I have a friend that lives here, so I've been here pretty often over the last couple of years. I can say the neighbors tend to keep to themselves until someone needs help. I was having car trouble and having a hard time figuring it out and a few neighbors came out to try and lend a hand. The only reason I gave only 3 stars is because the roads here are atrocious!! The potholes are huge, it's like driving through a minefield. - Diana Cooke

Pocono Mobile Home Park Introduce

Are you a Pennsylvania resident exploring different housing avenues, particularly those that offer a unique blend of community and affordability outside of traditional stick-built homes? If manufactured home living is on your radar, understanding the dynamics of specific communities is key. Pocono Mobile Home Park in Wilkes-Barre, PA, is a community that provides lots for manufactured homes, offering a distinct living environment within Luzerne County.

Manufactured home parks, commonly known as mobile home parks, have evolved significantly. Today's manufactured homes are built to federal HUD Code standards, providing modern, often energy-efficient, and accessible housing solutions. Residents typically own their home while leasing the land it occupies, which can present a more affordable path to homeownership compared to purchasing a traditional house and land.

When considering a mobile home park, insights from current and past residents are invaluable. Pocono Mobile Home Park has received mixed feedback, highlighting both positive aspects of community interaction and concerns regarding infrastructure and management. As one resident shared, "I have a friend that lives here, so I've been here pretty often over the last couple of years. I can say the neighbors tend to keep to themselves until someone needs help. I was having car trouble and having a hard time figuring it out and a few neighbors came out to try and lend a hand." This illustrates a supportive neighborly spirit, a significant factor for many seeking a community. However, concerns were also raised: "The only reason I gave only 3 stars is because the roads here are atrocious!! The potholes are huge, it's like driving through a minefield." Another review echoed this, stating, "Roads are not plowed or fixed. Major potholes. No office. No one in charge on property." These points underscore the importance of comprehensive research to determine if Pocono Mobile Home Park aligns with your housing priorities in Pennsylvania.

Pocono Mobile Home Park is located at 740 Jumper Road, Wilkes-Barre, PA 18702, USA. Wilkes-Barre is a principal city in the Wyoming Valley of Northeastern Pennsylvania, nestled along the Susquehanna River. This location offers residents a blend of urban amenities and proximity to the natural beauty of the surrounding region, including the famous Pocono Mountains.

For Pennsylvania locals, the accessibility of Pocono Mobile Home Park is a practical consideration. Jumper Road provides local access, and the park is situated within easy reach of major roadways that connect Wilkes-Barre to other parts of the state. Interstate 81 runs directly through Wilkes-Barre, offering convenient north-south travel towards Scranton to the north and Hazleton to the south. Additionally, I-476 (the Northeast Extension of the Pennsylvania Turnpike) is accessible, facilitating travel to the Lehigh Valley, Philadelphia, and beyond. Public transportation, while not directly at the park entrance (as one review noted, "No bus stop"), is generally available within the wider Wilkes-Barre area.

The city of Wilkes-Barre itself offers a wide array of amenities, including shopping centers, diverse dining options, educational institutions like Wilkes University and King's College, and healthcare facilities. Residents can also enjoy local parks, the F.M. Kirby Center for the Performing Arts, and various community events. The proximity to the Pocono Mountains region means easy access to outdoor recreation, including hiking, skiing, and water activities, making the park's location appealing for those who appreciate both urban conveniences and natural escapes in Pennsylvania.

Pocono Mobile Home Park, as a manufactured home community, provides essential services related to the rental of land lots for residents' homes. While the reviews highlight some areas of concern, certain fundamental services are typically offered in such communities. Based on the provided information, the following services appear to be relevant to life at Pocono Mobile Home Park:

  • Lot Rentals: The primary service where residents lease a plot of land for their manufactured home. This involves a monthly or periodic rent payment for the use of the land.
  • Road Maintenance: Although reviews strongly indicate significant issues with "atrocious" potholes and roads "not plowed or fixed," the maintenance of internal community roads is implicitly a responsibility of the park management.
  • Utility Connections (Hookups): While not explicitly detailed, mobile home parks generally provide the infrastructure for utility hookups at each lot, including water, sewer, and electricity, which residents then connect to and pay for individually.
  • Community Infrastructure: The presence of homes and roads indicates existing infrastructure, which typically falls under the park's responsibility for upkeep.
  • General Community Environment: Efforts to maintain a "quiet place" and foster a sense of community where "neighbors tend to keep to themselves until someone needs help" can be considered a managed aspect, even if not a direct service.
  • Pet Policy: The mention of "Lots of stray cats" implies a need for a clear pet policy or greater enforcement regarding pet management within the community.

