This article provides a clear, engaging, and informative overview of Pine Lake MHP, detailing its location, what it offers, and why it might be a suitable option for Ohio residents considering manufactured home living.
Pine Lake MHP is a residential mobile home community located in Belmont, Ohio. As a mobile home park, it provides individual lots for manufactured homes, aiming to foster a sense of community among its residents. This type of living often presents a more accessible and potentially more affordable housing solution compared to traditional stick-built homes, which can be a significant advantage for many Ohioans.
Mobile home parks like Pine Lake MHP are designed to offer a structured environment where residents can enjoy the benefits of homeownership while being part of a larger community. While some aspects of park management and changes in ownership can bring varying experiences, the core appeal of a mobile home park often lies in its ability to provide a more attainable path to homeownership. Prospective residents should always conduct thorough due diligence, including understanding current policies and fees, to ensure the community meets their specific needs and expectations.
Pine Lake MHP is conveniently situated at 42600 National Rd Lot #115, Belmont, OH 43718, USA. Belmont is a small village located in Belmont County, Ohio. This region is known for its rural charm and accessibility to larger towns and cities in Eastern Ohio and even parts of West Virginia.
The park's location on National Road (US Route 40) provides straightforward access, making it relatively easy to connect to nearby communities and amenities. For residents who commute for work, shopping, or recreation, National Road serves as a vital artery. While Belmont itself offers a quieter, rural feel, larger towns like St. Clairsville are within a reasonable driving distance, providing access to more extensive shopping centers, dining options, healthcare facilities, and other services. The area benefits from its position within the Ohio Valley, offering residents access to scenic drives and outdoor activities characteristic of the region. The balance between peaceful rural living and convenient access to necessary services makes this location appealing to many Ohio residents.
Mobile home parks typically provide a range of essential services to their residents, which often include:
- Lot Rental: The primary service, where residents lease the land their manufactured home occupies. It is important for prospective residents to clarify what is included in the lot rent. According to a review, "Now it’s over $400 just for a lot trailer not included and you have to pay water," indicating that water is now a separate utility cost.
- On-site Trash Service: Public information indicates that "onsite trash available" is a service offered, providing convenience for waste disposal.
- Community Management: Oversight of the park's operations, including addressing resident concerns and enforcing park rules. Some reviews suggest that communication and responsiveness from management can vary, with one stating, "They don’t even bother trying to communicate or work with you. Simply hand ya your rent back or refuse to take it and take you to court."
- Road Maintenance: Maintaining the internal roads within the park for safe and easy access. A review notes, "The roads are falling apart as well as the road falling in at the bottom of the property," suggesting this is an area where improvement may be needed.
- Utility Connections: While water may be a separate charge, the park typically facilitates connections for other essential utilities such as electricity and potentially natural gas.
Based on available information and resident feedback, here are some features and highlights to consider about Pine Lake MHP:
- Potential for Affordable Homeownership: Mobile home parks generally offer a more accessible entry point into homeownership compared to traditional housing, especially for those looking for cost-effective solutions in the Belmont area.
- Established Community: The park has an existing community of residents, offering the potential for a neighborhood atmosphere.
- Rent-to-Own Options: Public listings indicate that rent-to-own mobile homes may be available within the park, which can be a flexible option for those looking to transition to homeownership. For example, a 3-bedroom, 2-bathroom mobile home was listed at "$800 per month, $800 down payment. Lot rent is included in monthly payment."
- Rural Setting with Accessibility: Located on National Road, the park provides a balance of a quieter, rural environment with practical access to main thoroughfares for commuting and accessing services.
- Management Changes and Impact: Recent ownership changes have impacted rental terms and utility inclusions, as highlighted by a resident review: "Previously before they were under new ownership rent was affordable and included water. Now it’s over $400 just for a lot trailer not included and you have to pay water." This indicates a dynamic environment where policies can evolve.
- Community Evolution: While some reviews point to areas needing improvement ("Need a lot of work! Lots of empty and trash filled lots available."), the excitement expressed by a prospective resident ("We are moving in to pine lake varry soon I'm excited") suggests that some individuals find the park a desirable place to live.

Jun 02, 2025 · wyatt heathIf they don’t like you they wrongfully evict you. They don’t even bother trying to communicate or work with you. Simply hand ya your rent back or refuse to take it and take you to court. It’s happened in numerous instances. It’s almost like all the tenants who have been there for years are paying for their so called “updates”. Previously before they were under new ownership rent was affordable and included water. Now it’s over $400 just for a lot trailer not included and you have to pay water. This place has turned into an even bigger joke and is ran by inconsiderate, stuck up clowns.
Oct 27, 2022 · Britney MeyersI used to live here before moving to Savannah Georgia. The roads are horrible and the drugs are just as bad the land owner likes to pick an choose what he fixes if you wanna keep your car clean and unbroken I don't recommend this place. He even refuses to plow the roads in the winter and the ice build up is just horrible.
Jan 25, 2018 · Robert KinseyThis place has gone steadily down hill the last 5-8 years. Managers and maintenance people don't stay long. Roads are barely passable. No snow plow.Rent is high, quality low. Lots of room for improvement.
Jan 14, 2018 · Lisa HartlineThis place is horrible!!!!! It use to be a nice place to live, now it’s like watching a junk yard being formed or dump. The roads are horrible throughout the park not just in the “heavily traveled” parts. You can see the pictures of what the roads are like when it snows. A lot of the trailers are empty now and falling apart (which only really started after the original owner passed away). Many trailers have junk/trash pilled around them or have junk cars park ( which again started after no one was making their weekly/biweekly ride through the park). It seems like only certain people have to follow their “rules and regulations”. Where is the lot rent going??? I guess you would lose money when you let the place go to hell.....
