Peak View Park Introduce
For Colorado residents seeking a cozy, permanent, or extended mountain escape, Peak View Park in Woodland Park offers a unique and increasingly popular solution. This isn't a traditional overnight campground; it has evolved into a dedicated community with a strong emphasis on Tiny Homes on Wheels (THOWs) and Park Models, while still accommodating some RVs for long-term stays. It represents a fantastic way to enjoy the dramatic beauty and recreational opportunities of the Pikes Peak region without the steep price tag of conventional real estate.
The park is perfectly situated to capitalize on its namesake: providing breathtaking, picturesque, and often unobstructed views of the majestic Pikes Peak. As one delighted visitor noted, it is a "very cozy little tiny town Mountain escape, perfect for a romantic get away or a fun family vacation," underscoring its versatile appeal as both a peaceful retreat and a base for adventure. Its setting in the scenic town of Woodland Park makes it an ideal spot to relax, unwind, and fully immerse yourself in the Colorado mountain lifestyle.
Crucially, Peak View Park primarily caters to extended stay residency, offering the infrastructure and stability necessary for seasonal or even year-round living. This focus sets it apart from typical short-term RV parks, establishing it as a true residential community in the "City Above the Clouds." For RV owners, it offers full-utility sites, and for tiny home enthusiasts, it provides a rare, dedicated community where this lifestyle is supported and encouraged by the local area and management.

### Introduction / Overview
Peak View Park is a one-of-a-kind residential and extended-stay park located directly in Woodland Park, a vibrant, full-service town often referred to as the gateway to the Pikes Peak region. While the site originated as a standard RV park, its current identity is that of a specialized Tiny Home and Park Model community, with spaces reserved for long-term RV residents. This transition reflects a growing demand in Colorado for affordable, minimalist, and permanent mountain living options.
The entire property is designed around providing a peaceful and exceptional mountain living experience. Residents and visitors frequently highlight the stunning mountain views, which are a primary draw. The community is structured to encourage a friendly, safe, and welcoming atmosphere, blending the rustic charm of a mountain retreat with the convenience of full utility hook-ups. The park’s commitment to a safe and attractive environment means there is an emphasis on well-maintained common areas, although some residents note that specific parking can be snug depending on the spot, as is common in mountain terrain.
The park’s management promotes an inclusive, all-ages community, welcoming different housing types (RV, Park Model, Tiny Home on Wheels) for extended stays. This diverse structure fosters a lively and interesting residential mix, all united by a shared appreciation for the stunning high-altitude location in Teller County.

### Location and Accessibility
The location of Peak View Park is one of its most valuable assets, perfectly balancing remote mountain feel with essential accessibility.
- Highway 24 Frontage: The park is conveniently located right off US Highway 24, the main artery running through Woodland Park, ensuring easy arrival and departure for all residents and guests. This highway provides a direct link to major services and attractions.
- Address: 19253 US-24, Woodland Park, CO 80863, USA.
- Proximity to Woodland Park Amenities: Despite the mountain setting, the park is minutes away from downtown Woodland Park, which is a full-service town offering grocery stores, a Walmart Supercenter, unique local shops, dining, and brew-pubs. This convenience minimizes the need to commute to larger cities for daily necessities.
- Gateway to Colorado Springs: Peak View Park is approximately a 20-minute drive west of Colorado Springs, allowing residents relatively easy access to this larger city's significant job market, major medical facilities, and the Colorado Springs Airport.
- Recreational Hub: The park serves as an ideal basecamp for exploring the surrounding Pike National Forest. Area activities include the Pikes Peak Highway, the Historic Mining District of Cripple Creek (featuring limited stakes gaming), hiking, fishing, and off-road OHV riding.
- Transit Access: The location offers bus stops within a short walk, connecting residents to local amenities and making the area highly accessible even without a private vehicle for every local trip.

