Palm Ridge 55+ Manufactured Home Community

1806 Timber Ridge Cir, Leesburg, FL 34748, USA

3.0
Rent keeps increasing twice a year, but management has stopped activites multiple times until there are none. Uncaring and unhelpful management, always sowing devision. Bought here in 2022 and would have sold and moved elsewhere after the first year, but so many homes for sale here now but no one wants to buy here because of the state of affairs here. Many of us used to work tirelessly to put on activites and dinners only to have management interfere on behalf of the same few troublemakers. Also note, activites are not put on by the park but the residents instead. If once in a while they contribute something, never enough provided to cover the food etc. Those shortages were always supplemented by a handful of us who worked to try to keep things going. Rules change often without any input or consideration from the residents. Repairs go undone and clubhouse is more an employee hangout/lunchroom. Sad, because with just a little effort and better management, this could be a nice place to live. And of course, I risk be targeted now for speaking out. But I wish someone had warned me. - Francine Selleck

Florida is a popular destination for retirees and active adults, drawn by the warm climate, abundant recreational opportunities, and a relaxed pace of life. Manufactured home communities, specifically those catering to the 55+ demographic, are designed to maximize these benefits by offering tailored amenities and a social environment. While the promise of such communities is appealing, understanding the day-to-day realities and management aspects is crucial for making an informed choice. We'll delve into the specifics of Palm Ridge, from its geographical advantages in Leesburg to the reported experiences of its residents, providing a local's perspective on what to consider.

Location and Accessibility

Palm Ridge 55+ Manufactured Home Community is conveniently situated at 1806 Timber Ridge Cir, Leesburg, FL 34748, USA. Leesburg is a city located in Lake County, Florida, known for its historic downtown, picturesque lakes, and a generally slower pace of life compared to larger metropolitan areas. This location places Palm Ridge residents within easy reach of numerous local amenities and regional attractions, making it an appealing spot for those looking for both tranquility and convenience.

The park's proximity to major roadways is a significant advantage. Leesburg offers good access to US Highway 441 and State Road 44, which connect to other key areas in Central Florida. While not directly on an Interstate, Leesburg's road network allows for reasonable travel to cities like Orlando (approximately 45 miles southeast) for world-class attractions, shopping, and international airports, and Ocala (northwest) for equestrian activities and natural springs. This connectivity ensures that residents can enjoy the quiet community life while still having access to a wider range of services and entertainment options.

Within Leesburg itself, residents of Palm Ridge will find a variety of shopping centers, grocery stores, dining establishments ranging from casual eateries to more upscale restaurants, and essential healthcare facilities. The area is rich with lakes, including Lake Griffin, which offers opportunities for boating, fishing, and enjoying Florida's natural beauty. Local parks, golf courses, and recreational facilities further enhance the lifestyle in Leesburg. The location aims to provide a balance, offering the charm of a smaller Florida city with the practicality of nearby urban conveniences.

Services Offered

As a 55+ manufactured home community, Palm Ridge typically offers a range of services designed to cater to its adult residents. While the specific execution and quality of these services can be subject to management, common offerings in such communities generally include:

  • Lot Leases: Residents typically own their manufactured home and lease the land it occupies. This lease usually includes access to the community's common areas and amenities.
  • Utility Hookups: Standard utility connections for water, sewer, and electricity are provided at each home site, with residents typically responsible for their individual consumption bills. Public information suggests water and sewer may be included in the lot rent for some residents.
  • Common Area Maintenance: The park management is generally responsible for the upkeep and landscaping of shared spaces, including roads, recreational facilities, and community buildings.
  • On-Site Management: A local management team or representative is typically available to handle inquiries, address concerns, and enforce community rules.
  • Planned Activities (Resident-Driven): While the park may provide facilities, many 55+ communities rely heavily on resident volunteers to organize and run social activities, events, and dinners.
  • Amenities Access: Residents have access to community amenities such as the clubhouse, pool, and other recreational facilities.
  • Security Features: The community indicates it is getting gates for enhanced security, which is a common feature in many managed communities.
  • Pet Accommodations: The park is pet-friendly, typically with certain restrictions (e.g., weight limits).

Features / Highlights

Based on publicly available information and resident feedback, Palm Ridge 55+ Manufactured Home Community has several features that might be considered highlights, alongside some notable concerns raised by residents:

  • 55+ Age Restriction: The community is specifically designed for individuals aged 55 and older, fostering an environment with shared interests and a quieter atmosphere.
  • Amenities Package: Palm Ridge offers a range of amenities typical of a 55+ community, including a clubhouse, swimming pool, spa/hot tub, billiards, and shuffleboard courts. It also features a pet run and RV/boat storage, which are valuable for many Florida residents.
  • Gated Community (Upcoming): The park is in the process of becoming a gated community, which can enhance security and provide residents with greater peace of mind.
  • Proximity to Leesburg Conveniences: Its location in Leesburg provides easy access to local shopping, dining, and healthcare services. It's also relatively close to Lake Griffin for water enthusiasts.

However, it is equally important to present a balanced view, acknowledging significant concerns voiced by current and past residents:

  • Frequent Rent Increases: A major concern highlighted by residents is the rapid and frequent increase in lot rent, with some reporting it doubling in six years due to annual increases and "pass on taxes." This can significantly impact the long-term affordability and financial planning for residents.
  • Management Issues: Residents have expressed significant dissatisfaction with the park's management, describing them as "uncaring and unhelpful," "always sowing division," and even "rude," with instances of making jokes about evicting elderly residents.
  • Disruption of Activities: There are reports that management has "stopped activities multiple times," creating frustration, particularly since many activities are resident-organized and funded, with perceived insufficient contributions from the park.
  • Infrastructure Concerns: Residents have noted issues with the park's infrastructure, specifically frequent and unannounced water shut-offs for hours at a time, impacting daily life. There's also a perception that only areas near the sales office are well-maintained.
  • Difficulty Selling Homes: A direct consequence of the issues mentioned is that many homes are reportedly for sale, but potential buyers are deterred by the "state of affairs" within the community, making it difficult for current residents to sell and move.
  • Lack of Resident Input and Rule Changes: Complaints mention that rules change often "without any input or consideration from the residents," leading to frustration and a feeling of being targeted for speaking out.
