Welcome to Pine Oaks Mobile Home Park, a well-established community nestled in the heart of Jacksonville, Florida. For many looking for an affordable and welcoming place to call home in the Sunshine State, mobile home parks offer a unique and appealing alternative to traditional housing. Pine Oaks provides a setting where residents can enjoy the benefits of community living while having their own space. This article will provide a comprehensive overview of Pine Oaks, focusing on what makes it a suitable option for individuals and families in the Jacksonville area.
Mobile home parks, also known as manufactured home communities, have evolved significantly over the years. Today, they offer a diverse range of homes and amenities, often providing a more budget-friendly entry into homeownership in popular areas like Florida. Pine Oaks aims to create a comfortable and accessible environment for its residents, providing a sense of belonging within the larger Jacksonville metropolitan area.
One of the key advantages of choosing a mobile home park is often the lower cost of living compared to traditional stick-built homes, without sacrificing the benefits of homeownership. Residents typically own their manufactured home and lease the land, which can lead to more predictable housing expenses. This model makes homeownership more attainable for a wider range of Floridians.

While specific services can vary and are best confirmed directly with the park management, mobile home parks like Pine Oaks typically offer a range of essential services designed to ensure the comfort and convenience of their residents. Based on general operations of such communities and some insights from resident experiences, here are potential services you might find at Pine Oaks:
- On-site Management: Many mobile home parks feature on-site management teams. This allows for direct communication regarding leases, maintenance requests, and community guidelines, as highlighted by a resident's positive experience with property managers being "incredibly patient and accommodating."
- Lot Leasing: Residents lease the land their manufactured home sits on. This includes access to the common areas and infrastructure of the park.
- Utility Access: While individual homes are typically responsible for their own utility hookups and bills (electricity, water, sewer, internet), the park provides the necessary infrastructure for these connections.
- Community Maintenance: Common areas, such as roads and shared spaces, are typically maintained by the park management. A resident mentioned grass cutting, indicating a level of groundskeeping service, though experiences can vary.
- Pet-Friendly Policies: Many mobile home parks are pet-friendly, allowing residents to live with their beloved animals, subject to community rules and possible fees. It is always advisable to confirm specific pet policies.
- Security Measures: While not always overtly advertised, mobile home parks often have measures in place to enhance resident security, such as controlled access points or community watch programs.
Pine Oaks, like many established mobile home communities, offers several features and highlights that contribute to its appeal as a residential option. These can include both tangible amenities and the intangible benefits of community living.
- Established Community: Pine Oaks has been a part of the Jacksonville landscape for some time, suggesting a stable and established community environment. Established parks often have mature landscaping and a settled feel.
- Affordable Homeownership: One of the primary draws of mobile home parks is the potential for more affordable homeownership compared to traditional housing. This allows individuals and families to invest in a home without the substantial financial burden often associated with site-built properties.
- Community Atmosphere: While not explicitly detailed, mobile home parks often foster a strong sense of community among residents. Shared spaces and the close-knit nature of these neighborhoods can lead to friendly interactions and mutual support.
- Access to Major Roadways: Its location on Philips Hwy provides direct and convenient access to I-95 and other major arteries, simplifying travel throughout Jacksonville and to surrounding areas.
- Proximity to Amenities: The area surrounding Pine Oaks is rich with shopping centers, grocery stores, healthcare facilities, and various services, ensuring that residents have convenient access to their daily needs.
- Potential for Home Remodeling: As one review mentions, there might be ongoing renovations of existing homes within the park, indicating efforts to update and improve the housing stock available for sale. While a previous experience noted dissatisfaction with a replacement appliance, the general concept of updating homes can be a positive aspect for prospective buyers seeking a modernized unit.

Pine Oaks Reviews
I've lived here for almost a year and a half now and have recently come up on hard times and the property managers have been incredibly patient and accomodating of my situation. Even when I've called them multiple times during the week, they are always willing to talk to me and do what they can to work things out in my favor.
May 03, 2024 · Justice Adamsa year living there, the first thing they cut the grass on 2 occasions, my refrigerator was damaged and if they changed it, they brought a dirty and very used one but it worked at the time, all dirty and neglected, now they are remodeling a house from the 60s and 70 to sell it for $ 27 to $ 25 thousand dollars is horrible, the administration is disgusting and when it rains you cannot go out since the water is everywhere and you cannot go out

Rent is very reasonable. Small increases every few years. Home owners got rent increase two years ago. Long time since renters have. Everyone’s friendly. I have the best neighbors all around me. Cat friendly ( if you are looking for a furry friend you will see one.)Walmart is right across the street. Within walking distance you have several restaurants. All together a great place to enjoy quiet, peacefulday. Nina the manager. Very courteous and helpful if you have a problem. Will meet you on a walk if you decide to live hereCarol Davis Garcia. Nov 01, 2019 · carol garciaOwned by slum lords who have other slum lords managing the place. If you end up living here don't ever expect to get your security deposit back, every piece of trash that runs that place will tell you straight up you aren't getting it. Every time I encountered the manager she was clearly tweaking on some kind of drugs and was very confrontational. Hope everyone who is involved with running this place gets aids and kills themselves.
Nov 23, 2016 · Aaron BobbyQuiet neighborhood. Went by because I was looking to rent a bigger cheaper place. Ended up not feeling very comfortable with the staff or the properties. Almost felt like leaving right away. Definately cheaper and bigger but the properties do need a lot of work on. Did not rent any. Just got to rent a house for a few hundred dollars more but definately better.
