Perry Place MHC Introduce
For many Kansans, finding an affordable and stable place to live is a significant challenge, and mobile home parks often present an accessible housing solution. Perry Place MHC in Perry, KS, is a community that some individuals and families might consider. However, based on recent and detailed customer reviews, it's crucial for prospective residents in Kansas to approach this option with a thorough understanding of the reported issues. This article aims to provide a factual and detailed overview of Perry Place MHC, drawing from public information and direct resident feedback to help you make an informed decision.
The experience of living in a mobile home community is heavily influenced by the condition of the homes, the transparency of the lease agreements, and the responsiveness of management. While the concept of community living can be appealing, it's paramount to be aware of any potential pitfalls. The reviews provided for Perry Place MHC raise serious concerns that warrant careful consideration for anyone looking to rent or reside here. We believe in providing a clear and unbiased account to ensure that Kansas locals have all the necessary information before committing to a housing situation.
Perry Place MHC is located at 34 Norman Ln, Perry, KS 66073, USA. Perry is a small town in Jefferson County, Kansas, with a population of just over 1,000 residents. It offers a suburban-rural mix feel, where most residents own their homes. While the town itself is characterized by a close-knit community and a slower pace of life, its proximity to larger cities is a key aspect of its accessibility.
The park is situated mere minutes from both Lake Perry and Clinton Lake, providing convenient access to outdoor recreation, which can be a significant draw for nature enthusiasts and those who enjoy water activities. Additionally, its location ensures easy connectivity to urban amenities and attractions, being "merely 20 minutes away" from both Lawrence and Topeka. Lawrence is known for its vibrant downtown, cultural scene, and the University of Kansas, while Topeka serves as the state capital with a wider array of services, shopping, and employment opportunities. While Perry offers a quieter living environment, residents of Perry Place MHC would need to rely on their own vehicles for most errands and commutes to these larger towns, as public transportation options in small rural towns like Perry are typically limited.
Based on the extremely critical customer reviews, the services offered by Perry Place MHC appear to be significantly problematic and fall far short of acceptable standards. While a mobile home park should ideally provide well-maintained homes and transparent management, the provided information suggests severe deficiencies:
- Mobile Home Rentals: The park offers homes for rent. However, multiple reviews detail significant issues with the condition of these homes upon move-in, including non-functional air conditioning, leaky sinks and toilets, rotten subflooring, poor water pressure, unsealed doors leading to flooding, and even dangerous electrical wiring (a "hot wire...detached and hanging, and the insulation on the neutral is degraded and missing"). There were also reports of "dogfood and mouse feces" and mold in cabinets.
- Lease Agreements: A major concern is the handling of lease agreements. Residents reported moving in without a lease being ready, having incorrect names placed on the lease despite providing proper identification, and being quoted a "total" monthly rent that was significantly lower (e.g., $950) than the amount on the actual lease ($1350). There were also demands for "multiple security deposits" not initially quoted.
- Maintenance Response: While management did reportedly fix the water heater in one instance, other critical issues like a lack of air conditioning (for two weeks in 90+ degree weather) and other structural/safety problems were left unaddressed despite residents' attempts to communicate.
- Management Communication & Professionalism: The manager is described as having "permanent RBF" (resting B***h face) and treating residents with "obvious indifference when trying to address problems." Communication issues extended to full mailboxes when trying to call and being called "deadbeats" when refusing to pay unquoted amounts.
- Approval Process: The approval process was lengthy, taking "almost 3 months of trying to get approved and into a home."
These services, as described by residents, indicate a deeply troubled operational model that provides substandard living conditions and highly questionable business practices.
Given the overwhelmingly negative feedback, it is challenging to identify "features" or "highlights" in a positive light, as the reported conditions contradict the basic expectations of a habitable living space and professional management. However, based solely on the provided reviews, some characteristics (albeit negative) can be listed:
- Proximity to Outdoor Recreation: The park's location near Lake Perry and Clinton Lake offers opportunities for fishing, boating, and other outdoor activities, assuming residents can endure the living conditions within the park itself.
- Accessibility to Lawrence and Topeka: Being within a 20-minute drive of these larger cities provides access to more extensive services, employment, and entertainment, which is a locational advantage.
- "Affordable" Quoted Rent (Misleading): The initial quoted rent of $950 might appear attractive, but this is immediately negated by the actual lease price of $1350, making it a deceptive "feature."
The "highlights" from the negative reviews, unfortunately, serve as critical warnings:
- Substandard Home Conditions: Homes are characterized by severe maintenance issues upon move-in: non-functional AC, leaky plumbing, rotten floors, poor water pressure, unsealed doors leading to flooding, exposed electrical wiring, and unsanitary conditions (dog food/mouse feces, mold).
