PK Mobile Home Park Introduce
For many residents across Ohio, particularly those in the Toledo area seeking comfortable and manageable housing options, manufactured home communities, often known as mobile home parks, present a distinct alternative to traditional real estate. These communities can offer a pathway to homeownership that is often more accessible and budget-friendly, allowing individuals to own their homes while leasing the land beneath them. This model can be particularly appealing for those on a fixed income or seeking to downsize. If you're a Toledo local, especially if you're part of the 55+ age group, and are considering manufactured home living, PK Mobile Home Park on Telegraph Road is one such community that might be on your radar.
This article aims to provide a clear, factual, and informative overview of PK Mobile Home Park. We will delve into its specific location within Toledo, the general types of services and features that are typically associated with such parks, and how to get in touch with the community management. Our goal is to present a balanced perspective, drawing on publicly available information and general characteristics of mobile home park living, to help you understand what PK Mobile Home Park might offer as a residential option in the Toledo area, particularly as it has transitioned to a 55+ community. It’s essential for prospective residents to conduct thorough due diligence, including visiting the property in person and directly contacting management, to ensure it aligns with their housing goals and preferences, especially considering the feedback about affordability and management changes.
Telegraph Road is a prominent artery in Toledo, providing residents of PK Mobile Home Park with convenient access to various parts of the city. This includes relatively easy commutes to Toledo's diverse employment centers, educational institutions (including local schools), and comprehensive healthcare facilities. The surrounding area typically features a mix of established residential neighborhoods and commercial developments, ensuring that daily necessities such as grocery stores, pharmacies, and a wide selection of dining and retail options are within practical driving distance. Public information indicates that the park is approximately a 9-minute walk from shopping centers like Pavillion Plaza, Alexis Plaza, and Lakeside Centre.
Furthermore, being situated within Toledo means residents have access to the city's broader array of amenities and attractions. This includes cultural institutions like the Toledo Museum of Art, numerous recreational opportunities within the extensive Metroparks system such as Jermain Park and Ottawa Park, and various entertainment venues. The accessibility from Telegraph Road allows residents to efficiently navigate the city for work, education, or leisure activities, making PK Mobile Home Park a location that combines community living with urban reach. The community is also within a reasonable drive of The University of Toledo and Lourdes College.
- Lot Rental: The fundamental service provided by PK Mobile Home Park is the leasing of individual plots of land, known as lots, to residents who own their manufactured homes. This monthly lot rent covers the right to occupy the designated space within the community.
- Utility Connections: The park generally provides the necessary hookups for essential utilities, such as water, sewer, and electricity, to each mobile home lot. Residents are typically responsible for setting up their accounts with utility providers and paying for their individual consumption. Reviews indicate that there may be an "extra water bill" in addition to lot rent, which is an important detail for prospective residents to clarify.
- Road Maintenance: The upkeep and maintenance of the internal roads within the mobile home park are usually managed by the park administration, aiming to ensure proper access for residents and service vehicles.
- Common Area Upkeep: Maintenance of any shared spaces or general landscaping within the park is typically handled by the park management. However, reviews mention a lack of amenities such as a "pool or park area."
- Community Management: There is typically a management presence that handles administrative tasks, collects lot rents, and enforces community rules and regulations, aiming to maintain a structured and orderly living environment for residents. However, recent reviews highlight concerns about new ownership, frequent rent increases, and "petty rules" changes.
- Parking: Reviews indicate that parking is "on street parking," which might be a consideration for residents with vehicles.
It is crucial for any potential resident to engage directly with the park management to gain a comprehensive understanding of the specific services provided, what is included in the lot rent (including details about utilities like water), and the respective responsibilities of the homeowner versus the park for maintenance and repairs. Given the feedback about management changes and rule alterations, direct and thorough inquiry is highly recommended.
- 55+ Community Designation: A significant feature is its transition to a 55+ community. This means it is specifically designed for active adults, potentially fostering a quieter, more age-aligned social environment. However, reviews indicate concerns about affordability for those on fixed incomes within this age group.
- Affordable Homeownership Potential (Historically): While recent reviews highlight rising costs, mobile home parks generally offer a more affordable path to homeownership compared to traditional site-built homes. The initial cost of purchasing a manufactured home, combined with monthly lot rent, can still be less than a conventional mortgage and property taxes.
- Private Lot Space (Typically): Residents generally benefit from having their own designated lot space, which usually includes a small yard area, providing increased privacy and opportunities for outdoor activities or personal landscaping, although some reviews suggest "tiny lots."
- Toledo Urban Access: The park's location on Telegraph Road within Toledo provides residents with convenient access to the city's wide range of urban amenities, including shopping centers, dining options, and public services within walking or short driving distance.
- Pet-Friendly Policy: While specific restrictions should be confirmed, information suggests that PK Mobile Home Park is a pet-friendly community, which is a significant advantage for residents with furry companions, though pet deposits and breed restrictions may apply.
Given the varied feedback, prospective residents should strongly consider visiting the park in person to assess the current living conditions, size of lots, and amenities. Engaging directly with management and potentially current residents can provide the most accurate and up-to-date understanding of the community's features and atmosphere.
- Reduced Lot Rent: Occasionally, parks may offer a reduced lot rent for a limited introductory period to new residents to ease their transition. However, recent reviews for PK Mobile Home Park express concern over "raising lot rent AGAIN (2nd x within year)."
- Move-in Bonuses: Some communities may offer move-in bonuses or assistance with relocation expenses for individuals who are moving an existing manufactured home into the park.
- Special Pricing on Homes: If the park or an affiliated entity has manufactured homes available for sale on-site, they may offer special pricing, financing options, or even "rent-to-own" programs.
To learn about any current promotions or special offers that PK Mobile Home Park may be providing, the most reliable approach is to contact the park management directly. Given the recent changes in ownership and concerns about affordability mentioned in reviews, direct communication is particularly important to confirm current pricing, available incentives, and any changes to community policies.

Given concerns about management responsiveness, persistence may be required.
The park's location on Telegraph Road ensures that residents are well-connected to the extensive amenities and opportunities that a major urban center like Toledo provides. PK Mobile Home Park Reviews
Was a very nice place back when you could afford it. Now, With the extra water bill, 500 is too much for on street parking and tiny lots and no pool or park area. It's now a 55+ community, but they don't realize most in that age range are on a fixed budget, it's now very hard to afford this place. Look for a cheaper nicer park to be happy in, they still exist! Ones that aren't Expensive!
May 12, 2024 · Keith StoneHave a friend that's lived there 10+years.. Until new owners came.. It was the ideal community, but these newbies are raising lot rent AGAIN(2cnd x within year) hundred plus $ and they've changed many/petty rules.. And over heard owner degrading her manager to another tenant to.. JUST seems like it's a false front door this new company to take advantage of elderly.
Jan 31, 2024 · Marie Only ShaferUsed to be a nice place. Posting for sale coming soon. Wish we had Larry Ward back. Planned on retiring here but getting too expensive for this poor city worker. Refuse to pay for any repairs that owners should be paying for not the lot RENTERS.
Aug 12, 2023 · Amy UrbanskiMy husband came to see if there were any homes for sale here yesterday even though you could clearly see the ones for sale because they have for sale signs he asks about using his VETERAN loan and the tells him we don't take section 8??? Not sure how they correlate even remotely ! Definitely seemed racist . Glad we didn't waste our hard EARNED money here.
