Pleasant Oaks Introduce
For those in Louisiana considering mobile home living, understanding the nuances of different communities is essential. Pleasant Oaks, located in Walker, Louisiana, is one such mobile home park that has been part of the local landscape. As with any residential community, conditions and management can evolve over time, directly impacting the resident experience. It's important for potential and current residents to have a clear picture of what a mobile home park offers, including its location, the services it aims to provide, and the general living environment.
This article aims to provide an objective overview of Pleasant Oaks Mobile Home Park, drawing on publicly available information and recent resident feedback. We will cover its physical location, contact details, and insights into the current state of services and features, as described by those who have lived there. Our goal is to present a factual and informative perspective to help local Louisiana users understand more about Pleasant Oaks, assisting them in making informed decisions about their housing needs in the Walker area.
Pleasant Oaks Mobile Home Park is situated at 11482 Florida Blvd, Walker, LA 70785, USA. This location places it along a significant thoroughfare in Walker, Louisiana, providing relatively straightforward access for residents and visitors. Florida Boulevard (US Highway 190) is a major east-west route that connects various communities across Livingston Parish and beyond, offering convenience for daily commutes and access to local amenities.
For Louisiana locals, particularly those in the Baton Rouge metropolitan area and surrounding parishes, Walker is a growing community that offers a blend of suburban convenience and a slightly more relaxed pace compared to the bustling city center. The park's direct frontage on Florida Boulevard means that essential services such as grocery stores, pharmacies, and local businesses are typically a short drive away. Access to major interstates, such as I-12, is also reasonably convenient, facilitating travel to other parts of Louisiana for work or leisure. While the direct accessibility to a main road can be a benefit for transportation, potential residents should also consider the implications of living on a busy thoroughfare. Understanding the local traffic patterns and the specific characteristics of this stretch of Florida Boulevard can help in evaluating the overall living experience at this location.
Based on general mobile home park operations and recent resident feedback, the services intended or historically offered at Pleasant Oaks Mobile Home Park would typically include:
- Rental of mobile home lots for resident-owned homes, and potentially the rental of park-owned trailers.
- Provision of utility hookups for water, electricity, and sewer at individual sites, which are fundamental to mobile home living.
- Maintenance of common areas, internal roads, and general grounds to ensure a habitable environment.
- Management presence to address resident concerns and oversee park operations.
- Basic infrastructure for waste disposal, such as trash collection services.
However, it is critical to note that recent customer reviews indicate significant issues with the consistent provision and quality of some of these services. Specifically, residents have reported:
- Frequent and unannounced water shut-offs, lasting multiple days at times.
- Concerns about water quality, noting that it "turns colors more than it should."
- A lack of accessible contact for management or landlord to address issues within rented trailers or park-wide problems.
- Degradation of common area maintenance, including unkempt lawns due to changes in service providers.
- Unresolved issues with park amenities, specifically mentioning a pool that has not been fixed despite promises from previous ownership.
The features and highlights of Pleasant Oaks Mobile Home Park, particularly when considering recent feedback, present a mixed picture:
- Location Accessibility: The park's position on Florida Boulevard provides direct access to a major road, facilitating commutes and access to local businesses in Walker and surrounding areas of Louisiana. This can be a practical feature for those needing convenient transportation.
- Potential for Community Living: Historically, mobile home parks aim to foster a sense of community among residents. While recent reviews suggest a breakdown in this aspect due to management issues, the underlying structure of a mobile home park is designed for communal living.
- Affordable Housing Option: Mobile home parks often serve as an accessible and affordable housing solution for many individuals and families, which could be a primary reason for choosing Pleasant Oaks.
- Individual Lot Spaces: Residents typically have their own dedicated lot spaces, offering a degree of personal outdoor area.
However, it is imperative to acknowledge the significant reported downsides and challenges that heavily impact the living experience, as highlighted by recent residents:
- Lack of Responsive Management: A severe and recurring issue is the reported absence of reliable contact or support from management, leaving residents unable to address critical issues within their homes or park-wide.
