Pattersonville Mobile Homes Introduce
Pattersonville Mobile Homes, located in the Amsterdam, New York area, offers a distinctive living option for individuals and families seeking an alternative to traditional housing in the Capital Region. As a mobile home park, it aims to provide a more accessible and often more affordable path to homeownership or long-term rental, catering to those who appreciate a quiet residential setting.
Situated at 241 NY-5S, Amsterdam, NY 12010, Pattersonville Mobile Homes is part of a growing trend of communities that offer manufactured housing as a viable and increasingly popular choice. Modern manufactured homes have evolved significantly, built to federal HUD standards, and offering a range of designs, sizes, and amenities that can comfortably accommodate diverse lifestyles. They represent a significant investment for many, providing the benefits of private living without the often-prohibitive costs associated with site-built homes in New York.
The community's appeal lies in its potential for budget-friendly living and a quieter atmosphere, which are highly valued by many local New Yorkers. While public reviews indicate some significant concerns regarding management and property conditions, the core offering of affordable lot rent and a dedicated community structure remains. This article will provide an overview of Pattersonville Mobile Homes, exploring its location, general services and features typical of such communities, and addressing its suitability for locals in the New York region. Prospective residents are strongly advised to conduct thorough due diligence and on-site visits to ensure the community meets their specific needs and expectations.
Pattersonville Mobile Homes is located at 241 NY-5S, Amsterdam, NY 12010, USA. This address places it within the broader Amsterdam area, a city nestled in Montgomery County, New York. The location on NY-5S (New York State Route 5S) provides direct road access, making it relatively easy to navigate to and from the community.
Amsterdam, situated on the Mohawk River, offers a blend of historical charm and modern amenities. The city has undergone revitalization efforts and provides residents with access to various services, including shopping centers, grocery stores, local eateries, and healthcare facilities. While Pattersonville itself refers to a smaller hamlet, the proximity to Amsterdam means residents are not far from the conveniences of a larger town.
The location on NY-5S is particularly advantageous for accessibility. This state route is a significant artery that runs parallel to the New York State Thruway (I-90) and connects several communities in the Mohawk Valley. This makes commuting to nearby cities like Schenectady, Albany, and Utica feasible for those who work or have interests in these areas. The Capital Region (Albany, Schenectady, Troy) is a major employment and cultural hub in New York, and living in Amsterdam offers a more affordable alternative while retaining reasonable access to these urban centers.
For those who rely on personal vehicles, the road network provides efficient travel. While specific public transportation options directly serving the park would need local verification, the overall regional connectivity through major roadways enhances the appeal for individuals and families seeking a quieter residential area with convenient access to broader services and employment opportunities in the Capital Region. The setting offers a balance between a peaceful, potentially rural-feeling environment and the practicalities of being within reasonable reach of urban amenities.
As a mobile home park, Pattersonville Mobile Homes primarily offers residential lots for manufactured homes. While detailed, comprehensive lists of specific services are not always publicly available for individual mobile home parks, based on industry standards, residents can typically expect the following foundational services and infrastructure:
Mobile Home Lot Rental: The core service provided is the rental of land plots upon which manufactured homes are placed. This includes the designated space for the home and often a small surrounding yard area.
Utility Connections: The park provides the necessary infrastructure for homes to connect to essential utilities. This generally includes:
Water: Access to a water supply, though a significant concern regarding water pressure and quality was noted in a public review. This is a critical factor for prospective residents to verify.
Sewer/Septic: Connection to a wastewater disposal system.
Electricity: Hookups for electrical power.
Road Maintenance: The park is responsible for maintaining the internal roads within the community, ensuring accessibility for residents and service vehicles.
Common Area Upkeep: General maintenance of any shared green spaces or communal areas within the park.
Community Management: A management presence is typical for overseeing the park's operations, collecting lot rents, addressing resident inquiries, and enforcing community rules to maintain a structured living environment.
