As a mobile home park, One Hundred Oaks primarily offers residential lots for manufactured homes, providing a foundational service for individuals and families seeking an affordable and managed living environment. Based on the typical operational model of mobile home parks, the general services offered would include:
- Residential Lot Leasing: The core service is providing plots of land available for lease, allowing residents to place their own mobile or manufactured homes. This offers an accessible pathway to homeownership for many.
- Community Management: A management team is in place to oversee the daily operations of the park, including managing lease agreements, collecting lot rent, and generally enforcing community guidelines. While recent reviews highlight concerns about current management's communication style, the presence of management is a standard service.
- Basic Utility Hookups: Residents can expect that each leased lot comes with the necessary infrastructure for connecting essential utilities such as water, sewer, and electricity to their homes, ensuring full functionality.
- Maintenance of Common Areas: Management is typically responsible for the upkeep of shared spaces within the community, such as internal roads and general landscaping. The goal is to maintain a presentable and functional living environment.
- Established Neighborhood: The long-standing presence of the park implies an established infrastructure and community layout, which can be a form of service by offering a known and predictable living environment.
- Support for Residents (Managerial Scope): While there are noted challenges with the current manager's approach, the existence of an office and contact numbers suggests a channel for residents to bring forward issues or inquiries, even if the responsiveness is an area of concern according to some feedback.

One Hundred Oaks Reviews
Manager acting like a female even though he dude
May 16, 2025 · Osrs FreindAwful experiences with current manager, Linda. She will yell in your face not giving you an opportunity to talk. Then later using the excuse of “having a bad day”. I’d like to say that’s the only time she’s ever used that excuse but unfortunately, it’s her go to phrase… quite often. I’ve lived here 20+ years and had managers come and go, most of which have been great! But I get the feeling Linda either hates her job or hates people… anyways, would give this place a 4 star if Linda weren’t in charge.
Dec 30, 2021 · Diana CLived there for about 18 years and it's ok. Mostly good neighbors. When I first moved to 100 Oaks, the management would only allow fairly new or homes less than 10 years old to locate there. Seems like now they allow most any mobile home to be placed in the park. The electrical system was totally replaced about 10 years ago and is in great shape, but the water system is old and constantly being shut off for leaks and water main breaks.Security is most of the time good, most neighbors look out for each other, but there's been a few violent crimes in the community.I still own a home there where my stepson lives. The management is great and will work with you on most issues. Facilities are ok, pool is outdated, and needs upgraded, but it's in decent shape, along with a nice playground area near the office and pool. There's a community store in the park that's Handy. Also, the park management works well with the local municipality.Overall, 100 Oaks is a safe community, and mostly family oriented
