Pleasant Hill MHC

170 Woodland Rd, Vine Grove, KY 40175, USA

3.0
These homes are falling apart. Repairs requested and nothing repaired. Promises are made but maintenance never comes. It took 3 weeks for a major water leak to be repaired no assistance on taking money off the rent after notifying them my water bill was literally 400 dollars due to waiting. The floors were damaged so much that it is unsafe to step in some spots. As of January they stuck a note on door notifying raising rent to 800. Wowzer I know people that live in low income apartments etc that live in better condition. I'm punctual on rent, never late. It's ridiculous to be treated like I don't matter!! - Gena Pegram

Vine Grove itself is recognized for its quiet, small-town atmosphere and its significant proximity to Fort Knox, a major military installation.

For Kentucky residents, especially those with ties to the military or who work at Fort Knox, the location of Pleasant Hill MHC is a primary advantage. • Utility Infrastructure: The park typically provides the necessary connections for essential utilities to each lot. This would encompass infrastructure for water, sewer, and electricity. • Waste Management: Mobile home parks usually facilitate waste disposal for residents, either through designated communal dumpsters or by coordinating individual trash pickup services. This ensures a clean and organized community.
  • Road Maintenance: The park management is generally responsible for the upkeep and maintenance of the internal roads within the community, ensuring safe and accessible pathways for residents and visitors.
  • Basic Grounds Maintenance (Common Areas): While residents are typically responsible for their individual lots, common areas within the park (if any exist, such as entranceways or shared green spaces) would fall under the maintenance purview of the park management.
  • Management Contact: The provision of phone numbers (270) 351-5500 and +1 270-351-5500 indicates that there is a point of contact for residents to address concerns, make inquiries, and handle administrative matters related to their tenancy. Nelson Communities lists a community email (Pleasant.Hill-KY@nelsoncommunities.com) and sales email (PleasantHill-Sales@nelsoncommunities.com) for direct communication.

It is important to note that public reviews for Pleasant Hill MHC express significant concerns regarding maintenance responsiveness and the condition of homes and the park. Residents have reported issues with delayed repairs, particularly a major water leak, and a general lack of improvements despite rent increases. These points highlight that while services are generally offered, the quality and timeliness of these services have been a reported concern for current residents. Prospective residents should inquire directly about current maintenance protocols and expectations.

Features / Highlights

Pleasant Hill MHC in Vine Grove, Kentucky, offers certain features that could be considered highlights for potential residents, primarily stemming from its location and the nature of manufactured home living. However, it is imperative to present these alongside significant concerns raised in public reviews.

  • Affordable Housing Potential: One of the main appeals of mobile home parks is the potential for more affordable housing compared to traditional site-built homes. For Kentucky residents, this can provide an accessible entry point into homeownership or a lower-cost rental option.
  • Proximity to Fort Knox: This is a major highlight. Being situated directly adjacent to Fort Knox is ideal for military personnel, their families, and civilian contractors. It offers an extremely convenient commute and easy access to the base's resources and services.
  • Quiet, Small-Town Living: Vine Grove itself offers a peaceful, "small-town atmosphere" away from the hustle of larger cities. For those who prefer a quieter pace of life, this setting can be a significant draw.
  • Access to Local Amenities: Despite its small size, Vine Grove provides essential amenities such as local shops and professional services. Nearby Elizabethtown and Radcliff offer more extensive retail, dining, and healthcare options, ensuring residents have access to necessary conveniences.
  • Community Environment: Mobile home communities often foster a sense of neighborhood and camaraderie among residents. While not explicitly detailed for Pleasant Hill MHC, this is a common characteristic that many individuals seek in such living arrangements. Nelson Communities' description mentions it "creates a nurturing environment for families and individuals alike."

Important Considerations (based on reviews):It is critical for prospective residents to be aware of the following issues highlighted in recent customer reviews:

  • Reported Disrepair of Homes and Park: Reviews state that "These homes are falling apart" and describe the park as "very run down... Most of the units are in a state of disrepair and an eyesore."
  • Maintenance Issues: A recurring concern is slow or absent maintenance. Residents report "Repairs requested and nothing repaired," and it "took 3 weeks for a major water leak to be repaired," leading to high water bills and floor damage.
  • Rent Increases Without Improvement: Reviews mention new owners have "raised the rent to 800" without visible "improvements," leading to dissatisfaction.