Waste Collection: Organized trash and recycling services are generally arranged for residents, either directly by the park or through a designated provider.
It is crucial for potential residents to conduct thorough due diligence regarding the actual condition and reliability of these services, especially concerning utilities, given the serious issues raised in recent public reviews about water pressure and quality. Direct communication with current residents and property management, along with personal inspection of the site and utility connections, is highly recommended before making any commitments.
Pattersonville Mobile Homes, like many manufactured home communities, offers certain features and highlights that can be appealing to prospective residents. While external reviews highlight significant concerns, focusing on the inherent characteristics of this type of living arrangement, the following aspects are generally considered highlights:
Affordable Lot Rent: A primary feature is the relatively low lot rent, noted in a review as "cheap, ($350)." This can significantly reduce monthly housing expenses compared to traditional rentals or mortgages in the region, making homeownership more accessible.
Quiet Location: One reviewer specifically mentioned the "nice location and quiet" atmosphere. This is a significant advantage for those seeking a peaceful residential environment away from the hustle and bustle of more densely populated areas.
Community Setting: Living in a mobile home park often provides a sense of community. Residents are part of a defined neighborhood, which can foster social interaction and neighborly support.
Individual Home Ownership: For those who purchase a manufactured home within the park, it offers the benefits of homeownership – including privacy and the ability to customize one's living space – without the cost of purchasing the land.
Proximity to Amsterdam: The park's location provides convenient access to Amsterdam, which offers essential services such as grocery stores, healthcare facilities, and various shopping and dining options.
Accessibility via NY-5S: Being located directly on a state route offers good connectivity to the wider Capital Region, including Schenectady and Albany, making commutes to work or access to larger urban amenities relatively straightforward.
It is imperative to acknowledge the serious concerns raised in public reviews regarding water pressure and quality, as well as management practices, specifically accusations of neglect and potential scamming. While the features listed above represent the general appeal of mobile home parks, these concerns must be thoroughly investigated by any prospective resident. A "beware of what you rent/purchase" warning and mentions of mold in trailers are also critical considerations. Prospective residents should prioritize an in-depth inspection of any specific home, verification of utility functionality, and a clear understanding of lease terms and landlord responsibilities before committing to a tenancy or purchase.
As a professional content writer specializing in local business SEO, it's important to state that specific, time-sensitive promotions or special offers for mobile home parks like Pattersonville Mobile Homes are typically communicated directly by the management. Such offers are not generally advertised on widely accessible public platforms and can vary based on current availability, market conditions, and specific management decisions.
While no specific promotions are publicly listed for Pattersonville Mobile Homes, and the existing public reviews highlight significant concerns regarding the park's management and property conditions, typical offers that might be seen in a mobile home park include:
Reduced Lot Rent for Initial Months: New residents might receive a discount on their monthly lot rent for the first few months of their tenancy to help with moving costs or as an incentive to join the community.
Waived or Reduced Security Deposits: To lower the upfront financial burden, the park might offer a lower or entirely waived security deposit for qualified applicants.
Incentives for Home Purchases: If the park sells manufactured homes directly, they might offer special financing rates, upgrades to the home, or assistance with closing costs for a limited period.
Referral Programs: Existing residents might receive a bonus for referring new residents who successfully move into the community.
Given the serious negative reviews available, it is even more critical for any interested individual to exercise extreme caution and directly contact Pattersonville Mobile Homes to inquire about any current offers. More importantly, prospective tenants or buyers should thoroughly investigate all aspects of the property and management's responsiveness to issues before considering any financial commitment. Always confirm any stated offers in writing and ensure all terms and conditions are clearly understood.

Phone: (518) 887-4444
Mobile Phone: +1 518-887-4444 (This is the same number, often provided for direct access).
It is strongly recommended to call during standard business hours for the most direct assistance. Given the serious concerns raised in public reviews regarding management practices and property conditions (specifically water issues and alleged lease problems), prospective residents should be prepared to ask very detailed questions and seek comprehensive answers. An in-person visit and, if possible, speaking with current residents are highly advisable steps before making any decisions.