- Unreliable Water Service: Frequent and unannounced water shut-offs, sometimes for multiple days, and concerns about water discoloration are major health and convenience issues.
- Deterioration of Amenities and Maintenance: The reported failure to repair the pool and the decline in lawn care maintenance indicate a significant downturn in the upkeep and quality of shared facilities since the change in ownership.
- Safety Concerns: One review explicitly raises safety concerns due to unresolved issues and the reported incident involving the landlord.
- Unaddressed Internal Rental Unit Issues: For those renting trailers directly from the park, there are reports of internal maintenance issues going unaddressed due to lack of contact.

For Louisiana locals considering Pleasant Oaks Mobile Home Park, it is crucial to approach this option with a thorough understanding of its current state, as reported by recent residents. While its location on Florida Boulevard in Walker offers convenient access to local amenities and major roadways, making it logistically suitable for some, the feedback from current and former residents raises significant concerns regarding the living environment and management responsiveness.
Historically, mobile home parks provide an affordable and community-oriented housing solution. However, recent accounts point to a substantial decline in crucial services such as consistent water supply and quality, property maintenance, and, most critically, accessible and responsive management since a change in ownership. Issues like unannounced utility shut-offs, unkempt common areas, and a perceived lack of contact for urgent concerns are significant deterrents. For any local individual or family in Louisiana seeking a stable and safe living situation, it is highly advisable to conduct extensive due diligence beyond initial contact. This includes personally visiting the property multiple times, speaking directly with current residents if possible, and verifying the resolution of the issues highlighted in recent reviews before committing to residency at Pleasant Oaks Mobile Home Park.

Pleasant Oaks Reviews
Worst place I’ve ever lived. It went down hill majorly when the former owner sold it. Now the landlord has been shot and you have nobody to contact about anything. There are issues inside the trailer I am renting, I will be moving out soon. AGAIN, there is nobody to contact about it. The water gets turned off more than once a month, has been shut off multiple days in a row. It also turns colors more than it should…. I have a small child to worry about, this place isn’t safe whatsoever.
Feb 05, 2024 · Hillary M RivereEver since the owner sold. This place has gone downhill they have not fixed the pool. They have no intentions on fixing it. Yet expect that rent every month. The previous owner had no issues. They low balled the lawn care man so he quit and are grass is high. Now they have a old man out there using a push mower paying him only 500 to cut this whole property. Now they turned the water off. Without notice. No nothing. They are clearly working on the line and could of have some notice for us. Do not recommend this place.
Jun 24, 2022 · Sam AdamsSince the new management came in, the park has significantly gone down hill. The pool hasn’t been opened since last year with the excuse of it “not being up to code”. Lawn maintenance is included in rent and the yards went almost all summer without being cut. Two of the eyes on my stove in my trailer went out back in March and they have never even bothered to try and fix. There’s many random dogs and cats that just roam the neighborhood. The park manager preaches that communication is key, but never communicates anything with the community.
Sep 03, 2022 · Savannah AdamsWould not recommend, lot note went from $350 to $700, it's like I'm renting 2 lots now. Lawn service was included when the price was $350 but for some reason they decided to make us do our own lawn care after they double the price, now how does that justify the lot increase. Shut down the nice inground pool that we used to enjoy in the summer time. When the wind blows from the south you could smell the waste management dump next door. We tested the water and it showed positive for ,"pesticides"!!!! The number they give you to contact the owners if you have a question is a dead number. The manager works full-time at Walgreens so you can't hardly get him if you need to, I warn you STAY AWAY FROM THIS PLACE
Mar 11, 2023 · Justin BourgeoisThe pool has been closed since the new owners bought Pleasant Oaks, the kids and adults didn’t get to use it all summer. In the lot rent includes lawn maintenance and it’s few and far between cuts. The only positive thing is we have gotten a new water system (or septic?)
