Let's delve into what has been shared about Open Valley RV Park.
Location and Accessibility
Open Valley RV Park is situated at 12400 Cleburne Hwy, Cresson, TX 76035, USA. Cresson is a community positioned southwest of Fort Worth, offering residents and visitors a more rural atmosphere while maintaining relatively accessible routes to larger metropolitan areas. Its location along Cleburne Highway (US-377) provides direct access for travelers navigating through this part of Central Texas.
Being in Cresson means the park is outside the immediate hustle and bustle of major cities like Fort Worth, potentially offering a quieter environment. However, it is still within a reasonable commuting distance to services and attractions in nearby towns such as Granbury and Cleburne, and the greater Dallas-Fort Worth metroplex is accessible via major highways. While the provided reviews highlight the park as "quiet," they don't delve into specific local attractions or commute times, suggesting its primary appeal might be its tranquil setting rather than its proximity to urban centers for daily activities. For Texans who value a more subdued environment away from heavy city traffic, but still require access to larger towns for supplies or work, this location offers a specific characteristic. It's important for potential residents to consider their individual needs for amenities and activities when evaluating the park's geographical placement.
Services Offered
RV Sites with Hookups: The park provides spaces for RVs, implicitly offering essential hookups such as electricity, water, and sewer connections, which are standard for an RV park.
Free Laundry: A notable service mentioned by a reviewer is the availability of "free laundry," which is a significant amenity that can reduce living costs for long-term residents and add convenience for short-term visitors.
Clean Sites (Upon Departure): One review indicates that sites are inspected for cleanliness upon departure, implying a standard for maintaining the park's appearance.
Features / Highlights
Quiet Environment: A positive aspect consistently highlighted in the reviews is that the "Park was quite," suggesting a peaceful atmosphere for residents.
Concerns Regarding Billing Practices: A significant highlight, though negative, involves billing. A reviewer stated that the park "charged my bank card without calling or texting me for the next month rent," and also "over charged me fifteen dollars," even when "rent wasn't due for two more days." This points to potential issues with transparent billing and communication.
Issues with Deposit Returns: Another critical concern is the return of deposits. A past resident reported that the park "held up my 100.00 deposit for over 3 month's after we left an they had already seen that our site was clean." They "had to call an text several times before I finally got a check for the deposit," indicating significant delays and effort required for deposit retrieval.
Allegations of Managerial Behavior: Severe concerns are raised regarding the park manager's conduct. Descriptions include "extremely rude, scarily aggressive, loud, and quite immature." The manager is also accused of being a "liar" and a "bully," with a specific mention of "fictitious restraining order" claims. This suggests potentially challenging interpersonal dynamics with management.
Lack of Tree Cover (Implied): While not directly stated, the name "Open Valley" could imply a more open, less treed environment, which might be a consideration for shade during Texas summers.

Conclusion: Why This Place is Suitable for Locals
For Texans considering an RV park in the Central Texas region, Open Valley RV Park in Cresson presents a complex picture that requires careful consideration. While the park is noted for its "quiet" atmosphere, which can be appealing for those seeking a peaceful retreat, other reported aspects of the experience might pose significant challenges for potential residents.
The primary areas of concern, based on the provided customer feedback, revolve around management practices and interpersonal conduct. Issues with unexpected charges, overbilling, and prolonged delays in deposit returns can create significant financial stress and frustration for any resident, but especially for those on fixed incomes or managing tight budgets. These administrative problems directly contradict the desire for a smooth and trustworthy rental experience that Texans typically expect.
Furthermore, the severe allegations regarding the manager's behavior—described as "extremely rude, scarily aggressive, loud, and quite immature," and even a "bully" making "fictitious" claims—point to a potentially hostile and uncomfortable living environment. For Texans, a respectful and helpful management team is often paramount to a positive RV park experience, fostering a sense of community and security. A park where residents feel unsafe or mistreated by management would generally be considered unsuitable.
While the "free laundry" is a definite perk, and the park offers a "quiet" setting, these benefits might be overshadowed by the significant concerns raised about financial practices and management conduct. For Texans evaluating long-term or even short-term stays, it is crucial to prioritize clear communication, fair billing, and a respectful living environment. Given the feedback, potential residents are strongly encouraged to contact the park directly, seek current resident testimonials, and perhaps even visit in person to assess the management and atmosphere before making a commitment. Based on the provided information, many Texans may find that Open Valley RV Park does not meet their expectations for a hassle-free and welcoming RV living experience.

Open Valley RV Park Reviews
Park was quite, free laundry was great. What I didn't like was that they charged my bank card without calling or texting me for the next month rent, which they actually over charged me fifteen dollars an our rent wasn't due for two more days. They also held up my 100.00 deposit for over 3 month's after we left an they had already seen that our site was clean. I had to call an text several times before I finally got a check for the deposit.
Nov 20, 2018 · Sam W.The manager of this location is extremely rude, scarily aggressive, loud, and quite immature. And that's Without mentioning the fact that he is also a liar.A restraining order is firstly, something that has to be 'served' to offending party, explaing to them by the Law they are no longer welcome, but secondly it is also public record... There is NO record of this fictitious restraining order. Because there is never been one place nor one served.Mr lively is simply a bully with nothing more than lies to spew.
