Pinewood Estates Introduce
For many Idaho residents, especially those in the rapidly growing Idaho Falls area, finding an affordable, family-friendly path to homeownership can be a challenge. Pinewood Estates Mobile Home Park provides a well-established manufactured housing community setting that can be a viable option for those looking to own their home while renting the lot it sits on. Located conveniently in Idaho Falls, this park is designed to foster a neighborhood atmosphere with a range of shared outdoor amenities.
Pinewood Estates is a traditional mobile home park, meaning it offers spaces where residents own their manufactured homes but pay a monthly lot rent to the park management. The community is situated in a favorable location, providing residents with relatively easy access to the necessary services, shopping centers, and local employment opportunities that Idaho Falls offers. This structure of homeownership is often viewed as a valuable step for families, offering a greater sense of stability and privacy compared to apartment living, while generally having a lower overall cost of entry than a traditional site-built home.
The atmosphere of the park is aimed at being family-focused, offering dedicated spaces for children and community interaction. As with any long-standing community, Pinewood Estates has experienced changes in management and ownership over time, leading to fluctuations in resident experiences, particularly concerning lot rent and property maintenance. Prospective residents should always inquire directly with the current management for the most accurate and up-to-date information regarding fees, utility inclusions, and current community improvement plans. Listings for homes within the community suggest that residents are actively investing in their properties, with many updated manufactured homes available for sale.
Pinewood Estates Mobile Home Park benefits from its location in a developed area of Idaho Falls, ID, offering both a sense of community detachment and urban convenience.

Pinewood Estates provides essential Onsite services intended to maintain a functioning and stable residential community for its homeowners.
- Community Management: The primary service is the professional operation of the land, including the collection of lot rent and overseeing the shared facilities. This is generally handled via Onsite services, meaning management is physically available in the community or close by for resident needs and inquiries, which historically included organized community events like family movie nights.
- Lot Rent Inclusions: While recent information from customer feedback indicates changes, lot rent historically included crucial utilities and maintenance for the common areas. Prospective residents should confirm the current status of the following:
- Water, Sewer, and Trash Services: These utilities are frequently included in the monthly lot rent to simplify billing for residents. However, this is subject to change based on ownership/management decisions.
- Road Maintenance: Services often include snow removal for community roads.
- Pet-Friendly Policy: The community understands the importance of pets in family life and has a policy that Dogs are allowed, subject to community rules regarding breed, size, and responsible pet ownership.
The features of Pinewood Estates are designed to promote a sense of neighborhood and provide family-friendly recreational space right where residents live.
- Dedicated Children's Play Areas: The community is equipped with amenities specifically for younger residents, including a dedicated Playground area that often features:
- Slides and Swings to encourage outdoor activity and community interaction.
- Outdoor Dining and Socializing: Shared outdoor spaces are available for resident use, including:
- Picnic tables for outdoor meals and family gatherings.
- A Barbecue grill for community use, perfect for summer cookouts and social events.
- Community Focus on Improvement: While past residents have noted temporary issues with maintenance, current listings and sales information sometimes reflect plans by management for future upgrades, such as updating community streets, replacing street lights, and improving the community park, indicating a focus on long-term investment in the property.
- Homeownership Opportunity: A major highlight is the ability to purchase an actual home in a desirable area of Idaho Falls at a generally lower price point than traditional single-family homes, with many existing units featuring modern updates like new flooring, fresh paint, and renovated mechanical systems.

★ 5★ 4★ 3★ 2★ 1As a real estate agent, I have seen this park go downhill terribly the last year with the new owners/management! They have doubled the lot rents within 1 year, from around $400 to above $700's and now not even including utilities! This is outrageous! I feel for the people who live there that can no longer afford the rents but cannot sell their homes because the rent is not in line with other park communities around.
July 08 · Melisa Hansen-GilesLot rent is too high for the amount of maintenance done. The community park gas not been maintained and is a mess. There is no communication from management as what future plans there are for the park. If you like throwing your money away, by all means this is a great place to live.
May 16 · Randy OwenI have lived here a long time this is the worst this place has been. They keep raising the lot rent and do nothing to improve the lots. This year they have done it twice already for a total of about 200.00 dollars a month. Which brings the lot rent up to around 600.00 dollars a month for a trailer park lot. These are greedy people. A lot of the trailers are for sale but know one is buying them. If a person has a trailer payment and a lot rent payment it could add up to around 1500.00 a mouth or more. For a trailer house in a less then average trailer park. But were else is there to move a trailer and they know this and they are taking advantage of the situation. Do your home work before looking to move out here its not what it seems at all.
April 05 · Billie CrouseI have been trying to contact the Park for two months now. I sold my home a month ago and was trying to make them aware prior to the sale as well as after. They still have it so that I am responsible for the lot rent and I keep getting notices that my lot rent is late. I have been assured by their office staff, Naomi and Kira that I am not responsible, but I still have an outstanding bill. They have been dodging my calls for two months now and every time I stop into the office over 35 times in the last two months no one is ever there. I also got an alert from the credit bureau for a late payment. Ever since this new company took over, It has been one shady thing after another. Last contact I had was last week being told it would be taken care of by end of day. Here it is Tuesday still no response as to when my name and my sole responsibility will be taken off.I have also spoken to customer service with their parent company being told that this is an in-house issue and they would make sure it was resolved by the local office. Still NOTHING!
