Pecan Branch Reviews
I currently live here, the neighborhood is clean and kept up with and I have zero complaints about my neighbors. What I do find extremely bothersome is the fact that the staff will find a way to be in your home without you being present regardless of how you feel about it. They conduct home inspections and service calls during working hours only. They do absolutely nothing to accommodate the tenants who are not comfortable with anyone just walking into their place of residence. This is not my first time reading, this is the first time I’ve had to deal with something like this and it’s a blatant disrespect of someone’s privacy.Something else you may want to consider is the fact that you will be held responsible and financially obligated to replace and appliance that the service tech determines needs to be replaced. For example, my current scenario is because of a dishwasher. Last year I had a service call because it was not drying the dishes. They said the appointment which I could not make because I work for a living, went back-and-forth with him for I don’t know how long before getting them to reschedule for a day that I could takeoff. After all that headache, the technician that serviced dishwasher, said it was fixed and that lasted about three weeks. That’s a clear indication that either the technician doesn’t know what he’s doing or did the machine was already on its way out. Yet somehow, I’m financially responsible to have that dishwasher replaced. The reason I was given was because it took so long for me to call it in and because it had grease and mold. When the people you’re leasing a house from, can’t find a way to work with your schedule of course it’s gonna take me forever to call it in, and what’s gonna happen to a dishwasher when it stops working mid cycle? When it should’ve been replaced the first time? It’s gonna hold water and whatever came off those dirty dishes and do exactly what mine did. Finally there are the recessed lighting trims, when these go out, the tenant is told to replace them. Keep in mind is not a normal lightbulb, this is a recessed can trim that sits in a hole inside the ceiling. More importantly, it’s also hardwired to the electrical system. This is something that should be done by a Licensed electrician. When I called this service pull in they sold me the lighting trims, and I had to figure it out on my own.Again, the neighborhood is kept up with and the community consist of decent quiet people to keep to themselves. Been here for a little over two years now and as far as as concerned, I have zero complaints. It’s the staff and they’re on willingness to work with the tenants when it comes to their schedule and the fact they’re so adamant about being in your home without your consent that will have me moving out when this lease is up.
Jun 23, 2025 · Nick JonesWhy are you guys raising lot rent two years in a row? Did I get a raise that I wasn’t aware of. My child support hasn’t even gone up. I’m curious why lot rent has been raised the past two years. But the land that I live on has deteriorated and when I tell you guys that the tree outside my house is dead you say it’s not your problem well it is your problem because it’s your land that I’m renting from you so as the property managers you should be taking care of the property. Unless you would like me to cut it down myself and I can come drop it off at the office for you and it can become your problemThen you guys wonder why nobody from this side of the neighborhood comes to the chili cook off’s or the movies in the park.Thankssincerely every person that lives in Pecan branch that’s trying to get by paycheck to paycheck while you guys raise rent and throw fees at us for a shovel on the side of the house.Get bent
Feb 02, 2023 · Austin LeeGreat place. I'm excited to call this beautiful little community my new home. Tera the community manager has so helpful. As a hospitality manager for over 30 years she was so very kind and patient with me as we walked thru the process of purchasing a new home for my daughters and I.
Sep 29, 2024 · Pablo RangelI have been at Pecan Branch for just over a year now. I’m very pleased with the location and the service of staff. I think Tara is amazing. She was so super helpful when I was first looking at moving into the community, and very promptly responded to a couple of early issues I had. I recently (at the one year mark) had issues with the online process of renewing my lease and was charged an extra fee. Within the same day of me noticing and bringing up my concerns, Tara immediately came up with a solution and credited back my extra fee to my account so I now have a credit for next month. I feel like the management here is amazing and cares about the people on its property. I’m very happy to be a member of this community
Jul 03, 2024 · Wesley Alan SamuelsonProbably one of the worst places to live. We tried to move out last year and the manager told us we had to pay a little over $4000 to move out and forfit our deposit. We stayed another year so we wouldnt have to do that and we finally moved out, a month later got back what was supposed to be our deposit and ( which was $1699.00 ) got back only $260.00. Called the manager of the property and she keeps telling me she cant disclose why they took out almost $1300.00 in "damages" when there wasnt any. They also make you trim the hedges even though you're paying $45 a month for a "yard care" service that barely even comes out maybe every other month and you have to do most of the work. We repainted pretty much the whole home with our own money, even though we were told just to cover up the patches on the wall, redid the baseboards for them, cleaned up the entire house, spotless. I had the worst experience living here. Now i have to go threw all these hoops just to get a damn response. It really should not be that hard just to talk to someone higher up because management at this property is just giving you the runaround.
