Pleasant Hills MHP is situated at 16 Pleasant Hill Dr, Talmo, GA 30575, USA. Talmo is a small town located in Jackson County, Georgia. This region of Georgia is characterized by its rural landscape, offering a quieter and more laid-back lifestyle compared to the bustling metropolitan areas. The setting provides residents with a sense of peace and distance from urban congestion, which can be a significant draw for those seeking a more relaxed environment.
For residents of Pleasant Hills MHP, daily access to amenities requires reliance on local and regional transportation. While Talmo itself is a small community, it is positioned within reasonable driving distance to larger towns and cities that offer more comprehensive services. Jefferson, the county seat of Jackson County, is typically a short drive away, providing access to local government services, smaller retail outlets, and dining options. Gainesville, a larger city with more extensive shopping centers, healthcare facilities, and varied employment opportunities, is also accessible, generally within a 20-30 minute drive. Interstate 85, a major north-south highway in Georgia, is also within reach, offering routes towards Atlanta to the south or South Carolina to the north, which is beneficial for commuting or longer trips.
The accessibility of Talmo and its surrounding areas caters to those who prefer a tranquil home base but are willing to travel for broader amenities. Schools in the Jackson County School District, such as North Jackson Elementary School and Jackson County High School, serve the area, which is a consideration for families. The general infrastructure in rural Jackson County supports typical residential needs, though the emphasis is on a more rustic and less developed environment compared to suburban areas. For individuals who appreciate country living and do not mind a short drive for most conveniences, the location of Pleasant Hills MHP offers a quiet place within the broader context of Northeast Georgia.
Based on the nature of mobile home parks and the feedback provided by residents, understanding the services offered by Pleasant Hills MHP is crucial. It's important to note that the reviews highlight significant concerns regarding property management and maintenance, which directly impact the actual delivery of services.
Lot Rentals: As a mobile home park, the primary service provided by Pleasant Hills MHP is the rental of individual lots or "pads" where residents can place their manufactured or mobile homes. This is a standard offering for such communities, providing land for homes that residents own.
Utility Connections: Generally, mobile home parks provide the infrastructure for utility hookups, including electricity, water, and sewer connections to individual lots. Residents are typically responsible for their own utility bills, though some services like water or trash may be reimbursed through pad rent, as suggested by general park operations. However, specific details on reliability or maintenance of these connections at Pleasant Hills MHP are not clearly indicated as positive.
Property Management (with noted concerns): A management entity is in place to oversee the park's operations. However, multiple reviews indicate significant issues with responsiveness and consistency from the management. Concerns include reports of the management being difficult to reach ("not never no one on this Property when you need something done you can't get a hold of the Management," "Manager never answer your calls") and frequent changes in ownership ("under new owners going on 4th time in 2 and a half years"). This suggests that while a management structure exists, its effectiveness and reliability in providing consistent service are major points of contention for residents.
Maintenance and Repairs (with noted concerns): Reviews explicitly state that the park "don't repair stuff if anything is wrong with the place." This indicates a lack of proactive or reactive maintenance and repair services for common areas or park infrastructure, which is a significant concern for residents regarding the upkeep and safety of the community. The overall condition of trailers being described as "rough" also suggests a lack of investment in property improvements.
Waste Management: While not directly mentioned in reviews, it is typical for mobile home parks to provide some form of waste disposal services (e.g., dumpsters or trash pickup). However, the general sentiment of neglect could extend to this area if not managed properly.
When examining Pleasant Hills MHP, it's important to consider both its inherent attributes and the experiences reported by residents. While some features are intrinsic to its location, others are directly impacted by management.
Affordable Living (Potential): Mobile home parks generally offer a more affordable housing solution compared to traditional stick-built homes, allowing residents to own their dwelling while leasing the land. This makes it a potential option for those seeking lower housing costs in the Georgia region, though concerns about value for money have been raised.
Rural and Quiet Setting: Located in Talmo, the park benefits from a quiet, rural environment. For individuals and families who prefer a peaceful lifestyle away from urban noise and congestion, this natural setting can be a significant advantage, providing a serene backdrop for daily life.
Established Community: The park has been in operation for some time (Year Built: 1964 for the overall community, according to public records for the address). An established park can offer mature landscaping and a sense of history, though the condition of trailers is noted as "rough."
