The management is horrible. Discriminates many for many different reasons. Politics, race, parenting, and morals. Drives around calling everyone liberals. Joking with women renting lots or trailers about showing their breast or texts them he heard you whiping your husband into submissions. Refuses communication and when he does its rude. Evicts for no reason. Specially if your not in his friend group or stand up for your rights as an owner or renter. Tears down trailers leaves them a wreck flying tin siding and installation everywhere. Or throws gravel overtop of all the debris.Gets into your locked mailbox or has other access your mail without your knowledge. Makes threats when you stand up against his tactics to bring it on and he'll buy it or take it. Him and his buddies drive past you and your children making rude comments. Allows certain tenants but not all to write statements to have other tenants removed from the property but refuses your statements and concerns. Refuses contact information to owner. Threatens tenants about extra vehicles clutter in yard but has cows and multiple vehicles and boats and just looks trashy. The roads are terrible he plows and will Refuses to plow certain streets due to not liking a person. He spends his days Discriminating and threatening and trying to intimidate tenants.And when you have had enough. You have to call the park lawyer a million times because he refuses to respond to potential buyers of your trailer so you can move. Then he tells the lawyer your trailer is sold when it's not and refuses to send out anymore background for potential buyers so they can be approved to live in the park and buy your trailer. I have had bare minimum 13people apply to live in the park. The first was denied the 11 haven't heard nothing only one potential buyer was approved. I have them do approval before seeing it so you don't have a ton of people viewing it if they can't even be approved.

I drove through last week and noticed they took down a lot more of the older trailers and was told by a few tenants that a lot of the “not-so-good people” in the park are no longer there. I’ve heard, as I still talk to a couple that resides in the park, that the 2 really bad trailers (on the right after you pull in) are going to be torn down and removed sometime this week. It’s apparent the new owners are doing what they are “legally able to do” to clean up Pine Bluff and make it what it was when it started out or even better. The insurance for the park would go up, but they really should invest in either a Rec center for all the kids there or an in-ground pool. Parents could pay so much a week for each child to attend and charge a fee residents pay to use the pool…. Or additional rent to renters with children which would give them access of usage. Trails through the woods would be nice again too. Right now, when you pull in, the kids are throwing rocks, won’t get out of the way… create an environment where they can have fun and not create riff-raff. Have parents volunteer their time to help in the Rec or community center. Just a few suggestions. I applaud the new owners! Every little change there helps! Rome wasn’t built in a day. Stay positive renters/owners. Help out by maintaining your property. Give credit. If you’re not happy with your surroundings, volunteer to help the owners out or even your neighbor. Recently original owners sold the place and now with new owners the only thing that's different now is the fact that they're getting rid of any mobile homes that aren't able to be resorted and rented again