- Deceptive Pricing and Lease Terms: Residents report being quoted one price (e.g., $950 total) only to be presented with a much higher price on the lease (e.g., $1350), along with unexpected demands for multiple security deposits. Names on leases were also incorrect.
- Lack of Lease Readiness: Homes were ready for move-in, but actual lease documents were not, creating immediate insecurity and legal vulnerability for tenants.
- Unresponsive and Unprofessional Management: The manager is described as indifferent and difficult to contact (full mailbox). Residents faced threats of police action for trespassing when refusing to pay unquoted amounts, and were called "deadbeats."
- Safety Hazards: Exposed hot wiring and lack of proper insulation create fire hazards, and the general state of disrepair contributes to an unsafe living environment.
- Pattern of Issues: The fact that the same issues (incorrect names, higher prices, unaddressed repairs) happened to "someone else we know at the same time" suggests these are not isolated incidents but potentially systemic problems.

Given the severity of the issues reported, prospective residents are strongly advised to exercise extreme caution. Before considering any agreement, it would be essential to:
- Visit the property in person and thoroughly inspect any potential unit, documenting all existing damages with photos and videos.
- Demand a written lease agreement be provided and reviewed by an independent party (e.g., legal counsel specializing in landlord-tenant law) *before* moving in or signing anything.
- Ensure all quoted prices (rent, deposits, utilities) are clearly stipulated in writing and match the final lease document.
- Inquire about all specific maintenance policies and emergency contact procedures.
- Be aware of Kansas tenant rights, which dictate landlords must provide habitable conditions and require proper notice for evictions.
For Kansas locals, particularly those in search of affordable housing in the Perry area, Perry Place MHC, based on the provided customer reviews, appears to be an extremely high-risk option. While its location offers appealing proximity to lakes and larger cities like Lawrence and Topeka, the overwhelming evidence from recent residents points to a deeply problematic living situation. The reports detail uninhabitable home conditions, deceptive pricing tactics, a lack of professional conduct from management, and a disregard for basic tenant rights and safety. Issues ranging from non-functional essential utilities (AC, hot water), structural defects (rotten floors, unsealed doors), and severe miscommunication regarding lease terms and pricing are consistently reported. Given these profound and consistent negative experiences, it is difficult to recommend Perry Place MHC as a suitable place for Kansans to live. Prospective residents are strongly urged to heed these warnings, seek housing alternatives if possible, and if considering this park as a last resort, to proceed with extreme caution, thoroughly documenting every step and seeking legal advice before entering into any agreement.

Perry Place MHC Reviews
It took almost 3 months of trying to get approved and into a home. Only to finally get into said home, no lease was ready when we moved in. The manager tried to tell me what my legal name was, even WITH my drivers license showing her she put an incorrect name on the lease. We went without air conditioning for 2 weeks while it was 90+ degrees outside. The floor of the trailer had no padding under the carpets so youbwere constantly walking on staples. The kitchen sink leaked. The master bath had no water pressure in the shower. The other bathroom was rotton under the tub. The toilet also leaked. The front door had no seal so when it stormed it flooded the whole front of the living room. And the kicker was, whoever is their salesperson outside of kansas told me my rent would be 950 TOTAL per month. When the lease was handed to me it was 1350. I currently rent an entire house with garage and yard for 1200 a month. Thid slumlord is the absolute worst! Avoid them if possible.
Dec 02, 2024 · Tara SellWaited nearly two months for a lease, was told to move in and a lease would be provided. Lease was provided via email, couldn't be downloaded to print sign and return. Name was wrong on lease, price was higher than we were told. Water heater, air conditioner, ceiling fan, porch light and bath exhaust fan didn't work. In addition, daylight could be seen around the doors, the hot wire on the porch light base was detached and hanging, and the insulation on the neutral is degraded and missing. Perfect opportunity for a fire. Bathtub was cracked, toilet leaked, there was dogfood and mouse feces in the lower kitchen cabinet, and mold in the bathroom vanity.Fixed water heater and nothing else. Showed up 5 days after move in demanding we sign the lease that still has an incorrect name, and still wanted well in excess of the quoted amount via multiple security deposits. When we refused to pay the amount, we were called deadbeats and told they would call the police to have us arrested for trespassing. Also did this to someone else we know at the same time we were experiencing this issue. Property manager has permanent RBF, and treats you with obvious indifference when trying to address problems.Absolutely do not waste your time.