Access to Utilities (Basic Infrastructure): The property has existing infrastructure for utility connections (electricity, water, sewer), which are fundamental for mobile home living. However, the reliability or maintenance of these connections is called into question by resident experiences.
Potential for Value (Future Consideration): While current reviews are negative, the inherent affordability of mobile home living and the demand for housing in Georgia means that if significant improvements in management and maintenance were to occur, the park could potentially become a more appealing and valuable option in the future. However, this is based on a hypothetical change in operation.
No New Trailers Noted: Reviews mention "it doesn't have any new trailers." This indicates that the park primarily consists of older units, which may impact the overall aesthetic and condition of the community. This might appeal to those seeking a more rustic or less developed environment, but it also suggests a lack of recent investment in housing stock within the park.

When considering Pleasant Hills MHP for living in the Georgia region, particularly for locals, it is essential to approach with a clear and cautious perspective, informed by the direct feedback from current and former residents. While mobile home parks often present an attractive option for affordable housing, the experiences at Pleasant Hills MHP as reported by reviews highlight significant challenges that prospective residents should be acutely aware of.
The primary appeal for locals considering Pleasant Hills MHP would likely be its potential for affordability and its location in a quiet, rural setting in Talmo, Georgia. For those who prioritize a low cost of living and prefer a peaceful environment away from city bustle, the inherent nature of a mobile home park in a small town like Talmo might initially seem suitable. The availability of lot rentals can offer a more accessible pathway to homeownership (of the mobile home itself) compared to traditional housing in Georgia’s increasingly competitive real estate market.
However, it is critical to acknowledge and deeply consider the serious concerns raised by residents. The frequent changes in ownership, the reported unresponsiveness of management ("can't get a hold of the Management," "Manager never answer your calls"), the alleged lack of repairs ("they don't repair stuff if anything is wrong with the place"), and questions regarding property taxes ("have not paid taxes since 2016!") are all major red flags. These issues directly impact the stability, quality of life, and financial transparency within the community. For locals, investing their hard-earned money and time into a place with such reported instability and lack of support could lead to significant frustration and unforeseen expenses.
Furthermore, descriptions of the trailers being "rough" and the absence of "new trailers" suggest that while the cost of entry might be low, the ongoing living conditions and the long-term value may be questionable without substantial personal investment or a significant change in park management.
In conclusion, while the concept of an affordable mobile home park in a quiet part of Georgia might initially seem appealing, the factual accounts from residents about Pleasant Hills MHP paint a picture of a community facing considerable operational and maintenance challenges. For locals, proceeding with extreme caution, conducting extensive personal investigations, and weighing these serious concerns against any perceived affordability benefits is absolutely imperative before considering Pleasant Hills MHP as a suitable place to call home. It's vital to ensure that any financial commitment is understood in the context of the reported realities of living in this particular park.

I never lived there but had a couple of friends living there. It's rough place and I wouldn't suggest anyone to move there. The trailers are rough except a couple of them, but it doesn't have any new trailers and there rough
Aug 15, 2023 · Brian GrovesBeware of this place!!! Been under new owners going on 4th time in 2 and a half years and if you look on mobile homes they have not paid taxes since 2016! pretty sure something sketchy is going on with that place. I know they don't repair stuff if anything is wrong with the place. I would look anywhere besides this place! Will never know what your money is going towards. would have not given it a star but it was the only way I could warn people against the place.
Aug 23, 2018 · KalI can’t believe anyone would give this place 5 stars it’s not even worth one!! Renting from that place was a nightmare because you never knew when it would switch owners! So many hands in and out of the office every time I turned around and then I was told the last owners were scamming us and not even putting the money towards fixing up the mobile homes. When I moved every place had busted out windows and dilapidated porches along with faulty outlets and power only working in part of the places. Please do not think of wasting your money on this horrific place!!
Jul 28, 2019 · AllisonHorrible experience. They take forever to fix things. Has been under management at least 3 different times in a year. Roofs leak. Stray cats everywhere. Cant have guests.
Mar 01, 2016 · DWhite 24Definitely not a place I'd suggest living. The owners are slum lord's and the property itself is just terrible.
