Our aim is to provide local residents with comprehensive information, helping them determine if this community aligns with their housing needs and lifestyle preferences. We will cover its strategic location, available services, key features, and how to get in touch with the management.
Manufactured home communities often present an attractive option for those seeking a more accessible entry into homeownership or a flexible living arrangement compared to traditional housing. Park View Manufactured Home Community, situated in a growing suburb of Des Moines, offers a unique environment. By examining its characteristics and taking into account resident feedback, individuals and families in Iowa can make a more informed decision about their housing future.
Park View Manufactured Home Community is a residential community located in Grimes, Iowa. In such communities, residents typically own their manufactured homes and lease the land (lot) from the park management. This arrangement can offer a more affordable route to homeownership compared to purchasing a traditional stick-built house. Manufactured homes are constructed in factories to federal HUD standards, providing modern, comfortable living spaces.
The community is designed to provide a convenient living environment for its residents, with a management staff that handles day-to-day responsibilities. It is marketed as being in a top-rated school district and aims to offer contemporary amenities. Park View is part of the RHP Properties portfolio, a larger operator with communities nationwide, suggesting a standardized approach to management and community offerings.
However, it is important to acknowledge that reviews present a mixed picture. While one long-term resident describes it as a "great, quiet community" and praises the assistance received from staff (Debbie) during a home purchase, another review raises significant concerns about inconsistent rule enforcement, frequent rent increases, lack of snow removal, ineffective speed bumps, and a playground described as being in poor condition with "graffiti, garbage, and rotten wood chips." These contrasting views highlight the importance of direct investigation by prospective residents.
Park View Manufactured Home Community is located at 1900 SE 28th St, Grimes, IA 50111, USA. This address places the community in Grimes, a growing suburb just 14-20 miles northwest of Des Moines. Grimes itself is recognized for its small-town feeling, developing amenities, and proximity to the larger metropolitan area.
The community's location offers residents convenient access to various essential services and recreational opportunities. Nearby shopping options include major retailers like Walmart, Target, and Menards, as well as local restaurants such as Food Depot Bar and Grill and Hacienda Vieja. Grimes provides a range of local attractions, including the Grimes Community Complex, Grimes Sports Complex, and various parks. For those seeking broader entertainment, attractions like Blank Park Zoo, Pappajohn Sculpture Park, and Adventureland Park are within a reasonable driving distance in the greater Des Moines area.
In terms of accessibility, Grimes is generally considered a car-dependent area. However, local transportation is available through DART (Des Moines Area Regional Transit Authority). DART offers "On Call" services in Grimes, providing reservation-based shuttle rides within Grimes and connections to other areas like Johnston, Clive, Urbandale, and West Des Moines (North). This service can be particularly useful for those who prefer not to drive for all errands or wish to connect to DART's broader bus network. The community is also noted for being located within a top-rated school district, which can be a significant draw for families.
Manufactured home communities typically provide a set of core services related to lot leasing and community infrastructure. Based on general practice and information available for Park View, residents can expect the following:
Lot Rentals: The primary service is the provision of individual lots for lease, where residents can place their manufactured homes. This involves a monthly lot rent fee.
Utility Hook-ups: Essential utility connections for water, sewer, and electricity are typically available at each lot. Residents are usually responsible for setting up their individual accounts with utility providers and covering their usage costs. Information also suggests that waste management services are included in site lease agreements for manufactured home communities in Iowa.
Community Management: An experienced and professional management staff is in place to handle daily responsibilities, enforce community rules, and address resident inquiries. While one review praises management responsiveness, another expresses concerns about inconsistent rule enforcement and difficulties with new owners.
Common Area Amenities: The community offers amenities such as a playground, basketball court, and clubhouse. These common areas are typically maintained by the park management for resident use. However, one review indicates that the playground is currently in poor condition.
Pet-Friendly Environment: Park View is described as a pet-friendly community, allowing residents to bring their "furry family members." However, one review specifically mentions concerns about inconsistent enforcement of pet rules, particularly regarding dog breeds and service animal requirements.
It is important for prospective residents to discuss and clarify all aspects of services and rules directly with the management to ensure a clear understanding of expectations.
Park View Manufactured Home Community offers several features and highlights, alongside important considerations based on resident feedback:
Community Amenities: The presence of a playground, basketball court, and clubhouse provides recreational options for residents, particularly families. A clubhouse can be used for community events or rented for private gatherings, as mentioned in one positive review.
Pet-Friendly Policy: Being a pet-friendly community is a significant advantage for pet owners seeking housing in Grimes, allowing them to live with their beloved animals.
Grimes Location in Top-Rated School District: Situated in Grimes, the community benefits from the city's growth and is within a school district that is described as "top-rated." This can be a major draw for families with children.
Proximity to Des Moines Metro: Being just 14-20 miles from Des Moines offers residents the benefits of suburban living with easy access to major employment centers, diverse shopping, dining, and cultural attractions of the state capital.
Professional Management (Mixed Reviews): While there are concerns about consistency and changes in ownership, one positive review specifically highlights excellent assistance from a staff member (Debbie) during a home purchase process, indicating some level of helpfulness and professionalism.
However, it is crucial to acknowledge the significant concerns raised by a resident, including: frequent rent increases ("$30 every 6 months"), perceived inconsistent rule enforcement (e.g., regarding pet sizes and service animals), non-existent snow removal, ineffective speed bumps, and the poor condition of the playground with "graffiti, garbage, and rotten wood chips." The sentiment that "every time the park changes hands the new owners are worst than the last" also points to potential instability in management and property standards. These points warrant careful investigation by potential residents.

Park View Manufactured Home Community Reviews
Do you like it when people pick and choose who has to fallow the rules and who does not have to fallow the rules? If so then this is the place for you. Some families are allowed to have a 20 lb dog and others are not. If they are service animals they need to be harnessed at all times. But I do not believe they are service animals. Lot rent rises 30 dollars every 6 months. Snow removal is none existent. speed bumps do nothing to slow traffic down so its just more wear and tear on my car for no reason. Every time the park changes hands the new owners are worst than the last. Play ground is full of graffiti, garbage, and rotten wood chips. The only good thing about this place is the cats running around. have not seen a single mouse. but don't worry the new owners are trying to get rid of them so the mice can move in.
Dec 22, 2023 · Tree WillI lived here for 13 years and it is a great, quiet community. We have also rented the space at office several times. It is great for birthday parties etc.. When we decided to buy a house Debbie helped with the entire process. She was exceptional to work with. Highly recommend this park to anyone.
Aug 20, 2020 · jon williamsVery quiet community. Lot of nosy people out which is good for the community watching out for one another. They could do a little fixing of the roads where the speed bumps are think if you go over you're going to cut a tire but overall very beautiful place friendly people especially when home here really friendly people person
Apr 30, 2023 · Charles HawkinsThe park is absolutely beautiful! We have family living in the park (20 yrs) and have NEVER had a bad experience. What a great place to live (according to family) and visit. The park always looks great, clean, well kept, safe and, good sized lots. Thank you for a great, safe place for our family.
Aug 22, 2021 · david jonesContinues to raise the lot rent. There is not improvements to the streets or how the snow is removed. You do your own yard work including mowing.Nice homes, not worth the lot rent raisings.
