I’ve lived here for two years and for the most part, it’s been a pleasant experience. But if I had a choice, I’d rather buy into any new community if there was NO HOA or again an older home with no HOA. HOAs aren’t inherently bad, they expect the people who signed paperwork before moving in and who said they would abide by the rules to actually ABIDE by those rules. The prior management company was less than forthcoming with the actual HOA board, and THEY decided to end their contract earlier, like 6 months early out of pettiness. This created chaos within the community. I am seeing here on these pages that some folks got cars towed and those folks are blaming the HOA? Come on now, I know no one likes being towed, but there are reasons for being towed. Parking in areas CLEARLY marked as being a tow zone is nobodies fault but the person who was towed. Cars parked on top of grass or common areas are always going to be FINED at the very least or towed, sorry people. And before I get zinged, I got all type of letters from the HOA management in advance talking about where to park and NOT to park within the community. The people that rent, I’ll ALMOST give a pass to but maybe not, because their management company or landlord should have sent copies of those letters to you. Parking is definitely at a premium in the townhome section of Peachtree Park, but the CCRs are clear as a bell, you can only park on the hard surfaces of your property. No one says you can’t have friends over, just be a little thoughtful and have your friends park outside of the community or on the county road within the community. It’s not long term, it’s only short term, there should never be an issue for short term visitors. And lastly, those spaces that SHOULD be for visitors? Those spaces are being used by homeowners for their 3 or 4th car and they rotate their other cars to keep those spots, how is this fair or right even? - luvmybeemer

Peachtree Park Introduce

For many South Carolina residents, finding a community that offers both affordability and a sense of belonging is paramount. Peachtree Park in Duncan, SC, presents itself as one such community, providing a residential option for those seeking a manufactured home lifestyle. This article is crafted specifically for our local South Carolina users, offering a clear, engaging, and factual overview of Peachtree Park, helping you understand its offerings and what it means to be a resident here.

Mobile home parks, also known as manufactured housing communities, are distinct from typical RV parks. While both involve a form of community living, mobile home parks are designed for long-term residency, where individuals typically own their manufactured homes and lease the land (or lot) from the park owner. This model often provides a more accessible entry point into homeownership compared to traditional site-built homes, making it a valuable housing solution for many families and individuals across our state. Peachtree Park, situated in Duncan, falls into this category, aiming to offer a stable and structured living environment.

One notable aspect of Peachtree Park, as gathered from resident feedback, is the presence of a Homeowners Association (HOA). In a mobile home park context, an HOA typically works alongside park management to maintain common areas, enforce community rules, and ensure a cohesive living environment. While HOAs are designed to uphold community standards and property values, it's common for residents to have varied experiences with them, particularly concerning rules, fees, and communication. Understanding the role of an HOA is crucial when considering a move to a community like Peachtree Park, as it shapes the day-to-day living experience.

Location and Accessibility

Peachtree Park is located on Clingstone Trail in Duncan, SC 29334, USA. Duncan is a growing town in Spartanburg County, known for its strategic location within the thriving Upstate region of South Carolina. This area offers a blend of suburban peace and convenient access to larger urban centers, making it an attractive place to live for many South Carolinians.

The park's location provides residents with relatively easy access to major transportation arteries, including Interstate 85, which connects directly to Spartanburg, Greenville, and Charlotte, NC. This accessibility is a significant advantage for commuters and those who frequently travel for work or leisure. Within Duncan and nearby communities like Spartanburg and Greer, residents can find a wide array of amenities, including grocery stores, retail shopping centers, diverse dining options, healthcare facilities, and educational institutions. While specific public transportation routes serving Clingstone Trail directly may be limited, the overall connectivity of the area makes personal vehicle ownership highly practical for residents' daily needs. The balance between a quiet residential setting and convenient access to regional hubs contributes to Peachtree Park's appeal for local users.

Services Offered

As a mobile home park, Peachtree Park primarily offers lot rentals for manufactured homes. While specific, comprehensive lists of services are not always publicly detailed, typical offerings in such communities generally include:

  • Manufactured Home Lot Rentals: Providing a designated plot of land for residents to place their manufactured homes. This forms the basis of the residential agreement.

