The appeal of any community often lies in its ability to foster a sense of belonging and provide a comfortable living environment. Parkside Village presents a complex picture, with some residents experiencing a peaceful and friendly atmosphere, while others report concerning issues. Let's delve into the specifics that define Parkside Village for those looking to settle in the Cheektowaga area of New York.
Parkside Village is located at 4925 Genesee St, Cheektowaga, NY 14225, USA. Cheektowaga is a large and diverse town in Erie County, New York, forming part of the Buffalo-Niagara Falls metropolitan area. This location offers residents a blend of suburban convenience and access to the amenities of a major city.
Genesee Street is a significant thoroughfare in Cheektowaga, providing direct access to a wide array of local services and attractions. Residents can expect convenient access to shopping centers, grocery stores, restaurants, and various retail establishments, simplifying daily errands and leisure activities. The proximity to essential amenities is often a key factor for those considering a manufactured home community.
The accessibility of Parkside Village extends beyond local conveniences. Cheektowaga's location within the greater Buffalo area means residents have relatively easy commutes to a broader range of employment opportunities, healthcare facilities, and cultural attractions. The Buffalo Niagara International Airport is also located in Cheektowaga, offering convenient travel options for residents. For those who rely on public transportation, there are bus stops within walking distance, indicating a degree of connectivity. Additionally, nearby parks such as Schiller Park and Stiglmeier Park provide opportunities for outdoor recreation.
While the address suggests good general accessibility within Cheektowaga, specific details regarding internal road conditions or pedestrian access within the park itself are not publicly detailed beyond general mentions of a "quiet neighborhood" from one resident. The overall location positions Parkside Village as a potentially convenient option for those seeking housing in the Western New York region.
While a detailed, exhaustive list of every service offered at Parkside Village is not extensively publicized in general public information, manufactured home communities typically provide a core set of services designed to ensure a comfortable and well-maintained living environment for their residents. Based on common practices within such communities and the context of resident feedback, here are services that are generally offered or implied:
- Professional Property Management: The presence of a "quiet neighborhood" and a "well-kept" environment, as suggested by positive reviews, points to active property management overseeing the community's operations, addressing resident concerns, and ensuring adherence to park rules and standards.
- Lot Rentals: Residents pay a monthly land lease fee for the site their manufactured home occupies. One review mentions "expensive and overpriced" lots, indicating this is a significant recurring cost.
- Maintenance of Common Areas: A well-maintained community usually includes the upkeep of common infrastructure such as internal roads, lighting, and shared green spaces by park management. However, specific details on this are not available beyond general impressions.
- Utilities Infrastructure: While individual residents typically pay for their own consumption, the park manages the infrastructure that delivers essential utilities (like water, sewer, and potentially gas/electricity) to each home site.
- Community Rules and Regulations: As mentioned by a positive reviewer who appreciates "order," such communities typically have rules in place to maintain a peaceful and safe environment. Conversely, a negative review implies that these rules may not always be effectively enforced against certain behaviors like trespassing and illegal dumping.
It is crucial for prospective residents to inquire directly with Parkside Village management for a precise list of services included in the lot rent, details about utility responsibilities, and any other associated fees, as these can vary. Given the conflicting reviews, it would also be prudent to discuss how community rules are enforced to address potential concerns.
Parkside Village presents a mix of features and highlights that contribute to its environment, as indicated by varied resident experiences. Understanding these aspects is key to forming a comprehensive picture of the community:
- Peaceful and Quiet Neighborhood (from positive reviews): Some residents have highlighted the tranquility of the community, stating it is "peaceful" and a "quiet neighborhood."
- Friendly People (from positive reviews): Several residents have expressed that the community is home to "friendly people," fostering a welcoming atmosphere for many.
- Feeling of Safety (from positive reviews): Positive feedback includes residents stating they "feel very safe here."
- Convenient Location: The community's address on Genesee Street in Cheektowaga places it near various stores, offering practical accessibility to shopping and dining. It is also close to parks and the Buffalo Niagara International Airport.
- Well-Kept Appearance (from implied positive feedback): While not explicitly detailed, the sentiment of a "peaceful" and "quiet" neighborhood often implies a generally well-maintained physical environment.
However, it is equally important to acknowledge the significant concerns raised in other reviews, which point to concerning features:
- Presence of Racist Behavior and Symbols: One review explicitly states, "Some of the people in this neighborhood are very racist and proudly display the confederate flags for everyone to see." This is a serious concern regarding the social environment for certain residents and visitors.
- Allegations of Trespassing and Illegal Dumping: A negative review details instances of "people who live in the neighborhood are trespassing on other people's property, illegally dumping on property."
- Invasion of Privacy and Stalking Allegations: The same review describes alarming incidents, including "one man was caught in someone's backyard looking through someone's window at 1:00 in the morning!!!" and "men that are following people everywhere they go. It's almost like they are stalking!!"
