Pine Crest Village Introduce
For many New Jersey residents, finding an affordable and comfortable living solution, especially near our beautiful coastline, can be a challenge. Mobile home parks, also known as manufactured home communities, often present a viable and attractive option for those seeking a more accessible entry into homeownership or a streamlined living experience. Here in Manahawkin, Pine Crest Village stands as a local option for individuals and families looking for community-oriented living. These communities can offer a distinct lifestyle that combines the privacy of a detached home with the benefits of shared amenities and a close-knit neighborhood feel. They often provide a more budget-friendly alternative to traditional stick-built homes, allowing residents to enjoy the desirable South Jersey lifestyle without the hefty price tag. As you consider your housing options in our wonderful state, understanding what a mobile home park like Pine Crest Village offers can be an important step in finding your perfect place to call home.
Pine Crest Village is conveniently situated at 46 Baltimore Ave, Manahawkin, NJ 08050, USA. This location places it within Stafford Township, a highly desirable area in Ocean County, New Jersey. Manahawkin serves as the gateway to Long Beach Island (LBI), making Pine Crest Village an appealing option for those who cherish proximity to the shore. The park's address on Baltimore Avenue provides easy access to Route 9 and, in turn, to the major thoroughfare of Route 72, which connects directly to LBI. This means residents can enjoy the beautiful beaches, bays, and attractions of LBI with just a short drive. Beyond the immediate coastal draw, Manahawkin itself offers a wealth of local amenities including shopping centers, diverse dining options, medical facilities, and schools, all within a reasonable distance from the park. For New Jersey residents, this location offers an excellent balance: the tranquility of a community setting combined with the convenience of being close to essential services and recreational opportunities. Its accessibility via major state routes also makes it relatively easy to commute to other parts of South Jersey for work or leisure, making it a practical choice for many.
Mobile home parks like Pine Crest Village typically provide a range of essential services to their residents, contributing to a comfortable and streamlined living experience. While specific offerings can vary, here are the common services residents can expect:
- Lot Leasing: Residents typically lease the land their manufactured home sits on. This includes access to the common areas and infrastructure of the community.
- Utility Connections: The park usually provides the necessary hookups for utilities such as water, sewer, and electricity to each home site. Residents are typically responsible for their own utility bills from providers.
- Community Management: An on-site or readily available management team is responsible for overseeing the day-to-day operations of the park, including maintaining common areas, enforcing community rules, and assisting residents with concerns.
- Maintenance of Common Areas: This service includes the upkeep of shared spaces such as roads within the park, street lighting, landscaping in common areas, and any community facilities like clubhouses or recreational spaces, if applicable.
- Waste Management: Organized trash and recycling collection services are generally provided for residents.
- Road Maintenance: The internal roads within the mobile home park are maintained by the park management, ensuring safe and accessible routes for residents.
- Snow Removal: In regions like New Jersey, snow removal services for common roads within the park are typically offered during winter months.
- Community Rules and Regulations: While not a "service" in the traditional sense, the establishment and enforcement of community rules contribute to a consistent and orderly living environment for all residents.
Pine Crest Village, like many established mobile home communities, offers features and highlights designed to enhance the living experience for its residents. These often focus on providing a comfortable and convenient lifestyle within a community setting.
- Individual Home Sites: Each resident typically owns their manufactured home and leases a specific plot of land, providing a sense of individual homeownership within a managed community.
- Community Layout: Mobile home parks are often designed with a specific layout, featuring paved roads and designated parking areas for residents.
- Quiet Environment: Many residents appreciate the generally quieter atmosphere often found in mobile home parks compared to bustling urban or suburban neighborhoods, as indicated by the nature of the community.
- Proximity to Local Amenities: A significant highlight is the park's location in Manahawkin, providing residents with easy access to shopping centers, grocery stores, restaurants, medical facilities, and schools just a short drive away.
- Gateway to LBI: The most prominent feature for many New Jerseyans is the park's convenient access to Long Beach Island (LBI), offering endless opportunities for beach days, bay activities, fishing, and enjoying the island's unique charm without living directly on the island.
- Affordable Living Option: For many, the primary highlight is the affordability that manufactured home living can offer compared to traditional housing, making homeownership more attainable in a desirable South Jersey location.
- Sense of Community: While not explicitly detailed in the provided information, mobile home parks often foster a sense of community among residents, providing opportunities for neighborly interaction.
As a mobile home park, Pine Crest Village's approach to "promotions or special offers" typically differs from that of a retail business or a short-term rental property. Instead of seasonal discounts, potential offers might revolve around incentives for new residents or specific financing arrangements. These could include:
- New Home Purchase Incentives: Sometimes, if purchasing a new manufactured home through an affiliated dealer, there might be special financing rates, upgrade packages, or contributions towards closing costs.
- Reduced Security Deposits: On occasion, a park might offer a reduced security deposit for qualifying new residents.
- Referral Programs: Existing residents might be eligible for a bonus or rent credit if they refer new residents who successfully move into the park.
- Seasonal Lot Rent Specials: Though less common, there might occasionally be a short-term introductory rate on lot rent for new residents, or a special offer for a limited number of newly available lots.
It's important for prospective residents to directly contact Pine Crest Village's management to inquire about any current incentives or programs that might be available for new homeowners or those looking to lease a lot. Since manufactured home communities operate on a long-term residency model, promotions are often more focused on attracting stable, long-term residents rather than short-term visitors.

Pine Crest Village Reviews
I recommend anyone who wants to move here and deal with kristina the manager to look the other way and walk away. She is rude, strict , and will treat you with contempt and malice. She claims to follow the covid rules about the mask yet when i met her the first time, she wore no mask outside or inside the mobile home i was interested in. The second time i met up with her, we stood in mobile home. She demanded I put on a mask which i forgot in my car. I was turning the knobs to the stove and in a harsh direct anger driven voice stated. STOP WHAT YOU ARE DOING. DO NOT DO ANOTHER THING. GO OUTSIDE AND GET YOUR MASK. RULES ARE RULES. then she began to turn on stove with her own hands. My sister needed to use bathroom. she would not let her use it in her office or in trailer. she said you will need to go down the road. also, she was half hour late so my sister went to look for her. when she found her and her husband. He stated" she will get to you when she gets to you.. These are the managers of the park. I warn you that the character they presented will determine how they will treat you. Also, she was suppose to get back to me about my motorcycle being stored in the shed bc she stated only two cars per home. She never got back to me. So you be the judge of your decision to enter into this park...
Dec 06, 2020 · Alan JamesIllegally took possession of my father in laws house after he passed away. Claimed they went to court but refuse to show any paperwork. Never received a bill or a phone call. Lady in the office was rude and nasty since the first day we told her that my father in law passed.
May 15, 2018 · Frank MyersNice community, very up kept by everyone, and very watchful of everything. I could throw a rock and hit a store, well not literally but your that close to walmart, shoprite, home depot, restaurants, dr's, and even to get on the parkway.