  • Utility Connections: Access to essential utilities such as water, sewer, and electricity hookups at each lot. The arrangement for utility billing (whether included in lot rent or paid separately by the resident) varies and should be confirmed directly with park management.

  • Common Area Maintenance: The management, often in conjunction with the HOA, is typically responsible for the upkeep of shared spaces within the park. This includes maintenance of roads, lighting, landscaping of common areas, and potentially communal recreational spaces.

  • Waste Management: Provision for trash and recycling services, often through communal dumpsters or curbside pickup, which is a standard convenience for residents.

  • Community Rules and Regulations Enforcement: Through the HOA, the park enforces a set of Covenants, Conditions, and Restrictions (CC&Rs) designed to maintain the community's appearance, safety, and overall quality of life. These rules cover aspects like parking, property maintenance, and noise levels.

Prospective residents should always inquire about the specifics of what is included in the lot rent and any additional fees or responsibilities associated with living in the park.

Features / Highlights

Peachtree Park's features and highlights center on its role as an organized, residential manufactured housing community in Duncan, SC.

  • Structured Community Living: The presence of an HOA signifies a structured environment with clear rules and regulations (CC&Rs). While some residents have expressed concerns about HOA communication and enforcement, these structures are typically in place to maintain property values and a consistent community aesthetic. This can be a highlight for those who prefer a well-regulated neighborhood.

  • Affordable Homeownership Potential: For many South Carolinians, owning a manufactured home in a community like Peachtree Park can offer a more financially accessible route to homeownership compared to purchasing a traditional site-built home and land. This makes it an attractive option for budget-conscious individuals and families.

  • Duncan, SC Location: The park's location offers the benefits of living in a growing suburban area with good access to larger cities. Residents can enjoy a quieter lifestyle while still being within a reasonable drive of work, shopping, and entertainment in Spartanburg and Greenville.

  • Dedicated Parking Surfaces (for Townhomes): While resident reviews indicate challenges with parking in the "townhome section" and the enforcement of parking on "hard surfaces," the existence of designated paved driveways is a feature. The rules regarding parking are explicit, aiming to maintain clear access and aesthetic appeal within the community.

  • Community Maintenance Efforts: The HOA, through its fees, typically contributes to the maintenance of common areas, ensuring that shared spaces are kept presentable. This includes aspects like road upkeep and landscaping in communal zones.

It is important to note that prospective residents should carefully review the HOA's rules and regulations, particularly concerning parking and any potential fines, as these have been points of discussion among current residents.

Promotions or Special Offers

Publicly available information does not specify any current promotions or special offers for lot rentals at Peachtree Park. Mobile home communities like this typically focus on long-term residency and may not advertise short-term incentives in the same way that a commercial RV park might. Any special offers, such as reduced security deposits, introductory lot rent rates, or incentives for referring new residents, would generally be communicated directly by the park management or HOA.

Prospective residents are strongly encouraged to contact Peachtree Park directly to inquire about lot availability, current rental terms, and any potential offers that may be available. Direct communication is the best way to get the most accurate and up-to-date information.

Contact Information

  • Address: Clingstone Trl, Duncan, SC 29334, USA

  • Phone: While a specific direct phone number for Peachtree Park itself is not widely listed as a standalone contact for the mobile home park, properties within Peachtree Park (which appears to also include townhomes managed by an HOA) are sometimes listed through real estate entities. The HOA itself, if it is a separate entity from the park ownership, would typically have a contact. Given the review mentioning a prior management company and an HOA board, it's recommended to seek out contact information for the HOA or current property management associated with the mobile home park for direct inquiries.

In cases where a direct phone number for the park's management isn't immediately evident from the provided address, local real estate listings for homes within Peachtree Park or community directories might offer clues or a management company contact. For comprehensive inquiries about lot rentals and community rules, contacting the appropriate management body is essential.