It is critical for prospective residents to directly inquire about what services are explicitly included in the lot rent, the current state of infrastructure maintenance, and the park's plans for addressing any reported deficiencies. Transparency regarding these points is vital for making an informed decision.

Pocono Mobile Home Park, according to resident feedback, possesses several notable features that shape the living experience within the community. While some aspects indicate areas for improvement, others highlight positive attributes:

  • Community of Neighbors: A significant highlight is the supportive nature of the residents. One review explicitly states, "the neighbors tend to keep to themselves until someone needs help. I was having car trouble and having a hard time figuring it out and a few neighbors came out to try and lend a hand." This points to a valuable and organic sense of mutual aid among residents.
  • Quiet Environment: The park is described as a "Quiet place," which is a desirable feature for many seeking a peaceful living atmosphere away from excessive noise.
  • Manufactured Home Living: As a mobile home park, it offers an alternative housing model, providing land leases for individually owned manufactured homes, which can be an accessible entry point into homeownership.
  • Location in Wilkes-Barre: Its address in Wilkes-Barre places residents within the Wyoming Valley, offering access to the city's amenities and the scenic beauty of the wider Pocono region.
  • No Formal Office or On-Site Manager (as per reviews): One review indicates, "No office. No one in charge on property," which, while a challenge for communication, could also imply a more independent living style for residents, though this aspect should be verified.
  • Road Conditions (Major Concern): A prominent feature, albeit a negative one, is the severe state of the internal roads. Reviews consistently mention "atrocious" roads and "huge potholes," likening driving to a "minefield." This is a critical factor for residents' daily commute and vehicle wear.
  • Lack of Infrastructure Maintenance: Beyond roads, other infrastructure elements like snow plowing are cited as problematic ("Roads are not plowed or fixed"). The absence of street signs is also noted, impacting navigation within the park.
  • Stray Animal Presence: "Lots of stray cats" are mentioned, suggesting a potential concern for animal control within the community.

Based on the provided customer reviews and general information about Pocono Mobile Home Park, there is no public data suggesting specific "promotions or special offers" in the traditional sense (e.g., discounts on lot rent, move-in bonuses). The feedback primarily focuses on operational aspects, community dynamics, and infrastructure conditions rather than marketing incentives.

For mobile home parks, "promotions" often manifest as the inherent affordability of the lot rent compared to other housing options in the area, or the ability to acquire a manufactured home at a lower price point. However, without direct information from Pocono Mobile Home Park's management, it is not possible to confirm any such active offers.

Prospective residents in Pennsylvania are strongly advised to contact Pocono Mobile Home Park directly to inquire about current lot rental rates, any available homes for purchase or rent within the community, and any specific terms or conditions that might apply to new residents. It is crucial to obtain up-to-date and comprehensive financial information and clarify all aspects of the lease agreement before committing to a residency.

For all inquiries, including current lot availability, rental rates, and questions about the community, please use the following contact details for Pocono Mobile Home Park:

Reaching out directly via phone is the most effective way to communicate with the park's management or a representative. When contacting the park, it is highly recommended to prepare a list of specific questions. These should include details about current lot rent and what it covers, the park's policies on road maintenance and snow removal, any pet policies, the process for addressing maintenance concerns, and information about available homes or lots. Given some of the concerns raised in reviews, a direct and thorough conversation with the management will be crucial for any Pennsylvanian considering Pocono Mobile Home Park as a potential home.

For Pennsylvania locals exploring mobile home living in the Wyoming Valley, Pocono Mobile Home Park in Wilkes-Barre presents a particular option. Its location offers a balance between urban conveniences and access to the scenic Pocono Mountains region. The community appears to foster a strong sense of neighborly support, where residents are willing to assist one another, which is a valuable quality in any living environment.

However, prospective residents must be fully aware of and prepared for the challenges indicated in public reviews, particularly concerning the reported condition of the internal roads and perceived issues with park management responsiveness. For individuals who prioritize an affordable housing option, a potentially strong neighborly bond, and are willing to navigate the stated infrastructure concerns, Pocono Mobile Home Park could be a consideration. It is strongly advised that any local user interested in this community conducts extensive due diligence, including a personal visit to assess the roads and facilities firsthand, and has a direct and detailed conversation with park management to clarify all aspects of living there before making a decision.