For New Yorkers in the Capital Region seeking an alternative housing solution, Pattersonville Mobile Homes presents itself as a potentially suitable option, primarily due to its offering of affordable lot rent and a quiet residential setting. However, it is crucial to address this suitability with a significant caveat, given the serious concerns raised in public reviews.
From a purely structural perspective, the appeal of a mobile home park for locals often centers on:
Affordability: The stated low lot rent (reportedly $350) is a major draw. In a state like New York, where housing costs can be prohibitive, this offers a significantly more budget-friendly path to housing, whether through purchasing a manufactured home or renting a park-owned unit. This can provide financial relief and stability for individuals and families on a fixed income or those looking to reduce their cost of living.
Quiet Environment: The reviews indicate a "quiet" atmosphere, which is highly desirable for many seeking respite from urban noise and congestion. This can contribute to a peaceful home life and a sense of calm often associated with less dense residential areas.
Community Aspect: Like many mobile home parks, Pattersonville aims to provide a defined community setting. For some, this fosters a sense of neighborhood and potential for social interaction that differs from isolated single-family homes or large apartment complexes.
Geographic Convenience: Its location on NY-5S in Amsterdam offers practical accessibility. It provides a balance between a quieter locale and reasonable proximity to the amenities and employment opportunities of Amsterdam, Schenectady, and Albany. This allows residents to enjoy a more relaxed pace of life while still having access to essential services, shopping, and cultural events in the wider Capital Region.
However, it is absolutely essential for any local considering Pattersonville Mobile Homes to be acutely aware of and thoroughly investigate the severe negative reviews that highlight critical issues. These include alleged non-existent or extremely low water pressure, water quality concerns causing damage, and accusations of landlord unresponsiveness and questionable rental practices (such as refusing repairs and not providing a lease document). A review also warns about mold in some trailers being sold.
Therefore, while the park could be suitable for locals looking for low-cost, quiet living with convenient access to the Capital Region, this suitability is entirely contingent upon a rigorous and independent verification of the actual living conditions, especially regarding water supply and quality, and a thorough understanding of the management's responsiveness and rental agreements. Prospective residents must undertake comprehensive due diligence, including on-site visits, inspection of specific units, verification of utility functionality, and ideally, discussions with current residents, before making any commitments. Without addressing these critical concerns, the potential benefits of affordability and a quiet location are heavily outweighed by the reported risks to health, comfort, and renter's rights.

Pattersonville Mobile Homes Reviews
If I could give zero stars I would. I would not rent from this landlord, he scammed me knowing this was my first home. When i first moved in March 2023 there was a water pressure issue. The landlord was aware and had the maintenance man put in an extra water tank in the house thinking that would resolve the water pressure...it didn't and I said I would wait for warmer weather and be patient till it gets warm so the maintenance people can go outside and look at things so it's not so cold when they work....well warmer weather came. I was ignored and chose to have a plumber come out on my own accord. I was explained that the issue is with the curb in the park and also needed a new well pump. I told the landlord the issues and told him if he couldn't cover the cost I would. The landlord refused to fix it and refuses to let me fix it and instead wants to evict me in February 2024. Mind you I have had no true running water and at a Max been getting 5lbs of pressure. If I could post videos I would but I get a trickle most times and the other half of the time I have no water at all. I have to do my laundry at family members and shower at family members just so I can at least get dishes done...the water ph and acidity levels are through the roofs and my hair and teeth have much damage...do your research before renting here ...and mind he rented to me, signed a lease and also never gave me the lease back...renting out to me knowing all this about this trailer and knowing I have a small child...do not rent from here
Jan 01, 2024 · MissFit1020 MayleeNice location and quiet, lot rent is cheap, ($350), but beware of what you rent/purchase. ( One trailer has mold and has been sold that way twice.) Nicer homes are overpriced.
