Osprey Bay 55+ Community Introduce
Are you considering a move to sunny Southwest Florida and looking for a vibrant, active 55+ community that offers modern living? Osprey Bay 55+ Community in Fort Myers, FL, presents a compelling new option for those seeking a resort-style lifestyle in a beautiful coastal setting. This community is designed to provide residents with contemporary manufactured homes and a wealth of amenities, fostering an engaging and fulfilling retirement experience.
Osprey Bay stands out as a "brand new, vibrant 55+ community" by the beach, offering charming cottage homes and best-in-class amenities. While the model of owning a manufactured home on leased land is a point of consideration for some, the value proposition of a newly developed, amenity-rich community in a prime Fort Myers location is undeniable for many active adults looking to embrace the Florida lifestyle.
Osprey Bay 55+ Community is a recently developed and vibrant manufactured home community exclusively for individuals aged 55 and older, located in Fort Myers, Florida. It aims to revolutionize the manufactured home model by offering "sophisticated cottage homes" with modern designs and high-quality finishes, providing a "fresh take on manufactured homes." The community is built with an emphasis on resort-style amenities and active programming, ensuring residents have ample opportunities for recreation, socialization, and relaxation.
Unlike some traditional mobile home parks, Osprey Bay focuses on newly constructed, designer-appointed homes built by leading manufacturers to high standards (including Wind Zone 3 for durability). While residents own their home, they lease the land, which entails a monthly land lease fee. This structure allows for lower initial purchase prices for homes compared to traditional stick-built homes in the area, making a desirable Fort Myers address more accessible for retirees and active adults. The community is managed by Cobblestone Communities, known for owning and operating high-quality lifestyle manufactured housing communities.
Osprey Bay 55+ Community is ideally situated at 16711 McGregor Blvd, Fort Myers, FL 33908, USA. This highly desirable location in Fort Myers, known as the "City of Palms," offers incredible access to the very best of Southwest Florida. McGregor Boulevard is a prominent scenic route lined with royal palm trees, connecting residents to key areas of the city with ease.
The community is strategically located "just 1.7 miles from pristine beaches," including popular spots like Bunche Beach, Fort Myers Beach, and the renowned Sanibel Island, providing effortless access to the Gulf of Mexico for beach days, watersports, and stunning sunsets. Furthermore, residents are "perched nearby restaurants, retail, and water activities." Within a short drive, a wide variety of local restaurants, bars, retail shops, and grocery stores (such as Publix and Super Target) are readily available.
Cultural attractions like the Edison and Ford Winter Estates, Barbara B. Mann Performing Arts Hall, and the vibrant Fort Myers River District are also easily accessible. For healthcare needs, HealthPark Medical Center is less than five miles away. The convenience extends to transportation, with Southwest Florida International Airport (RSW) a manageable drive for both personal travel and welcoming visitors.

While the community offers many attractive features, it is important to address a perspective shared in one review regarding the financial model. The reviewer questions the value of purchasing a manufactured home (priced in the mid-$100,000s to mid-$200,000s) on leased land with a monthly land lease fee (noted as $1,600/month by the reviewer, though official rates should be confirmed with the sales office), suggesting alternative housing options in other states might offer full land ownership for a similar total cost. This perspective highlights that while the community is "beautiful" and "nice," potential buyers should carefully evaluate their financial situation and long-term housing goals against the land lease model prevalent in many Florida manufactured home communities.

Osprey Bay 55+ Community Reviews
I toured here and absolutely love it! Everyone was so helpful and friendly! All of the home designs were really unique and full of so many possibilities to make it your own! Lisa is my sales rep and has been so informative and wonderful to work with.
Mar 23, 2025 · Nancy J. KerrI give this place a 3 because, and only because, it's a nice park. But I just want to remind people of something. If you can afford it go ahead. But you have to stop and think especially for, "Snow Birds."I live in Sarasota Florida. I'm from Louisiana. Not the greatest state by far. But one thing I'm certain of, and this goes for other states, why spend $150,000 dollars on a place you own but still pay rent. 1,600 dollars a month. And let me remind you you have to make 3 times that amount to even be eligible. When you can go to Tennessee, Georgia, Alabama, wherever! Buy a piece of land, say a quarter of an acre, and buy straight from the dealership that same "Manufactured Home," it's a trailer people, for $50,000 and own the land and the trailer and not pay rent on your own home.If your answer is a pool then take 4 months of patience and buy you one with the money you'd spend on rent. But hey, I get it. People have their own thing. But live in a trailer in Florida or a mini mansion somewhere else with money still left over. But overall the place is nice but not for the price. I wasn't knocking the place but wether 1600 or 900, or 139,000 or 150,000, it's crazy to buy a home you own and pay rent. When you you take that, let's just say roughly I don't have a calculator, extra 80,000 to 100,000 and tack another what 10,000 dollars a year you pay and buy a pool and a shuffle board court. Like I said it's a nice place and if you have the money to do so then Osprey is a beautiful place to do it. But Florida is one of the biggest retirement scams ever!. I'm sure you'll have plenty of business and it's nothing against your company. In fact your company is great. I'm an honest person. Cobblestone owns it. It's just insane to buy something on land you don't own. Paying land tax is one thing. But beaches, get an RV or a van. And find a Cobblestone place with RV hook ups that might save you some money if you don't stay annually. So again, I'm not attacking your business. Everyone has their own thing. It's just wild from the outside looking in. And you all did the best job ever bringing that place back to life. You made it a 1000 times better than what it was. God bless.
