In terms of regional accessibility, Berwick’s position in central Pennsylvania allows for relatively easy travel to larger towns and cities. Nearby attractions and activities mentioned in relation to similar communities in the region include:
Outdoor Recreation: Ricketts Glen State Park, known for its stunning waterfalls, is within reach for nature lovers. Other local green spaces like Briar Creek Lake Park and Test Track Park offer opportunities for boating, fishing, hiking, and disc golf.
Entertainment and Culture: Knoebels Amusement Park, The Children's Museum, and the Winterwalk Train Display are examples of family-friendly destinations in the broader area. Larger cultural venues might be found in nearby Bloomsburg or Wilkes-Barre.

Water: Residents can expect water service to be provided as part of their lot rental agreement.
Sewer: Sewer services are also typically included, ensuring proper waste disposal for homes within the park.
Trash Removal: Regular trash removal services are often part of the amenities provided to residents, contributing to the overall cleanliness and convenience of the community.
Lot Maintenance: While residents are generally responsible for their individual home and lot, common areas and infrastructure, such as roads within the park, are typically maintained by park management. However, based on some customer feedback, the quality and timeliness of this maintenance, particularly regarding roads and general upkeep, has been a point of concern for some residents. One review explicitly mentions "roads have weeds growing" and "none of the promises that have been made have been completed."
It is important for prospective residents to inquire directly with management about the exact scope of services included in the lot rent and any expectations for individual lot maintenance.
When considering Pleasant View Mobile Home Park, several features and aspects are highlighted, though some customer feedback also points to areas of concern.
Peaceful Community Environment: The park is described as a "quiet and peaceful" community. This can be a significant draw for individuals and families seeking a serene residential setting away from the noise and pace of urban areas.
Manufactured Home Living: The park offers manufactured homes, providing an option for homeownership that can be more affordable than traditional stick-built homes. This can be particularly appealing to those on fixed incomes or looking for a cost-effective housing solution.
Affordable Lot Rent (Comparative): While recent rent increases have been a concern for some long-term residents, the stated lot rent of $400.00/month (based on available information as of an unspecified date, but possibly related to Superior Communities' listing) aims to be "more in line with other parks." It's essential for prospective residents to verify current rates and compare them with other local options.
Proximity to Berwick Amenities: As discussed in the location section, the park is within reasonable driving distance to local shopping, parks, and medical facilities in the Berwick area, providing convenience for daily living.
Availability of Homes: The park reportedly has "several manufactured homes ready for you to move in and call home" and a number of empty sites available, indicating opportunities for new residents to join the community.
Customer Service and Management Concerns: Customer reviews highlight significant concerns regarding management and the fulfillment of promises. Feedback mentions issues such as:
- Rent payment difficulties with an app and subsequent late fees, even when rent was paid on time.
- Promises from new owners regarding park improvements not being fulfilled, specifically mentioning "roads have weeds growing" and mailboxes remaining "dilapidated old rusty ones, allowing people to steal mail."
- Difficulty reaching owners over management for addressing issues.
- Significant increases in lot rent ("almost triple what the lot rent was"), which have impacted residents on fixed incomes.
Information regarding specific promotions or special offers for Pleasant View Mobile Home Park is not readily available through public data. Mobile home parks occasionally offer incentives to new residents, such as reduced security deposits, first month's rent discounts, or special financing options for manufactured homes. However, any such offers would need to be directly confirmed with the park's management.
Given some of the feedback from current residents about rent increases, it is particularly crucial for any prospective resident to have a clear understanding of the current lot rent, any potential for future increases, and the terms of their lease agreement before committing. It is always recommended to inquire thoroughly about all financial aspects and any available incentives during the application process.

For many Pennsylvanians, particularly those in the Berwick area and surrounding Luzerne County, Pleasant View Mobile Home Park offers a unique proposition for community living. While recent resident feedback highlights significant concerns regarding management responsiveness, rent increases, and property maintenance, it’s important to consider the underlying appeal that a mobile home park can offer to local individuals and families.
The core suitability for locals lies in the potential for a more affordable homeownership alternative compared to traditional housing markets. Manufactured homes, often found in communities like Pleasant View, can provide an accessible entry point into homeownership, which is particularly valuable for those on fixed incomes or managing tight budgets. For locals who value community and prefer to stay within their familiar geographic region, a mobile home park can foster a sense of belonging among neighbors.
However, it is crucial for any local considering Pleasant View Mobile Home Park to conduct thorough due diligence. This includes visiting the park in person to assess the current condition of roads and mailboxes, speaking with current residents if possible to gain firsthand insights beyond what's publicly available, and most importantly, obtaining a clear and detailed understanding of all financial commitments, including current and potential future lot rent increases. While the concept of manufactured home living offers many advantages in terms of affordability and community, ensuring that the specific park's management aligns with your expectations for service and upkeep is paramount for a positive living experience in our beloved Pennsylvania.

Pleasant View Mobile Home Park Reviews
This place isn't what some are saying. The roads have weeds growing, none of the promises that have been made have been completed. The only real thing the new owners have done since buying the park is to almost triple what the lot rent was. They say it's to put in more in line with other parks, however, most of the people in this park are on fixed incomes, and the rent increases take away from money to buy groceries, utilities and other expenses. The only real new thing has been a new sign that's by the mailboxes, which was supposed to be one of the things to get replaced, and they're still the same dilapidated old rusty ones, allowing people to steal mail, which has happened. If I were able to move I would.
Jul 31, 2024 · George MillerI bought a trailer from these guys and paying rent has been a night mare last month the app kept declining my rent then I was told I have to go to Walmart to pay it 🙄 this month they got it on time again and I was still charged with a late fee !!!! Since being here there’s been more issues than I care to count and most of them not being addressed after speaking to a few of the neighbors we learned it’s not just us having these issues and most of use are trying to look for the owners number and not management
Mar 10, 2024 · Leann WhiteDon’t even apply here if you have an older trailer! They had no problem taking our money for the application fee! Not like everyone is trying to live here! You have trailers with no doors, trailers on their sides! Doesn’t look well kept at all! Actually my fiancé and I came to see a trailer before getting the one we have now and almost fell through the floor! So make sure you tell them the year of your home and also they wanted us to send pictures of it too before sending any money to these scam artists!