### Services Offered
As a community focused on long-term residency, Peak View Park provides comprehensive services and utility connections to ensure a comfortable mountain stay for RV, Tiny Home, and Park Model residents.
- Full Utility Hookups: Sites are equipped with water, electricity, and sanitary sewer hookups, essential for long-term and year-round occupancy in a mountain climate.
- Natural Gas Service: Many sites have natural gas connections available through local providers, offering a reliable and efficient heat source for extended cold-weather stays in Colorado.
- Refuse Management: Regular trash and recycling services are included as part of the monthly service fee, simplifying living for residents.
- Community Maintenance: Management is responsible for crucial community-wide maintenance, including snow removal on main park roads and general road upkeep, which is vital in the high-altitude environment of Woodland Park.
- Pet-Friendly Policy: The park is dog-friendly, allowing residents to enjoy the beautiful mountain surroundings with their pets, provided they adhere to specific community rules (such as remaining on a leash in the park).
- On-Site Parking: Dedicated, on-site parking is provided for each home site, although residents with larger vehicles (like a 6-foot bed truck, as noted in a review) should consult management about the specifics of their assigned spot, as some may be tighter than others.

### Features / Highlights
Peak View Park’s most notable features are its spectacular scenery and its distinct residential model:
- Direct Pikes Peak Views: The park’s signature feature is its dramatic, direct, and unobstructed views of Pikes Peak, providing a truly iconic Colorado backdrop for everyday life.
- Tiny Home Community Model: It is one of Colorado's early and dedicated communities for Tiny Homes on Wheels and Park Models, offering a supportive environment for this growing lifestyle movement.
- Emphasis on Extended Stays: The focus is on seasonal or year-round residents, creating a more stable and close-knit residential community than a transient nightly campground.
- Immediate Access to Local Attractions: Located near the heart of Woodland Park, residents can easily access the Dinosaur Resource Center, boutique shopping, and various dining options, adding to the entertainment and convenience.

- This place is so nice and the view is amazing! Only downside was our parking was tight for the 6 foot bed truck we drove. That said, it just fit and was likely more due to the particular spot we booked. Still so nice! September 06 · The Salsa
- Peak View Park exceeded all my expectations! Not only is the price incredibly reasonable, but the views of the majestic mountains behind the homes are absolutely stunning. It’s a place where you can truly immerse yourself in the beauty of nature. The park is well-maintained, and the atmosphere is peaceful and inviting. Whether you’re a nature enthusiast looking for a serene escape or a family seeking a picturesque picnic spot, Peak View Park has something for everyone. The staff here is friendly and accommodating, always ready to assist you in making the most of your visit. I’ve had some of my most memorable moments here, taking in the scenic surroundings and enjoying quality time with loved ones.I can’t recommend Peak View Park enough. It’s a hidden gem that offers a perfect blend of affordability and natural beauty. If you haven’t been here yet, you’re missing out on something truly special! October 10 · Brandon Holt
- Id beware of this spot. We were out there last month and stayed under VRBO rental. The accomodations were nice even tho size was misrepresented. The problem came after a few days they claimed the front door was damaged.I asked for pics and never heard anything back till almost a month later and they are attempting to extort over 1300 dollars from us. we even went to get an inspection before leaving from the lady who had checked us in but she was away from her bus. I intend to fight this tooth and nail if it cost me three times the amount they are asking....Highway robbery from people spending good money with them. August 05 · Les Alexander
- Our stay at the Peak View Park in Woodland Park this past week was actually the 2nd time we'd stayed there ... 1st being 3 years ago. Yeah, we liked it that much. We rented tiny homes off Airbnb on both occasions, but those reviews will of course be posted on the Airbnb website. As far as the Park goes, it's just on the east edge of town on HW 24. And yes, as the name would imply, the park offers views of Pikes Peak, and they are spectacular! (pic included.) The park is built in to a mountain side, and you will see in a cpl of the pics I'm submitting that a view of the houses are quite high up the hill. Walking around the park in pleasant, and you'll always meet people willing to share their adventures with you. There so much to do in the area, and many, many dining options available. On this trip to Colorado, we took in the Pikes Peak Cog Railway, visited Cripple Creek and Manitou Springs, as well as the Manitou Cliff Dwellings. In the past, we've visited Pikes Peak (again - but hat time we took a HUMMER tour to the top!) Also, take a drive south and take in the Royal Gorge Bridge and Railway. But, back to the park ... YES, we'll be back. September 20 · Robert Kramer
