Would not recommend going with this place at all. The manager and maintance man are very nice. But other then that, that is the only nice thing I can say. Constantly having to boil your water is no fun. They will constantly find something wrong with your trailer that they give ridiculous time frames to get it done. When I went to them to sell my trailer to them, they told me no at first. I was behind on my rent, so I understood it and no big deal. Found a buyer for the trailer that was going to get it out of the park before my next months rent was due. Well after the buyer called the park to discuss moving it out of there, the park changed their tune on buying it from me. So I told the buyer that I was going to go with the park to make it easier on everyone. Well after 2 weeks of not hearing anything back, I was made to go to court for eviction, the call came in the morning of the court date, but still had to show up and take my time out of my day for something that could have been avoided. So they gave me my offer with the back lot rent, court fees and next months lot rent. Sign paperwork for the price of the sale and thinking it is all done. I was way wrong. Well they didn't put the right amount in the paperwork I signed, so I had to re sign but with a total different amount. I was told they forgot to put the next months rent on it, this was at the end of January, so it would have been for the month of February. I waited over a week for my check to arrive, only to find out that none of my paperwork was seen due to a "glitch" in the system. I had already called and made arrangements for my power and internet to be shut off. The district manager said, we'll I guess you will just have to call and cancel them then. So was then told a check was being overnighted and I would have it on Saturday. We'll Saturday came and nothing, then Sunday etc. Finally Wednesday Feb 11th the check comes. I'm thinking I have the rest of the month to be able to get a uhaul set up and prepare to move the rest of my bigger items. Nope, they came and changed the locks the next morning and I was told I had to be out that day. So having no time I had to spend $350 because of the only uhaul available was the biggest they had. I had a security deposit for the lot rent when I moved in. Was no reason I should have not gotten it back. Tried to contact them for weeks without hearing anything from them. And finally get a call back saying they are keeping my security deposit for back rent. I said, how is that when you took the back lot rent, court fees and the next months rent from the sale of my home. She said, do you have proof. How can a big company like sun communities do this to people? So in total I was charged for an entire months lot rent, and was forced out halfway through the month and had to pay double for a bigger uhaul that was not needed. And then keep another $547 security deposit when there was no reason to since it was added into the sale. Stay away from sun communities if at all possible. And definitely do not buy or sell with them EVER. - Richard Walworth

Pine Hills Introduce

Welcome to Pine Hills, a mobile home community situated in the charming town of Middlebury, Indiana. For individuals and families across Indiana considering various housing solutions, mobile home parks often present a distinct and potentially more accessible pathway to finding a place to call home. These communities are typically designed to provide a sense of neighborhood, offering individual lots for manufactured homes within a structured environment. Pine Hills offers a living option for those looking to reside in the Middlebury region of Indiana.

Mobile home parks, also widely recognized as manufactured home communities, generally provide a living experience that combines the privacy of individual dwellings with the advantages of a communal setting. In this arrangement, residents often own their homes while leasing the land, or they may rent homes directly from the park. This model can be appealing to those looking to avoid the complexities and often higher costs associated with traditional home purchases, while still enjoying the benefits of a private residence. However, it's important for prospective residents to thoroughly investigate the operational practices and resident experiences within any community. While some positive aspects of staff demeanor are noted, significant concerns regarding water service, maintenance timeliness, and the home sale/purchase process have been raised by current and past residents.

Pine Hills is conveniently located at 12515 Bonnie Ln, Middlebury, IN 46540, USA. This address places the community within the town of Middlebury, Indiana. For Indiana residents, Middlebury is known for its picturesque rural landscape, strong Amish and Mennonite heritage, and a focus on community values. The town offers a tranquil environment with access to local businesses, unique shops, and traditional eateries, providing a local flavor that many residents appreciate.

The accessibility of Pine Hills is important for its residents. Situated on Bonnie Ln, the community offers straightforward access to local roads, allowing for convenient travel within Middlebury and to surrounding areas in Elkhart County. Residents benefit from the town's local amenities, including its charming downtown area and various community events. For those who commute or wish to access larger city amenities, Middlebury's location provides reasonable drives to larger regional hubs such as Elkhart and Goshen, offering broader options for employment, shopping, and entertainment. While some aspects of the park's management have drawn criticism, its location in a desirable small town remains a key draw for many Indiana residents seeking a quieter, community-focused lifestyle.

Pine Hills, like other mobile home parks, aims to provide a range of services for its residents. While some aspects of management and service delivery have been the subject of negative reviews, the intent is to support community living. Services typically offered at manufactured home communities like Pine Hills include:

  • Lot Rental: Providing designated spaces for manufactured homes.
  • Maintenance Support: Reviews indicate that the "maintance man are very nice," suggesting the presence of on-site maintenance personnel to address issues. However, timeliness and resolution of issues, particularly concerning water quality (e.g., "constantly having to boil your water"), are noted concerns.
  • Home Sales/Purchases: The park engages in the sale and purchase of homes within the community, though resident experiences highlight significant difficulties and dissatisfaction with this process, including issues with communication, contract accuracy, and delays in payment and title transfer.
  • Utility Access: Residents can expect access to essential utilities such as water, sewer, and electricity at their home sites. However, issues like inconsistent water quality and unexpected charges (e.g., "charged for an entire months lot rent, and was forced out halfway through the month and had to pay double for a bigger uhaul that was not needed") have been reported.

It is crucial for prospective residents to thoroughly investigate and clarify all service details, terms, and potential issues with Pine Hills management before entering into any agreements.

Pine Hills offers certain features typical of a mobile home community. While some resident feedback points to significant issues with the overall experience, the park generally provides individual lots in a small-town setting. Based on reviews, the following features are present:

  • Individual Home Lots: The community provides individual sites for manufactured homes, offering personal space for residents.
  • Friendly Maintenance Staff: The "manager and maintance man are very nice," as noted by a resident, suggesting positive personal interactions with these individuals.
  • Small-Town Location: Being in Middlebury, residents have access to a quiet, rural environment with local amenities and a distinct community character.
  • Opportunity for Home Sales/Purchases: The park is involved in buying and selling homes, which can be a convenience for some residents looking to move in or out of the community, although the process itself has been a source of significant negative experiences for past residents.

It is important to acknowledge that these positive aspects are mentioned alongside serious concerns about the park's operational efficiency, transparency, and fairness in dealings, particularly regarding home sales and lease agreements. Potential residents should weigh these points carefully.

Based on the provided reviews, there are no explicit promotions or special offers currently advertised by Pine Hills. The feedback primarily details negative experiences related to sales transactions and billing, rather than promotional incentives. In the context of mobile home parks, promotions can sometimes include reduced lot rent for a period, waived application fees, or incentives for purchasing certain homes. However, given the nature of the reviews, the focus for prospective residents would likely be on clarifying all terms and conditions rather than seeking out advertised deals.

Prospective residents are strongly encouraged to contact Pine Hills management directly to inquire about any current offerings, and more importantly, to seek comprehensive clarification on all aspects of lot rent, home sales/purchases, utility billing, and lease termination policies. It is vital to obtain all agreements in writing and understand them thoroughly to avoid potential issues.
