Plaza Del Rey in Sunnyvale, CA, is one such community, providing an option for those looking to live in the heart of the Bay Area. Understanding the nuances of community living, including both the promised amenities and the realities of resident experiences, is crucial for anyone considering a move to a mobile home park.
Plaza Del Rey is known for offering manufactured homes within a community setting. While such communities can present a unique lifestyle, it's important for prospective residents to gather comprehensive information to ensure it aligns with their expectations and needs. As with any residential choice, a thorough understanding of the park's management, rules, and the experiences of current residents provides the clearest picture of what living there truly entails.
Plaza Del Rey is strategically located at 1225 Vienna Dr #228, Sunnyvale, CA 94089, USA. This address places the community firmly within the highly sought-after Silicon Valley, a global hub for technology and innovation. Its central location offers residents significant advantages in terms of connectivity and access to regional resources.
The park provides excellent accessibility to major transportation arteries, including Highways 101 and 237, which are essential for commuting throughout the Bay Area. This ease of access is particularly beneficial for those working at the numerous tech companies in Sunnyvale, Mountain View, and Santa Clara, such as Google, Apple, and LinkedIn. Public transportation options are also readily available, with VTA Light Rail stations (like Vienna and Fair Oaks) within walking distance or a short ride, and Caltrain stations in nearby Sunnyvale and Mountain View providing broader regional connectivity to San Jose and San Francisco.
Beyond commuting convenience, Plaza Del Rey's location in Sunnyvale means residents are close to a wealth of amenities. There are numerous shopping centers, diverse dining options, and essential services within a short drive or even walking distance. For recreation, nearby attractions include Levi's Stadium for sports and entertainment, California's Great America amusement park, and various local parks like Sunnyvale Baylands Park, offering opportunities for outdoor activities and relaxation. Educational institutions, including schools within the Santa Clara Unified attendance zone, are also accessible, making the location appealing for families.
As a manufactured home community, Plaza Del Rey typically provides a range of services to its residents, often covered by a monthly space rent. These services generally focus on the maintenance and management of the shared infrastructure and common areas within the park. While specific offerings should always be confirmed directly with the park management, common services in such communities include:
Professional On-Site Management: Management staff are usually available to oversee the daily operations of the park, address resident inquiries, and ensure adherence to community rules and regulations.
Common Area Maintenance: This typically includes the upkeep of shared facilities, landscaping in communal spaces, and maintenance of internal roadways within the park. This helps preserve the overall appearance and functionality of the community.
Utility Infrastructure Maintenance: While residents pay for their individual utilities, the park is responsible for maintaining the underlying infrastructure for services like water, sewer, and gas up to the point of connection to individual homes.
Waste Management: Trash and recycling services are often coordinated or provided by the park, contributing to the cleanliness and environmental management of the community.
Security Protocols: Parks often have some level of security measures, which may include patrolling, controlled access, or procedures for reporting incidents. However, the effectiveness and frequency of these measures can vary and should be fully understood by prospective residents, especially in light of recent feedback regarding security concerns.
Plaza Del Rey promotes itself as a community with resort-style amenities, aiming to provide a comfortable and engaging living environment for its residents. Based on information from various sources, the park offers a number of features, although the operational status and resident experience of these amenities are important considerations.
Multiple Clubhouses: The community reportedly features three clubhouses. These are typically central hubs for social gatherings, community events, and resident activities. They often include spacious meeting rooms, kitchens, and lounge areas. It is crucial for prospective residents to verify the current availability and programming of these facilities, as resident feedback suggests a potential lack of organized activities and community engagement in some areas.
Three Pools and Spas: Plaza Del Rey is described as having three swimming pools and accompanying spas. These are highly sought-after amenities in California, offering opportunities for relaxation, exercise, and leisure, particularly during the warm months. The condition and operational hours of these pools and spas should be confirmed.
Fitness Center and Saunas: The park reportedly includes a newly renovated fitness center and two saunas, providing residents with convenient options for exercise and wellness within the community.
Billiards Room: For recreational enjoyment, a large billiards room is available, offering a space for residents to play games and socialize.
Theater Hall and Library: Additional amenities include a theater hall and a well-stocked library, which can provide venues for entertainment, quiet reading, and community events.
Conference Room and Dining Hall: These facilities can support various resident needs, from meetings to communal dining experiences, further enhancing the community's offerings.
All-Age Community: Unlike 55+ communities, Plaza Del Rey is an all-age park, meaning it accommodates individuals and families of all ages, which can contribute to a diverse resident population.
