid our rent all through the moratorium from COVID and busted our behinds to ensure he was always paid despite a vehicle accident, our prior jobs going overseas and major health issues. In 2023 he tried to give us a 7 day notice to quit saying we were several months behind. We prooved it false. Now, when we have ended up having to get help with rent through the Maine Masonic Charity foundation he claimed we were 4 months behind and did it again! We aren't the only ones he's done this too either! Another Gentleman was injured at work and had to get help from the GA office and despite the town paying his rent , the landlord claims he was never paid. All of this speaks to someone willingly and knowingly attempting to defraud his tenants!Thankfully I have a sharp legal mind and keep copies of everything! Including texts, emails ect.To be honest, if things weren't so tight right now my family would just leave.
