Park Village Mobile Home Park Office Introduce
Welcome to Park Village Mobile Home Park, a long-established manufactured home community situated right in the heart of Layton, Utah. Built through a joint venture by the Dale Corporation, this community has proudly offered affordable housing solutions in Davis County since 1973. It represents a significant option for individuals and families seeking the economic benefits of manufactured home ownership on leased land, all within a convenient, centralized location in one of Utah's fastest-growing cities.
As an all-ages community, Park Village aims to provide a stable residential environment. The ownership's longevity, maintaining control since its founding, speaks to a consistent management philosophy focused on the community's established history. The park is designed to foster a neighborhood feel, often hosting community social events, such as dinners and games, to help residents connect and build relationships. While a mobile home park provides a cost-effective alternative to traditional homeownership, prospective residents are encouraged to carefully research and understand the dynamics of community living, management policies, and the responsibilities associated with lot leases under Utah's Mobile Home Park Residency Act.
The primary appeal of Park Village Mobile Home Park is its exceptional, in-town location in Layton, a highly desirable area of the northern Wasatch Front. This placement grants residents unparalleled access to local amenities and major transportation routes.
- Central Layton Address: The office is conveniently located at 355 Main St, placing it on one of Layton's primary north-south corridors. This location ensures easy navigation and a short commute to shopping and services.
 - Transportation Hub Access: The park is minutes from Interstate 15 (I-15), providing swift access for commuters traveling north toward Ogden or south toward Salt Lake City. Additionally, the proximity to the Layton FrontRunner Commuter Rail Station offers an alternative, stress-free mode of travel across the Wasatch Front.
 - Proximity to Amenities: Residents benefit from being close to major retail centers, including Layton Hills Mall, Layton Village Shopping Center, and countless dining options. Essential services such as grocery stores, banks, and medical facilities are all within a short drive.
 - Community Accessibility: In line with modern requirements, the Park Village office provides key accessibility features, including a Wheelchair Accessible Entrance and a Wheelchair Accessible Parking Lot, ensuring ease of access for all visitors.

The core service provided by Park Village is the lease of land lots to manufactured home owners, offering them a dedicated space to place their home within a managed community structure. Lot rental typically includes a variety of indirect services and community provisions.
- Professional On-Site Management: A key service is the presence of an on-site management team, available to handle day-to-day community operations, enforce park rules, and manage maintenance issues within the common areas.
 - Infrastructure and Utilities: The park provides necessary infrastructure for water, sewer, and electrical connections to the individual home lots.
 - Community Maintenance: Management is responsible for the upkeep of common areas, internal roads, and, crucially for Utah winters, snow removal on main community streets. A well-known rule in the community is the restriction on street parking during winter months to facilitate effective snow removal, which is strictly enforced for the benefit of all residents.
 - Financial Transaction Flexibility: The office accepts multiple forms of payment for rent and fees, including Debit Cards and NFC Mobile Payments, offering convenience for financial transactions.
 - Social Programs: The owner, Dale Corporation, is noted for organizing annual community socials, including dinner and games, as a service aimed at fostering neighborhood cohesion.

Park Village is highlighted by its history, affordability, and commitment to maintaining community standards.
- Long-Term Ownership & Stability: The fact that the original founding company, Dale Corporation, remains the owner since the park’s establishment in 1973 suggests a commitment to the community's long-term vision and stability, a notable trait in a frequently changing housing market.
 - Family-Friendly Environment: The community is designed as an all-ages park, making it an accessible and affordable option for families, young professionals, and retirees alike.
 - Affordable Housing Option: Manufactured home communities generally offer a more cost-effective path to homeownership compared to purchasing a traditional site-built home, providing a valuable option for working families in the Layton area.
 - Strict Enforcement of Rules: While sometimes a point of contention, the strict enforcement of park rules, such as winter street parking restrictions, is viewed by many residents as a positive feature that helps maintain a clean, orderly, and well-managed environment for everyone.

