This property is absolute garbage. There are very few stop signs in the neighborhoods, an ever increasing number of street lights that are inoperable. The rules listed in the covenant are selectively enforced. The rent has gone up nearly 180$ per month in the four years I’ve lived here. The amenities that were once in included are not any longer. Now, they’ve decided to charge us for trash pick up. We now, in addition to the ridiculous rent we’re now responsible for an additional 39$ per month for trash removal. Since they’re not paying for the trash any longer out of our monthly rent, and putting the additional cost to the tenants we the people are really getting hit with $80 in new costs per month. Stay away! It’s not worth it.

Once you here you'll be stuck and it's really hard to get out. Stay away if you can. This place has gone downhill. At one time there were even playgrounds for the kids here and they are also gone. If your looking to live here don't be fooled. Everything is on you now even our trash pickup. Better off in a run down house then here at least you'll have some kind of equity

When I lived here in 1997 this was an amazing place to live affordable and each home was made to nice and clean ,when you drive around now is it disgrace on how many homes are in bad condition and not up kept. He really needs to remove those falling apart homes they’re not safe and start making people accountable for property and homes that are a disgrace. With a big part of this bad review, we pay a great deal of money for just the land, not the home we own and they continue to take away our amenities such as trash removal, basic cable and water. Now we have to pay for each one of those individually including our lot rent The owner of ABC homes. Should be ashamed of himself. Next, they will be taking away our pool privileges and we’ll have to pay for that yearly and unfortunately, it’s barely open anyway because they never have a lifeguard. Waste management doesn’t charge the residence of Falls For trash removal, but pennwood crossing does, how is that possible when we’re in the location of waste management Each resident should speak up loud and clear and fight for our rights and do not let ABC homes rob us it’s sickening and I hope this review goes out to everyone and no one buys a home here because it’s not worth it. Very disappointed and how this community has gone down in such a little time

Please tell me a playground is not just a set of swings. It so funny that you trying to write positive reviews of this ever faltering community. Amenities were good not great to begin with and now we have none but they still try and preach that this is the way it is and will be. Love to know who is commenting back on these reviews. Also remember that if it is frank the owner who is responding he’s just coving up his bullshit that he’s don’t in the past to try and make himself seem right/normal. I wanna know who processes sewage and sends it back into homes? Riiighhttt great place/ management to be under.

This owner has taken all anmeities, the street lights are out in nearly every section, no stop signs in park so it's a raceway, no playgrounds for kids, no nothing here for kids. Flooding everywhere when it rains, we pay taxes for property we don't own, rent has now gone up 30/40 a yr or when the owner feels to. This park has gone to trash with the owner, and has us paying the millions he owes for illegal stuff in his other parks. Now wants us to pay for trash pick up when we are already being charged by the township for it in our taxes. Ask around before buying in here....