- High Lot Prices: One reviewer finds the lots "expensive and overpriced."
The stark contrast in feedback suggests that while some residents find Parkside Village a comfortable and friendly place to live, others encounter significant and disturbing issues related to community behavior, safety, and pricing.
Specific, publicly advertised promotions or special offers directly from Parkside Village are not extensively detailed in general online information. Manufactured home communities, like other forms of real estate, can have dynamic incentives that might change based on market conditions, the availability of homes, and seasonal factors. These promotions could potentially include:
- Reduced lot rent for an initial period for new residents.
- Special financing options for the purchase of a manufactured home.
- Move-in bonuses or discounts on certain community fees.
It is important to note that information about such offers would typically come directly from the community's management or sales office. Given the varied resident feedback regarding lot prices, it would be particularly important for prospective residents to thoroughly inquire about all costs and any available financial incentives.
For the most accurate and up-to-date information on any current incentives, available homes for sale or rent within Parkside Village, or specific pricing details (including current lot rent), prospective residents are strongly encouraged to contact the management of Parkside Village directly. Reaching out via phone is the best way to get personalized information and learn about any opportunities that could make moving into this community more appealing.

Directly contacting the community management team is the most effective way to receive personalized information regarding lot availability, home sales, specific amenity details, and any current pricing or offers that might be available. For New York residents considering a manufactured home community in the Western New York region, Parkside Village in Cheektowaga presents a mixed, yet potentially suitable, option depending on individual priorities and experiences. Its location on Genesee Street offers undeniable convenience, providing easy access to a wide array of stores, restaurants, and essential services in Cheektowaga. This is a significant advantage for those who value efficient daily living and connectivity to a bustling suburban environment. The proximity to major transportation hubs like the Buffalo Niagara International Airport and local bus routes further enhances its accessibility for commuters and travelers.
For some residents, Parkside Village delivers on the promise of a peaceful and friendly living environment. Positive reviews highlight a sense of safety, a quiet neighborhood, and amiable interactions with neighbors. This aspect of community and tranquility is a strong draw for individuals and families seeking a serene place to call home. If these positive experiences are consistent for new residents, the community could offer a stable and comfortable living solution.
However, it is crucial for prospective residents to be fully aware of the serious concerns raised in other public reviews. Allegations of racist behavior, including the display of Confederate flags, as well as incidents of trespassing, illegal dumping, invasion of privacy, and stalking, present a deeply troubling picture. While specific statistics on these incidents or their resolution are not publicly available, their mention suggests that potential residents should conduct thorough due diligence. This might include visiting the community at different times of day, speaking with current residents if possible, and directly asking management about how such issues are addressed and mitigated. For example, according to the U.S. Census Bureau's 2020 data, the racial composition of Cheektowaga is approximately 84.7% White, 8.1% Black or African American, 3.4% Asian, and 2.5% two or more races. Hispanic or Latino residents constitute 5.6% of the population. These demographics underscore the importance of fostering an inclusive and respectful environment.
The varied feedback on lot pricing also suggests that value perception can differ, making direct inquiry about all costs essential. In conclusion, while Parkside Village offers the tangible benefits of location and, for some, a peaceful community, its suitability for all locals will depend heavily on whether the management effectively addresses and mitigates the serious behavioral concerns raised by other residents, ensuring a safe and welcoming environment for everyone.

Parkside Village Reviews
I have lived here since 2017 and I absolutely love it here. Peaceful, friendly people. Feel very safe here. Quiet neighborhood. I have asked some new neighbors that have recently moved here, how they like it here and each have said the same thing. They love it. 👍💖
May 30, 2024 · Pattie PloweTerrible place to live. Some of the people in this neighborhood are very racist and proudly display the confederate flags for everyone to see. I felt bad for this young African American man who was simply delivering packages and had to deal with racist & ignorant comments. This makes me uncomfortable and not to mention, ashamed!! The lots are expensive and overpriced in my opinion. People who live in the neighborhood are trespassing on other people's property, illegally dumping on property & invading people's right to privacy!! This one man was caught in someone's backyard looking through someone's window at 1:00 in the morning!!! Not to mention, there are men that are following people everywhere they go. It's almost like they are stalking!! I will not be staying here much longer.
Apr 27, 2023 · Karen BassettI went looking for an upgrade from the Mobile Home I'm living in now ,so I inquired at a nice one in this park. But after finding out that they charge $ 578.00 a month lot rent (as of Feb. 2017) They can keep them and seriously, for that price of that INSANE lot rent and mortgage, I'd be better off buying a Condo or a Town House. Who ever owns that park has to be money hungry charging that for lot rent. Anybody looking to buy these overpriced homes and paying this INSANE lot rent has to be crazy. The Homes are way OVERPRICED the lot rent is completely INSANE, no wonder there are so many that are for sale in this park. People can't give them away. They even want out of this overpriced park but can't sell their homes. STAY AWAY FROM THIS PLACE unless you have money to throw away.