Location in Silicon Valley: A primary highlight is its location, offering access to high-tech employment opportunities, reputable schools, and a wide array of shopping, dining, and entertainment options in Sunnyvale and the wider Bay Area.

For residents in California, particularly those navigating the intense housing market of Silicon Valley, Plaza Del Rey offers a particular type of housing solution that warrants careful consideration. Its suitability for locals hinges on a balance between its prime location and amenities, versus certain operational aspects and community experiences reported by residents.
From a locational standpoint, Plaza Del Rey is highly suitable for Bay Area locals due to its advantageous position in Sunnyvale. It provides convenient access to major tech employment centers, renowned educational institutions, and a vast array of local amenities including shopping, dining, and recreational facilities. This makes it an attractive option for professionals seeking a reasonable commute and families looking for a foothold in a desirable school district. The connectivity via major highways and public transit is a significant benefit in this highly mobile region.
The manufactured home model can also offer a comparatively more accessible entry point into homeownership within Silicon Valley, where traditional housing costs are among the highest in the nation. For some, owning a manufactured home in a community like Plaza Del Rey represents a viable pathway to residing in this economically vibrant area without the prohibitive financial burden of a conventional stick-built home. The advertised resort-style amenities, including multiple pools, clubhouses, and a fitness center, are attractive on paper, suggesting a lifestyle rich in leisure and convenience.
However, prospective residents must be fully informed about the current operational realities and resident feedback regarding community management, security, and parking. Reports of high space rent relative to comparable parks, challenging parking rules for residents and guests, and concerns about security and management responsiveness are critical factors to consider. A decline in organized community activities, if accurate, might also impact the social experience for those seeking a highly interactive community. Therefore, while Plaza Del Rey offers the allure of Silicon Valley living and attractive amenities, a thorough investigation and direct engagement with current residents and management are essential to ensure the community aligns with an individual's expectations for safety, convenience, and a positive living environment in California.

Plaza Del Rey Reviews
Showed manufactured homes here and the park is very nice. The only problem is that the space rent is about $500 more than rent in comparable parks in the area.
Feb 27, 2019 · Cheryl Rivera SmithI recently had my car towed from right in front of my home because I did not have a parking pass. I live here! They provided me with a pass to place on my car and then change the rules and tell me I need a pass from the office! This is complete B.S. If you plan to move here,, think about the guest you plan to have visit you and how and where they park. This park has not visitor friendly. Guest parking is limited and good luck finding handicap parking close to your home. Over the holidays, my son came to visit. He is disabled as he is a disabled vet. Handicap license plate and was towed literally 3 minutes after 10pm. The company they use is here waiting outside the park at 9:45 to stalk and steal cars as soon as 10pm hits. I'm ready to sell my home and take the loss. Had I known how bad this park really was with Hometown America and their managers, I never would've moved here. My suggestion, find another place.Other issues, Security is worthless! You see them once per evening. My neighbor was robbed in January. Does the park care, I don't think so. Several cars broken into while in the carports and guest parking. Glass from shattered windows still there. The park won't clean it up. Think about your safety and your property. You don't want to move here. Security non existent, manager and park staff don't care about you, only your rent. Tow Trucks are Predators! This park is so horrible. This review can't give negative marks enough. One star, I'd say Negative 5 Stars
Feb 13, 2024 · Quest KnowledgeHelped a friend move out of her place. I don't know much about mobile home parks don't know if this place is a good deal overpriced or a good price. What I can tell you that is clean. Nice, quiet, easy to get to.
Mar 18, 2024 · Christopher LewisNew owners are not taking care of the pools. On these hot days the health department came and shut the main pool down and it was green. Ugh!
Jul 04, 2024 · Peggy PhillipsThe streets are all two-way so try to keep to the right and avoid cutting corners at intersections. Watch out for folks popping out from the bushes or driveways into the street. There's no sidewalk for cushioning. The rent is high and the homes are cheap. Great for folks with solid earning capacity and limited savings. Much more pleasant and affordable than apartment living in this area. When my stereo is on full blast, the sound is barely detectable from the outside when the windows are closed.Without a strong investment portfolio or bullet proof pension plan, one should plan to remain productive to grow old here. The people you see walking and biking on a daily basis are investing in their financial future. We all try to make the most out of what we have.Casa across the street is nice! You are allowed to be eccentric with your home. Adobe down the block is awesome with a real park setting. Homes in PDR are hands down the most bang for your buck.Space rent for any unit for sale is usually noted in the listing on redfin.com, in the section of property details (click for full details below key details.) If not, check the transaction history for the last sale. The more recent the last sale, the higher the rate. With the MOU in place, things are looking up!
