Pecan Grove Mobile Home Park Introduce
For those exploring mobile home living options in Georgia, understanding the diverse range of communities available is crucial. Pecan Grove Mobile Home Park, located in Oglethorpe, Georgia, is one such community. When considering any residential property, especially a mobile home park, prospective residents typically seek detailed and factual information to make an informed decision. This article aims to provide an overview of Pecan Grove Mobile Home Park based on publicly available information, including direct customer feedback.
It is important for anyone considering Pecan Grove Mobile Home Park to be aware of the experiences shared by former residents. Based on recent customer reviews, significant concerns have been raised regarding property maintenance, tenant relations, and communication with the owner. Reviewers have described prolonged issues with basic living conditions, such as a lack of hot water and proper flooring, along with allegations of non-payment for work performed and improper eviction procedures. These accounts suggest potential challenges in the tenant-landlord relationship and property upkeep.
A key aspect of a suitable mobile home park is its commitment to providing safe, habitable, and well-maintained living spaces. According to Georgia landlord-tenant laws, landlords are generally responsible for keeping units in a safe and habitable condition and making necessary repairs. Issues like absent flooring, prolonged lack of hot water, or broken windows can indicate a failure to meet these basic standards. Prospective residents should approach their decision with a full understanding of these reported issues and consider verifying the current conditions of the property.
Pecan Grove Mobile Home Park is situated at 3695 GA-90, Oglethorpe, GA 31068, USA. This location places it along a state highway in Oglethorpe, a city in Macon County, Central Georgia. The positioning on a state route suggests relatively straightforward access for vehicles. Oglethorpe is known for its small-town atmosphere, offering a quieter residential environment compared to larger urban centers in Georgia.
Accessibility to the park from surrounding areas of Georgia would typically involve travel on state routes. While specific details regarding major highway connections are not provided, GA-90 serves as a local connector. For residents, this means access to local amenities within Oglethorpe and potentially a reasonable drive to larger towns for more extensive services, shopping, or employment opportunities. The peaceful, rural setting often associated with areas like Oglethorpe can be appealing to those seeking a break from the hustle and bustle of city life, assuming the park's internal conditions meet their expectations for comfortable living.
However, the reviews suggest that while the physical location might offer convenience in terms of access to routes, potential residents must also consider the on-site conditions. The ease of access to the park should be weighed against the reported challenges in living conditions and property management. It is advisable for anyone interested in this location to personally visit the park and assess the current state of the property and units, as well as speak with current residents if possible, to gain a comprehensive understanding of the living experience.
Based on the provided customer reviews, there are significant concerns regarding the services and maintenance at Pecan Grove Mobile Home Park. It is important to present these as reported by former tenants.
- Reported Lack of Maintenance: Tenants claim that the owner neglects necessary repairs, with issues like "no floors just plywood" and "6 months no hot water or window" persisting for extended periods despite promises of fixes. This suggests a potential failure to provide basic habitable conditions.
- Alleged Non-Payment for Work: Reviews state, "Owner will work you and never pay you," indicating issues with payment for labor provided by tenants to the owner.
- Questionable Eviction Practices: A reviewer recounts being evicted within "one night" after stopping rent payments due to uninhabitable conditions, receiving only "7 days to move" notice on the sixth day. This raises concerns about the fairness and legality of eviction procedures as perceived by the tenant. Georgia law outlines specific requirements for eviction notices and processes, generally requiring 30 or 60 days' written notice depending on the reason, with exceptions for non-payment of rent often requiring 30 days. Tenants have rights to fight evictions in court, especially if the landlord has failed to make necessary repairs that render the unit uninhabitable.
- Alleged Property Distribution After Eviction: One review claims that after eviction, the park management "opened my door the day after and allowed everyone to take what they want" from the tenant's belongings, which would be a severe violation of tenant rights and property law. In Georgia, landlords typically cannot seize or dispose of a tenant's property without proper legal process.
Due to the highly critical nature of the provided reviews, it is challenging to identify positive "features" or "highlights" from the perspective of past residents. Instead, it is crucial to present the reported challenges as they may pertain to the park's operational characteristics.
- Reported Disregard for Tenant Concerns: Reviewers claim that the owner "forgets what is broke or she needs to fix or send someone," indicating a lack of responsiveness to maintenance requests and ongoing issues.
- Alleged Prioritization of Rent Over Maintenance: One review states the owner "will remember if ur late once for rent" but not maintenance issues, suggesting a focus on rent collection over property upkeep.
- Call for Inspection and Condemnation: The sentiment "I wish an inspector will come in and shut it down. The place needs to be condemned" reflects extreme dissatisfaction with the living conditions and management.

Based on the provided customer reviews, Pecan Grove Mobile Home Park presents significant concerns for locals in Georgia considering mobile home living. While its location in Oglethorpe offers the appeal of a quiet, small-town setting, the extensive and severe negative feedback from former tenants cannot be overlooked.
The reviews consistently highlight serious issues regarding basic living conditions, property maintenance, and alleged unethical management practices, including prolonged lack of essential utilities, absence of proper flooring, and questionable eviction and property handling procedures. Such conditions, if accurate, would fall far short of the standards expected for habitable living environments and may potentially violate Georgia's landlord-tenant laws. Georgia law obligates landlords to maintain safe and habitable conditions and follow specific legal processes for evictions and property disposal.
For any Georgian considering Pecan Grove Mobile Home Park, it is absolutely crucial to exercise extreme caution and conduct thorough due diligence beyond just geographical convenience. This should include an in-person visit to assess the current state of the properties and infrastructure, directly inspecting any unit of interest, and carefully reviewing all lease agreements to understand rights and responsibilities. The suitability of this place for locals, based on the available public data, appears to be severely compromised by the reported negative experiences.