These reported challenges are significant and should be thoroughly investigated by anyone considering moving to Pleasant Hill MHC. While the location is advantageous, the condition of the properties and responsiveness of management are critical factors for quality of life.

Promotions or Special Offers

As a professional content writer providing factual and SEO-optimized descriptions, it is not possible to invent or guarantee any specific promotions or special offers for Pleasant Hill MHC. Information regarding such deals is highly dynamic, often seasonal, and typically communicated directly by the park management to prospective residents. Publicly available general information or static reviews do not typically contain real-time promotional details.

Therefore, for Kentucky residents interested in Pleasant Hill MHC, the most reliable way to inquire about any current promotions or special offers is to contact the park directly. While we cannot list specific incentives, common types of promotions that mobile home parks might offer include:

  • Move-In Incentives: Sometimes, parks offer a reduced first month's rent, a discount on security deposits, or waiving certain fees for new residents.
  • Referral Programs: Existing residents might receive a benefit for referring new tenants, or new tenants might receive a bonus if referred.
  • Special Pricing on New Homes: If the park has new manufactured homes for sale or rent, there might be builder incentives, financing specials, or included upgrades for a limited time.
  • Seasonal Discounts: During slower periods, parks might offer slightly reduced rates or special terms to encourage occupancy.

Given the concerns raised in recent reviews regarding rent increases and lack of improvements, prospective residents should particularly inquire about the justification for current rental rates and any future plans for upgrades or maintenance, rather than solely focusing on short-term promotions. Direct communication with the Pleasant Hill MHC management team will provide the most accurate and up-to-date information regarding any offers and address any concerns.

Conclusion: Why this place is suitable for locals

For Kentucky residents exploring housing options, Pleasant Hill MHC in Vine Grove presents a consideration, primarily due to its strategic location and the inherent affordability often associated with manufactured home communities. However, its suitability for locals hinges significantly on individual priorities and a careful evaluation of the challenges highlighted in recent resident reviews.

The most compelling aspect of Pleasant Hill MHC's suitability for locals is its unparalleled proximity to Fort Knox. For military personnel, their families, and civilian employees, this offers a virtually unmatched commute, saving time and transportation costs. This convenience is a major draw for those directly connected to the military base. Furthermore, the broader Vine Grove area provides a peaceful, small-town setting, appealing to those who prefer a quieter lifestyle while still maintaining reasonable access to the amenities of Elizabethtown and the larger metropolitan opportunities in Louisville. This geographical advantage connects residents to essential services, employment, and recreation across Central Kentucky.

The concept of a mobile home park itself often offers a more affordable pathway to housing, whether through lot rental for owned manufactured homes or potentially lower rental rates for park-owned units, compared to traditional housing markets. This affordability can be a critical factor for many Kentuckians seeking to manage their housing expenses effectively.

However, it is crucial for any prospective resident to fully acknowledge and investigate the serious concerns raised in public reviews. Reports of homes "falling apart," unaddressed repair requests leading to significant costs (like a $400 water bill due to a three-week leak), and rent increases without corresponding improvements are significant red flags. Such issues directly impact the quality of life, safety, and financial well-being of residents.

Therefore, while the location and general concept of affordable housing may initially attract Kentucky locals to Pleasant Hill MHC, a thorough personal assessment is essential. This should include:

  • Visiting the park in person: To assess the current condition of the homes and common areas.
  • Directly questioning management: About their current maintenance protocols, timelines for repairs, and plans for park improvements, especially in light of the reported rent increases.
  • Speaking with current residents (if possible): To gain firsthand insights into their experiences.

In conclusion, Pleasant Hill MHC could be suitable for Kentucky locals whose primary considerations are affordability and immediate access to Fort Knox. However, this must be weighed against and thoroughly investigated in light of the significant concerns about maintenance and property conditions expressed by current residents. A proactive and diligent approach by interested parties is highly recommended to determine if this community truly meets their living standards and expectations.