Choosing Park Village Mobile Home Park is about selecting an established, affordable community in a prime Layton location. The affordability of manufactured housing combined with a central Wasatch Front address is the greatest advantage. For those who value strict community standards, the park offers a well-maintained environment where rules—including critical seasonal rules like winter parking restrictions—are consistently enforced to benefit the entire neighborhood.
However, potential residents must enter the process with due diligence, recognizing that community living comes with regulations and that individual experiences can vary widely. It is highly recommended that you:
- Thoroughly Review the Lease Agreement: Understand all terms, conditions, and rules regarding home maintenance, repairs, and evictions, as mandated by the Utah Mobile Home Park Residency Act.
 - Tour the Specific Lot/Home: If purchasing a home, conduct a professional inspection of the structure and the lot connections before finalizing any agreement to ensure all aspects meet your standards and safety requirements.
 - Consult with Management Directly: Discuss community expectations, rules, and procedures, particularly those related to parking and maintenance, to ensure a clear understanding of the lot rental agreement and management style.

For residents who appreciate a clean environment, a managed community, and the financial benefits of manufactured home living near excellent city amenities and regional transportation, Park Village Mobile Home Park offers a valuable, long-standing option in Layton, Utah.

★ 5★ 4★ 3★ 2★ 1Where do I start with this nightmare first off I wouldn’t wish anyone had to live here including my worst enemy. we moved in there in late 2017 and lived there until early 2022 and there was nothing but problems all the way around to start with prior to moving in to unit 130 we were told that one of the bathrooms suffered water damage to the subfloor and we asked to have the wood replaced as it was structurally compromised and when we moved in we were told it was taken care of the first lie then in then in the winter months of 2019 our furnace had gone out when it was removed to be replaced we noticed black mold had built up within the space we called Julia Barlow the manager to have the wood replaced as black mold fumes would travel through the ventilation system putting residents at risk for severe health problems and that never happened throughout the house the floor had significant weakness that eventually turned into multiple repairs done to the subfloor in the 2 bedrooms on the east side of the property now moving to the backyard of the property there is a giant cement slab covering what we first thought might have been a fire pit until we realized what fire would do if it was actually placed near it as it is a sewage collection tank that makes the property smell of fecal matter that at times traveled through the pipes connected to the home for the water supply leaving an unpleasant smell mainly within the west bathroom and along with smell came the taste as well and if the problems with the property itself aren’t horrendous enough the neighbors on both sides were nothing less than unpleasant with filthy thief’s on the south side and a genuine rule breaker on the north side that Julia is aware of the overall experience with the management Is like playing a game of roulette because while you might have a good place to live and are lucky enough to be a favorite of Julia’s the moment you piss her off she will find the pettiest most minuscule reasons that are often greatly exaggerated to take your deposit and evict you I have attached a few photos to back up my statement that I feel genuinely embarrassed to post but I refuse to let any current tenants occupying this unit fall victim to her selfish acts I hope this brings awareness and extreme caution in these terrible times in the housing market and that you can see the manager for who she can really be
July 16 · Keston BlissI’ve lived here for over 4 years and absolutely love it. I see a lot of people complaining that they didn’t get a warning when their cars were towed but there’s literally signs everywhere telling you no street parking from November until I believe May? So that was your warning. Julia and the office ladies are great to work with and are always so friendly. I hope to live here for a long time. I love the neighborhood, I love my neighbors and I appreciate how strict the office is because that ensures there’s no BS going on and that the Park stays clean. Keep doing a great job guys, we appreciate you 🙂
February 16 · GroobKI’ve been living here for 7 years and never had any issues with anyone nor the office. As long as you mind your business and follow simple rules and be courteous with your neighbors you will live very comfortably here.
January 11 · Stephanie TorresNeighborhood is safe & friendly. One of few places where kids still ride bikes & play outside. In winter months they will tow cars parked on the street without so much as a warning knock on the door, which is a bit excessive but I suppose also effective.Management can be a bit pedantic at times but are not unreasonable 😂
January 25 · Alexander Huso (Ffatty)I absolutely adore living in Park Village. Julia is a wonderful manager with so much goodness and love in her heart. She has helped my family through all of our ups and downs and I know that there is no way I could ever thank her for all she has done. Any problems I have ever had with my home have always been taken care of as quickly and efficiently as possible and I have full faith and trust in the maintenance crew whenever they are in my home. Thank you so much Park Village for giving me a wonderful home and amazing memories to go with it!
